I bought a house at Fir Tree Court in…

I bought a house at Fir Tree Court in Knottingley 5 years ago.
The build was delayed and then getting the snags fixed took persistent contacting to get sorted.
After living there for 5 years I am now trying to sell the property. It turns out that Nobles solicitor had failed to reply to my own for years, resulting in the property never been registered with the Land Registry and me unable to sell.
After months of me and my solicitor chasing this finally got sorted and I thought my sale could complete. However it then turns out the garages beneath my property have also never been registered with the land registry. These are leased from Nobles even though when I bought the property the sales pitch said they would be mine but contract clauses meant I had to lease two of them to the neighbours. As Nobles have never registered these garages that are attached to my property it again means my sale cannot complete and now risks collapsing.
Don't go with this company they and their solicitors are incapable of following legal procedures/ requirements.

Purchased new home on Knottingley site.

**THE WORST*** They build their roads out of unsuitable materials and do not connect to main drains. They do not reach prior agreements with councils to adopt roads. When they come to apply they use a section 37 (cheaper option) rather than common section 38, regardless both get rejected due to lack of appropriate layout or materials being used. This leaves you paying site fees to a company with ties to….you guessed it NOBLE.

Their staff are rude. Gaslighting and liars. Bodge it and scarper.

COWBOYS. DO NOT BUY.

Incompetence throughout with things missing that were on the floorplan, painting and plastering done by a blind man, exposed nails on internal door frames, giant exposed screws in fencing and gates, they can't even fit a light switch properly. French doors have and never will fit, they "admitted an apprentice measured incorrectly" many visits to align but it needs new doors - GOOD LUCK WITH THAT!! Noble even admitted major issues with the window supplier & fitter, leading them to change supplier however still unwilling to change them.

In regard to the road adoption it is a complicated process as no local authority has an appetite to adopt with their current financial burdens that prevail them and this matter is currently with our legal team and various court dates have been postponed. i do not know if you have expertise in such matters but if not maybe this will enlighten you to the challenges all developers experience.

Noble Homes = Cowboys

If you’re contemplating purchasing a new home from D Noble Homes, think again. Stay well clear from this two bit cowboy outfit and look elsewhere. We’ve had nothing but bother with the house since we moved in, windows leaking in and going mouldy around the frames, bath leaking causing damp and mould to grow under the bath and even gone through to the skits in the bedroom. Aftercare is almost none existent and they’ll fob you off best they can. We’ve been told they’ll only come out within 2 years so it’s now our problem to fix.

Thank you for your comments Mr Wright, you don't mention the actual plot but we assume it may relate to a call from the actual owner last week when we explained that our builders warranty is only for the first 2 years, but the warranty is for 10, and this plot is about to enter its 5th year since purchase. During our 2 year obligations we attended to all snags as requested, we are not obliged to continue thereafter in perpetuity.

Noble Homes Jackson’s Landing

Really happy with our first home through Noble Homes with our little boy, we got to choose our kitchen and bathrooms and they were finished to a high quality! Also pleased with the size of our garden as most new builds are tiny, also want to thank Sally, Sarah, Eddie and the other young man who has been extremely helpful always making sure we have everything we need and always there to help. We are very happy.

Great service from Noble homes

We've been in our new build 1 week. We love it.
From choosing our plot, to picking kitchen colours Noble homes have been great.
Huge thanks to Sarah in the office who has over the weeks relied to my emails promptly and efficiently and to Eddie site manager and his team who have been on hand and have attended to snags quickly and professionally. Nothing but praise from us and our neighbours,who have also have had no issues.

I have recently moved into a Noble…

I have recently moved into a Noble Homes at Jacksons Landing, 4 weeks of living here I am enjoying it. Yes it is a new build and yes there has been some snagging issues which is what I expected but from day 1 of reporting these, site manager Kyle has called me to see if I am in so he is able to send over a tradesman to sort out the issue. The issues I have had a minimal and I do feel awful for reporting them but like Noble said I have paid a lot of money for my property and want the property right. Also I would like to thank Platinum decorators for also agreeing to providing me with some paint so I am able to do little touch ups where walls are a little marked.

Don’t bother wasting your money

Don’t bother wasting your money, Been in our house over 3 years now and still waiting for issues that were raised as soon as we moved in. We’ve had about 7 different customer care guys come round who don’t have a clue what they are actually doing. Been past from pillar to post every time you email to get anything resolved. The owner Chris is very un professional and doesn’t like being confronted with any issues. The only estate to have signs up to say you can’t park commercial vehicles on the estate even your own drive, you know the vehicles that helped you give nobles the money for the house you have bought. But cars are able to park smack bang on a junction and so far on the pavements that no one can get by. They also have broken their own contract by not getting the roads adopted by the council.

As you say we have attended your snags on numerous occasions. You are also fully aware and knew in advance of purchase the legal covenants about parking commercial vehicles on the estate, which you took to ignore, to the annoyance of your neighbours, but you are happy to report, and rightly so, when you see any vehicles parked incorrectly yourself. The management company are available for any parking issues, hence parking enforcement has been activated, we don't manage the estate. in regard to the road adoption that is under a legal matter with the local highway authorities whom decide if they are willing to adopt, not us.

Jacksons Landing Knottingley

Me and my partner got the keys to our first home just before Christmas on the Jacksons landing development. With the time of year that it was we didn’t start moving in till early January - we were really impressed with the build quality and found very few snags which were pretty much dealt with straight away. We recently had a snag inspection done so a professional could highlight any issues, upon inspection some snags were found as there would be with any new build (nothing major) but the rate at which they got dealt with was top class. From the of sending the report over to the builders, site manager Kyle Harrison was instantly onto it and started resolving the issues the same day I sent them through. Kyle made the whole process so easy and kept me up to date throughout whilst I would be at work. He is very good at his job and is a massive credit to Noble, he’s honest, sticks to his word and gets stuff done. Top man

Such a shame that I had to write this after over 5 years living on the Noble Homes estate the owner has decided to instruct a private parking company to dish out £100 fines to any commercial vehicle parked, even on your own driveway. To be clear, he makes sure it's with your TP1 deeds on all his estates but has only enforced on one so far. However if you get a couple of jobsworth neighbours complaining about people earning a living then he may also decide to do the same on other estates.
They are quick to state that we haven't complied with our deeds but laughably don't comply with it either. We still haven't had the roads adopted by the council despite Noble being obliged to do so. This company has no moral compass for people trying to earn a living - avoid.

We are also disappointed that you have to write a negative review about the fact that some residents have knowingly been parking commercial vehicles within the development, and parking incorrectly on the pavements which can cause safety issues with young children or elderly persons on the estate. As you mention, all residents, including yourself, were fully aware of the legal conditions having signed their TP1 prior to completing a purchase, which most developers adopt, and yes the few whom have ignored direct warning notices not to do the same, have instigated the management company having no choice but to instruct parking enforcement. If you had bought a property so as not to have commercial vehicles and parking issues outside your new home, you would be disappointed to see it, and expect it to be resolved accordingly.
For your information the Highway is currently under an elongated adoption process with the local authority, with no cost of this attributed to the residents, and we will endeavour to bring it to a closure, which is our due obligation.

After years of saving and talking about moving from Eggborough back to knottingley we eventually got our forever home and moved beginning of August 2023. We had a stressful move due to delays caused by Land Registry on the property we owned in Eggborough but Noble Homes were very understanding and patient the Property PX Group who we part exchanged our house with were amazing they gave us lots of help and guidance to be honest they helped us more than our solicitor did. Our son has ASD so living in Eggborough was having a detrimental affect on his independence so moving back to Knottingley was important to us. We absolutely love our new house everytime I drive onto the development and see my house at the end of the road I smile to myself not quite believing I would ever own a house as nice as this one. Lilly and Gill and Sarah in the office are lovely and very friendly and helpful. Louis and Andy are amazing nothing is too much trouble and always say hello when walking round site. As you would expect we do have a snagging list but due to being really poorly after moving and being in hospital it's taken us a while to get round to reporting anything that needs looking at but we have eventually made a start. We would definitely recommend Noble Homes

Noble FAULTY homes

Instead...
We could listen to experienced people and solicitors.

The handover of the keys was very rushed.
Once you exchange they don’t care about your issues or concerns.
Very rude, unhelpful and two faced staff.

These houses were built with cheap and low-quality materials.

I have lost count how many defects we have found since we moved in in last summer.
The quality of products is crap.everything keeps breaking:

Doors and windows
Bathroom
Garden
Tiling
Flooring
Plastering
Paint
To name a few...

Absolutely disgusting customer services.

Their tactic is leaving you for long enough that you give up and fix it yourself.
Bully Boy tactics unable to try and find any form of resolution.

I would avoid buying a Noble homes, they cannot be trusted and use sub standard fixtures/fittings for the price they charge for the houses.

Don’t just look at the good reviews.There are many bad reviews on another Trustpilot page.

I have told my family and friends to avoid this developer.

PLEASE STAY AWAY.

DO NOT BUY FROM THESE COWBOYS

Shambolic.
The buying process went as smooth as it could as we bought during lockdown. However the service received afterwards is Dior!
We moved in December 2020. Raised our snagging as told to and we are now August 2023 with issues still outstanding. One issue in particular could have been sorted when we moved in and now because we’re 2 years and 8 month down the line they can’t get the materials and won’t do anything. We were told by the customer care manager we would get a whole new replacement if they couldn’t get what they needed and now we’re not because he didn’t get this agreed in the first place. Why say something without agreement!?

They take your money and don’t care about the service given afterwards, we’ve seen in total about 5 different people to sort the snags and we’re still not sorted. We’ve been so patient and been asked to wait and wait for decisions and then they tell you nothing is going to happen.

Do not buy from these unless you happy to sort their bad workmanship yourself😡

Following the reply. It is not a “goodwill” gesture at all. It is a snagging issue that was raised the day I moved in and also followed up with in an email within the week. Your company cannot get their backsides into gear and this is why it has gone this far. As previously said if the matter had been resolved in the first place then we wouldn’t be in this situation. You have also not attempted on “numerous” occasions to sort this out so don’t make out like you’ve slaved over it. We had someone touch up the tile which came out the same day, and then nothing has been done until I’ve fought my case for this to be sorted. It’s only in the last month you’ve tried to find the materials. Get you story right before you put your replies on!

Jackson’s Landing

We bought our home in March and from start to finish it’s been excellent. From been flexible to us to visit the property during its development stages. Every member of staff from the ladies in the sales office, to every tradesman on site.
Louis & Andy go above and beyond with anything you ask, nothing is every too much trouble. Any issues are fixed straight away. Our property is finished to a high standard , we are more than happy with this property. Everyone on site take pride in all aspects of their work.
everyone is very friendly, you walk out your door and there’s always someone saying hello, we are so glad we chose noble homes and would highly recommend anyone thinking about buying a home from Noble to do so!

Treetops south kirkby

We've just moved into our forever home at treetops noble homes and we are in love with the house! There have been a few hold ups along the way but there usually is with new builds.
Any issues we've had since we've moved in, Eddie the site manager has been really helpful and sorted pretty much straight away, he even helped my husband carry in the sofas as I'm heavily pregnant :)

The estate is lovely and quiet and just a nice place to bring the kids up :)

We're just waiting on the road to be finished now as the grate is still high and catches the car when we get off and on the drive but we've been told this will be sorted soon!

Jackson’s landing

Me and my girlfriend bought our first home at Jackson’s landing.

First off the panning and choices went smoothly, which we both enjoyed doing and was extremely excited to see them.

We also got kept in the loop with the build stages to and the dates which worked out perfectly for us.

As the build progressed I asked if we could see it at and stages and the site managers Louis and Andy went above and beyond to show us and to make it safe for me and my girlfriend to see.

We both understood that this couldn’t be a recurring thing as at the time it was still a building site.

Louis and Andy have helped us make this our home and are more than willing to help us with any snags (which are next to nothing) but they still go out of there way to make the job done correctly.

The kitchen, cloak room, bath room and en-suite have all been installed to perfection as have the doors that swing perfectly, you can tell that all the trades at noble homes take pride in all their work.

All in all the house is perfect and the finish to the build is outstanding as I can see that Louis and Andy both have a keen eye to the building trade.

They both make you feel welcome to the site and always wave every time we see them and always go out of there way to speak to us to see if everything is ok.

If I could I would give them i higher rating.

Purchased a property on Jacksons…

Purchased a property on Jacksons Landing from Noble Homes. From the initial agreement to buy and moving in from January the information and updates received from Nicola (I believe she may have took a new role on) was fantastic, timely and answered many questions for us. As we approached Christmas I was offered the opportunity to review progress on the property for a January handover. Myself and my wife visited and were greeted by Louis Wray (Site Manager) he showed us the property and gave us time to view on our own, he also gave us an open invite to come back should we wish to measure up etc prior to moving in.

Movie in date, received a call the day before from head office to advise what the day would look like etc ad provided all the info I needed. On the day I received a call and access to report any issues that may come as expected with natural movement on a new build property. I was greeted on arrival and impressed with the care shown to the point that I was informed of a hairline crack in the splash back of the cooker ( I would never have noticed this myself nor would anyone else) - That's decent service.

Louis Wray Site Manager welcomed us on our first day, to wish us well, talk about after care and agreed to give us time to get settled however he would frequently pop by over the next few months to check in on how we are getting on but also if anything else is required or any issues experienced.

Like any new build property you will get snagging and we have had a few that have required attention - every single issue when reported was acted upon either same day as urgent (leak on sink) or with an agreed date to touch up some paintwork.

I have read some of the reviews about snagging which could seem alarming, all I can say is my experience is completely different and have had no issues, not only did these get reported via your portal I would also receive a in person update from either Louis or Andy - That's customer service right there.

As a new build and still being put on the Wakefield council for a bin collection I asked Louis for some info to allow me to evidence at the local waste site to allow me to remove some recycling the answer I got from Louis was "I don't want you to spend your time going to the local waste site when you should be getting your house ready, happy to give you the info needed but let me take care of the cardboard you have" - No his Job and not an option he needed to offer but he did.

I have done some work in the rear garden and required Top Soil topping up - Raised on my portal within a couple of hours got a visit from Andy to advise he has received the request and within a day the top soil was topped up, I wanted to get some additional flagstones to increase the patio, Louis got me the company who supplied Nobles and allowed me to arrange and order and get delivered with the nobles delivery - once arrived the site kindly delivered them on a pallet to the property instead of me having to carry to my house.

We are now approaching 3 months in out new home, I cannot fault any of the employees from Nobles or the contractors who have visited the property, even the security guards who oversee the development on an evening are friendly and always ask "Is everything ok"

The overall experience has been excellent, I know a lot of my experience is how Louis as site manager leads his site and team, placing themselves in the customer shoes to ensure the experience runs smoothly.

My interactions are more now with Louis and Andy, whilst they work for Nobles our interactions are not only about the house I have purchased but general discussion on recent holiday's - These 2 genuinely take purchasing a new house to a new level of customer service - thank you.
