Huge Service charge increase

I bought my Network Home property as I wanted to be able to get on to the property ladder in an affordable way. The massive increase in Rent and service charges this year are crippling me.I have asked for proof that the work done recently on my external stairway to my home is up to British Standard and that the stairway is up to British Standard. The only people benefiting from shared ownership with Network Homes is the management. Network Homes is a disgrace and do not take care of tenants and are only interested in making money. They have no morals.

I recently had some works done in my home which was done over a period of a week, during that time I was fully involved and informed of the different stages of work being done.
I have to say that the works done were fantastic and the staff worked so through and cleaned everywhere.
I am so happy at the standard of works and have to compliment NH and their team for excellent work.

Slow and Unresponsive

Friendly on the phone, but nobody is empowered to get anything fixed anytime soon and don't really care if you're struggling for a long time.

You chase and chase and chase, the central office can see people are free on their system and send them emails, but direct mobiles aren't answered and voicemails go unreturned.

Really disappointing.

Park in your own space = get taken to court

Network homes are letting me go to court for parking in my own spaces!

I have a shared ownership house with Network Homes that has two designated spaces. Network homes didn't understand what was needed to get a permit so asked us for EVERYTHING in relation to the cars, mot certificates, insurance certificates, proof of ownership, driving licences, statement from previous owner to describe the weather on the day of sale and a vial of my blood and motor oil mixed, road tax receipts, annual mileage to name but a few.

While gathered and hunted for every scrap of information nobody asks for anymore (because....Internet?) Network Homes said they would sort any tickets we got - we just needed to send them over by email.

Well we did that. We sent them across and forgot about them because our landlord/shared owner was looking after it.

Now I am being taken to court for nearly £1000 because nothing was done!! I have managed to get through on your helpline once and that resulted in "I can't get through to him - we'll call you back". And now nothing.

Can't wait to tell them they attached my back door wrong and its pulling itself out of the wall! You HAVE to be better.

I have always has communication for any query i have raised. My repairs have always been done when they say and do a very good job. The contractors they use are very good, no issues at all. Overall i have been living in my property for 9 years and would hate to leave NH. I know other HA that are terrible and should be closed.

Lack of management for leaseholders…

Network Homes no longer have leasehold managers who oversee repairs in a timely manner and do not listen to leaseholders when they report damage caused by others which we then have to bear the cost of. the increases in service charges and the addition for repairs which cost each leaseholder over £250.00 is illegal.

If I could give 0 stars I would

If I could give 0 stars I would. 0 stars would be pushing it. Network Homes is absolutely the WORST housing association. My husband and I PURCHASED part of the property and they always send us letters increasing the service charges and rent. They even incorrectly reduced our rent charge at the beginning and now after two years are demanding we pay the difference!
Parking is absolutely horrible. Everyone double parks because there is no space! They don't even care or try to resolve your issues. They just want people's money and if you are first-time buyers you are naive, as we were. But I warn you do NOT buy from them!!

Absolutely horrendous service and…

Absolutely horrendous service and company. Talking to or dealing with them is worse than being in purgatory. They should be ashamed of themselves. Employ too many incompetent individuals. It's like banging your head against the wall. The latter probably has better outcomes.

Absolutely appalling experience.

Absolutely appalling experience.
I was assaulted by a fellow tenant in a completely unprovoked, violent manner. The perpetrator was consequently arrested by the police, and interviewed under caution.
Despite the fact that the flat next door has FIVE spare rooms - there have been no attempts to move the perpetrator. I requested using the kitchen facilities in the neighbouring flat - my (many)emails are not responded to.
I therefore cannot safely access cooking facilities while the perpetrator boldly prances about the kitchen. If I go to enter the kitchen and he is present, I turn and leave. A kitchen environment is too dangerous for a female who has been assaulted by a male who has shown no remorse and was laughing about his abhorrent and illegal behaviour.
I have to buy takeouts and shop bought sandwiches, which is extremely expensive and unfair on me.
I have lived here for many years and made good, strong lifelong friends. Last summer, a woman moved in and wrote an extremely threatening letter to me(which I have many copies of) Network failed to act on this, and tried to apportion blame on me.(This is a common tactic used - having spoken to other residents)
The assault was indirectly/directly linked to the issues with the vile letter writer.
I pay a massive £700 per month to live here, and yet I cannot cook a meal, and don't feel safe. In addition, having been hurt and had my space invaded by an absolute horror, I am extremely vulnerable. I have never been asked by Network how I am?
Luckily, I am being supported by Victim Support, who incidentally, provide excellent emotional assistance and practical support.

Procrastination maintenance but rapidly chase for rent

When comes to collecting rent, Network would rapidly and instantly chase for it, when comes to maintenance is needed, they will takes forever time.

When they do not provide standard services and repairs, they will still charge you for rent, for not provide standard services. Worse Housing Association !!!

Dishonest and absolute shambles

Absolute farce of a company. No duty of care for their tenants. Customer service is helpful enough but complaints not taken seriously and never escalated to the appropriate person. Neighbourhood housing teams/officers lack basic customer service skills and cannot deal with problems such as Anti Social behaviour and noise issues. Spun around in circles and told differing and contradicting pieces of information. All very well logging reports online but someone just marks the report as Closed without actually ever doing anything and never bothers getting directly in touch. Mysteriously filled out an online complaint form which has now disappeared from my account and doesn’t appear in my online reports - neither as an open report or a closed report. But don’t worry I have kept a copy of the reference number as clearly something shady has gone on and someone has deleted my online complaint form to try and keep the issue hidden. Senior Neighbourhood officers take too long to respond and when they do they phone on a private number and never put anything in writing. Dishonest staff that do not care about the health and well-being of the tenants and spout a pack of lies. Nothing award winning about them. Avoid.

Very nice and knowledgeable staff

I desperately need a place, phoned lots of places yesterday. Most of the answers are obsolete. Until I got the phone call back from Rose, Network home. She was so patient and explained the situation thoroughly. She even gives more advice than she should have. Although I'm still in the process of finding a place, I truly thank her for what she did and her passion for this profession.

Absolutely awful

Absolutely awful, awful, awful. Even one star is far too generous for this company. Network Homes are incredibly unprofessional. Their customer service is beyond appalling. I deeply regret buying my flat from them. They are rude, dishonest, unprofessional and incredibly disorganised. Do yourself a favour and stay away from this company. It's incredible how they get away with what they do. Surely this level of horrific service must be illegal.

Shocking and absolutely disgusted!!!

Unfortunately I have to give them one star as it's impossible to give them nothing... like they deserve. One of the largest Housing Association in the UK, based in Wembley, that takes advantage of residents, overcharge residents on service charges, don't respond to emails for up to 3 months, no responses on voice messages or complete call backs. Sends out their nominated contractors out various occations for the same work and charges for all of it multiple times. I'm absolutely disgusted with this company and even some of their partners and contractors! Residents sinking funds designated for major works disappearing into thin air and then after residents collectively set up a tribunal- the money magically appears again? Come on- Totally unexceptable! Unfortunately I've had to deal with them for 4 horrible years and I could see a trend emerging. Top level management never responds to anything of worth and just passes on the hot potato. I don't believe they support their staff and the ones who do eventually have to deal with issues just gets moved around from department to department so they don't have to take ownership or doesn't stay there long. They have failed in their duties to properly maintain their buildings and various legal responsibilities. Then because of their size try and intimidate you with barristers and costs? Totally unexceptable... I would recommend anyone that lives in their properties to request 6 years worth of accounts as they have admitted to overcharging residents. They have to prove all expendeture as per the Leasehold Reform Act 2002. You also have the ability collectively to remove them completely and manage your own block. If you think about moving into one of their properties I'd be very causious!

HARROD COURT 343 Stag Lane, Kingsbury, London, NW9 9AD- EXTRA CARE HOMES

Oh what can I say about this company! (Nothing good I can assure you)
Some of the staff will abuse your loved ones. Some of the staff will steal there belongings. Sometimes your loved ones are not fed. Your loved ones are left in their own faeces for hours. If your loved ones manage to survive all of what is mention plus more and comes out of there, then they are more disabled and confused than when they first went in. Be very careful if you place someone you love in Harrod Court because they will never be the same.

Well after the last review a man phoned…

Well after the last review a man phoned me from Network Homes) (Trustpilot doesn't let me name him I'm afraid). He introduced himself as the responsible manager and said straight away that he had ordered their parking contractor to reinstate permits immediately. I checked and told him that wasn't reflected on our web account. He then promised that all would be well the following day and was anxious to end the call. All was not well and two weeks later we still don't have permits. I've repeatedly spoken to their front desk who keep apologising and assuring me that they are passing my messages to him. I have sent photos of the 50% empty car parks and I've even written to the Company Secretary but she doesn't respond either. It'll have to be legal action and informing the press now.
