Immoral and incompetent
- [ ] Fail to respond, and/or incredibly delayed to respond (weeks, sometimes months).
- [ ] Rarely meet agreed timelines.
- [ ] Constant unprofessional excuses.
- [ ] No suitable cover in place when immediate team is OOO.
- [ ] Rude and aggressive communications.
- [ ] Sexist behaviour (responding to male residents in a very different way / timeframe vs female residents).
- [ ] Breakdown of communication with the freeholder.
- [ ] 0 transparency on where budget has been spent (both in general, and within year end accounts review…legitimate spends should have receipts - if they are not available, it seems they are biding time to forge these non-existent costs).
- [ ] Poor management of vendors.
- [ ] Negligence / health and safety issues (Eg. harmful chemicals used in communal areas with no warning resulting in serious illness, allowing continued leaks, sealing off a fire exit, not providing a fob for resident to enter or leave the car park for months, not changing access codes in good time after a confirmed break in, not disposing of materials that could be a fire/environmental hazard, the list goes on…)
- [ ] Severe delays to lift repairs, extenuating disabled residents suffering.
- [ ] Allowed building to fall into disrepair, affecting residents physical, mental and financial wellbeing
