Brilliant Landlord - Beautiful Properties

Unkind and unprofessional contractor

I moved into my flat with my partner in 2019. Optic Realm was still finishing to build the other courts and we were told we had a 1-year warranty contract before handing it over to ISHA which is our housing association.

Since day one we had many problems with the heating system and we still do ( as well as the other tenants in the other courts). We were at first told we would not pay any heating by David the site manager then we were suddenly sent a huge bill in 2020. We are still disputing the costs as they seem outrageous compared to most London energy suppliers.

Fast forward to December 2021 all the other tenants in the other blocks are also experiencing the same issue with high hot water/gas bills and Optic realm keeps sending us handmade spreadsheets with figures to justify the high costs. I could make up these spreadsheets if I wanted since they are not based on any meter reading or actual comparisons with other energy suppliers such as neon, British gas to name a few.

All the tenants threatened to go to our Local MP so the CEO of Optic Realm said they said they would send an engineer in December to check meter readings and to see if the system is faulty but we are yet to have such a visit.
This issue remains unresolved to this day.

Personally many things went wrong with the flat, but I'm just listing a few things of main concern:
the heating stopped working after they suddenly replaced the pump in 2020. When we asked to fix it Optic realm refused as our 1-year warranty with them was over, it was literally 1 week after it was over.

It wasn't until a few weeks ago ( 2021) that I found out other tenants in the blocks managed by Optic realm that are next to our own, had an ongoing issue with shower water pressure resulting in drastic changes in temperature ( which I had previously escalated to them in 2020 and Optic realm kept fobbing me off ). I tried to ask for the same plumber that helped us when Optic Realm was still managing our block. To my surprise, they said yes ( they are building another block near us and are trying to keep us happy so we don't complain to the local MP, that's probably why ).

The plumber came fixed the issue with pressure then I asked him to have a look at the pump for the heating. He said these pumps are not very good 'cause they fail if not used often, he's had to replace them in many other flats and they have now bought different ones for the new flats they are building. He checked my radiators he said everything was fine, replaced the pump that wasn't working with an old pump that was at least functioning, and now we have heating after over 1 year.

2 days after the plumber's visit I noticed one of the radiators isn't working and it's the same that wasn't working in 2020 when we were still under contract. When I reported it the first time they said it was fine, but of course, soon after that, the heating pump broke so I never got to test it again till now.

I asked Optic realm if the plumber was over to come and fix it since it was broken since our contract with them was still in place and Olivia from Optic realms said no, I should call my housing association and then went on to say she knows they are rubbish but they don't manage us so call them not Optic realm.
How professional and kind of her !!!!!

There is more, ( in 2020 they miscalculated space in the courtyard and planted trees we did not ask for in our side garden so we ended up losing the garden so we would not be liable for such trees ...sigh ) but I want to cut it short.

Optic Realm is not a professional contractor and doesn't really care about its tenants. They build luxury flats and care only to make a profit from them.
