Excellent and professional dispute…

Excellent and professional dispute resolution service.

I recently went through a deposit dispute with my landlord, and mydeposits Scotland handled the process professionally, fairly, and transparently from start to finish. The adjudicator carefully reviewed all submitted evidence, provided a clear written decision, and applied fair wear and tear principles correctly.

My landlord later attempted to request a review, which was also assessed properly and rejected where no valid grounds existed.

The process took time, but I appreciate the independence, professionalism, and clear communication throughout. This service genuinely protects tenants and landlords through an evidence-based process.

Highly recommended.

Adjudicators are a joke and on landlord side

Had a dispute with the landlord about getting my deposit back. They claim it wasn't clean enough. Provided pictures of before and after I moved in and there was no notable difference.
The adjudicator was in the landlords favour despite evidence I provided. I dont think they even looked at the pictures of the evidence I provided and then denied me another review. So lost my deposit.

Dont look out for the tenant at all and just pander to the landlords whims. Joke of a service

What a joke of a company

What a joke of a company. They make a judgment that goes against the photographic evidence and statements made by both parties in the dispute, not just one. I don't know where they source their adjudicators from, but they cannot even make sense of the facts presented to them in detail—and that includes facts that both parties are in agreement with. Yet again, the adjudicator will go and make their own facts up out of thin air that literally go against claims from both parties involved in the dispute.

Wthether you are a rental agency or tenant, you have been warned.

Solid

It is what it is, not the most sexy company in the world. That being said, I’ve had no issues at all with all three deposits handled by myDeposits Scotland, and when I completely forgot how to access my account customer service was quick and very helpful over email.

Deposit Changes

I agree with Jim Evans. I have just dealt with Milisa on a Deposit Change of lead tenant request and she was very professional and dealt very quickly with the whole process. Would that other companies dealt with us in the same efficient manner. Thank you Milisa.

Unfair adjudication, disregarded black and white evidence

Myself and my partner spent hour upon hour of our free time by uploading photographic evidence of disgusting conditions we had to endure for our tenancy, however still did not receive our full deposit. This was with dated black and white evidence. We have never been refused our full deposits from any property prior to this and have always been praised on how well cleaned and cared for the properties have been. We left this flat in better condition than when we moved in.

Given we uploaded significant documentation and written text, it is unlikely the adjudicators could even be bothered to read through it, given how short a time it took them to decline a review. If you haven't yet committed your deposit to this company... don't!

Rental Deposit Reclaim

I was directed to Mydepositsscotland by my rental property manager to claim by deposit return. The number I was given by the agent would'nt connect and I emailed as a secondary option. Milisa responded within minutes, offering to check their records and asking some simple security questions to confirm my account. I was subsequently emailed back confirming my account details, being advised on how to claim my deposit, also being offered the option of having the organisation process my claim for me which I chose. This was completed the next day, which Milisa confirmed had been done. The whole experience was a delight, completely due to the professionalism and courtesy shown by Milisa.

If you are a landlord avoid!

If you are a landlord avoid!
Tenant left my property in a disgusting condition which I wouldn't even keep animals in. I sent photos (over 70), quotes, invoices and letters from estate agents of before and after condition of property.
Shocked tenant even asked for the deposit back after the condition of the property and the garden was left in but he did and somehow I was told not enough evidence to support him not receiving it back.

More crooked than a four pence coin

They have no self respect and no respect for tenants.
They kept trying to award the landlord company the full deposit even while I was still living there, while refusing to believe I was still there. They were completely rude and objectionable about it whenever I phoned up about it.
This happened multiple times. In the end, despite written documentation proving the company are a bunch of scammers MDS lazily sided with them anyway because "ugggh. *Sounding bored* Landlords can do what they want. We aren't here to safeguard anything, we only have to ensure the deposit is stored at the start of the tenancy."

Absolutely awful company. The Scottish government should be ashamed for giving so much approval to this crowd.

Completely awful experience

Completely awful experience. Tenants pretty much trashed my property. Paint on windows doors and radiators, mould in window silicone throughout. Massive cleaning bill. Tenant lied.... a lot. Took their word over mine. Expensive cleaning bill. Nowhere to go to properly complain. Incompetent, biased, and awful.

Lack of Response

Having used mydepositsscotland for my 2 Scottish rental properties for several years without any problem, I am now experiencing severe problems contacting them to resolve a very simple tenancy name change which they have done in the past within 24 hrs no problem. This time however, a week after initially requesting the change, there have been NO responses to the original email, any chases, no response from the complaints email address, no one answers the phone. Tried contacting them via Facebook and just got the same auto response. Still no further advanced with my request which is leaving my tenants without their deposit protected through no fault of mine. I am at a loss to know how to get someone there to answer me, short of me driving to their offices to see if there is actually anyone there! I am starting to think there isn't!
