Orlando Reid have done a great job managing the letting of my flat. Alisha Leid the flat manager has been quick to resolve and issues and has given me sound advice.

I received unsolicited marketing emails and calls from the orlandoreid.co.uk domain despite never giving consent or having any prior contact. I submitted a DSAR to the company address at the time. It was mishandled, ignored, and followed by conflicting explanations about how my data was obtained and who was responsible.

What makes this worse is what happened after I left my review. After a year of complete silence, a director suddenly appeared on Trustpilot and started repeatedly editing their public reply, again and again, trying to deflect responsibility, argue technicalities, and shift blame between London and Manchester. Instead of addressing the substance of the complaint, they seem determined to have the last word and simply cannot let it go.

From a member of the public’s point of view, this is very simple. The spam came from orlandoreid.co.uk, my data was mishandled, and my complaint was mishandled. Internal office structures are not my problem. If multiple businesses are sharing the same domain and email infrastructure, that confusion is entirely of their own making.

This review is a warning. If you value your privacy and expect basic GDPR competence and accountability, think carefully before dealing with this company or associated sister companies which are using the same website and e-mail infrastructure.

I recently sold my flat in Vauxhall through Orlando Reid estate agents.

The whole process was extremely professional, with very quick responses to my emails and excellent communication throughout.

Orlando Reid emailed me about a flat to buy in Stockton-on-Tees TS20 2EJ for £143,000 with a year one return of £17,160. I checked this postcode on line and found the flat advertised as already sold for only £45,000.
Average rents for that area seem to be about £6,000 a year so the projected return of £17,160 seems somewhat exaggerated.
I emailed them for an explanation of why their claims are so high but did not get a reply.
Prospective investors should do a bit of checking first

THE WORST ESTATE AGENT WITH NO TRANSPARENCY ON THEIR COMMUNICATION!

RADI, FREDERICA AND I DIDN'T CATCH THE LETTING MANAGERS NAME BASED IN CLAPHAM.

I ENQUIRED A PROPERTY WITH THEM WHICH I'VE AN OFFER TO AND GOT ACCEPTED. I'VE MADE THE PAYMENTS THEY'VE ASKED ME TO AND SIGNED THE CONTRACTS. AS USUAL ONCE THEY HAVE THE MONEY AND ALL WHAT TBEU REQUIRED THEY ARE THEN VERY SLOW ON RESPONDING BACK TO ANY QUERIES YOU MAY HAVE.
I ASSUMED EVERYTHING WAS IN PLACE AND THAT WE WERE GOOD TO MOVE FOR THE 1ST OF JUNE AS THEY WEREN'T REALLY RESPONDING TO ANYTHING I ASKED THEM.
SO NATURALLY, I PAACKED ALL MY STUFF, CANCELLED ALL UTILITIES, ORDERED ALL FURNITURES I NEED FOR THE NEW FLAT, ORGANISED VAN AND MAN, ORGANISED CLEANERS FOR THE CURRENT FLAT AND GAVE NOTICE TO MY LANDLORD.

SURPRISINGLY THE NIGHT BEFORE WE WERE TO MOVE IN THE NEW FLAT, FREDERICA EMAILED ME TO SAY THAT THE LANDLADY HAS PULLED OUT OF THE CONTRACT AND THAT WAS IT. I ASKED HER HOW CAN SHE PULL OUT OF CONTRACT LAST MINUTD WHEN I'VE ALREADY PAID, SIGNED THE CONTRACT AND MADE NECESSARY ARRANGMENTS AND SHE SAID SHE DIDN'T SIGN THE CONTRACT YET AND DECIDED NOT TO RENT BLHER PROPERTY ANYMORE!!!

IS THIS A JOKE?!! I HAVE A YEAR AND A HALF OLD KID AND PACKED ALL BET STUFF AWAY READY TO MOVE AND NOW WE WERE ABOUT TO GO HOMELESS AND ALL THEY SAID TO US WAS SORRY!!

I ASKED FOR A PROPER EXPLANATION VIA EMAIL WHERE THEIR MANAGER CALLED ME OVER THE PHONE EXPRESSING HIS DISSAPPOINTMENT FROM THE LANDLADY AND EXPLAINEX HOW THEY DONT WANNA DEAL WITH SUCH PEOPLE ANYNMORE. I ASKED FOR THIS STATEMENTVTO BE WRITTEN AND SEND TO ME WHICH HE AGREED OVER THE PHONE BUT NEVER RECEIEVED THE EMAIL FROM THE.

THEY SAID THEY HAVE REMOVED HER PROPERTY FROM THEIR SITE AND ZOOPLA AND RIGHTMOVE ONLY TO FIND OUT 2 DAYS LATER THAT IT IS BEING ADVERTISED AGAIN AND AGENTS DID NOT MAKE ANY EFFORT TO CONTACT US INFORM US DESPITE OF ME CALLING THEM ALL THE TIME ASKING FOR UPDATES.

I ASKED A FRIEND TO EMAIL THEM AND ASK FOR A VIEWING TO SEE IF IT'S REALLY BACK ON THE MARKET.

THE SAME GUY WHO DEALT WITH US RADI EMAILED BACK TO MY FRIEND SAYING THE PROPERTY IS STILL AVAILABLE AND RRQUIRES A TENANT IMMEDIATELY AND IF THEY WANT TO VIEW IT.

UPSET OF COURSE, I CALLED THEM UP TO FIND OUT WHAT IS GOING ON WHERE RADI ANSWERED AND SAIF THAT IT IS NOT AVAILABLE ANYMORE AND THAT IT IS NOT ON THE MARKET. I DISAGREED AND TOLD ASKED WHY HE WAS LYING AND THAT HE HIMSELF REPLIED TO MY FRIEND SAYING IT IS AVAILABLE WHERE HE STARTED STUTTERING AND STARTED GIVING OUT DIFFERENT ANSWERS.
HE SAYS HIS COLLEAGUE MADE A MISTAKE THEN HE SAYS ITA A DIFFERENT PROPERTY THEN HE SAYS HE WILL SPEAK TO SOMEONE ETC...

HE CAN'T GIVE A STRAIGHT ANSWER WHEN I ASKED EXACTLY WHAT IS GOING ON.

ALL IN ALL, WHAT I NEEDED WAS TO UNDERSTAND WHERE THINGS WENT WRONG ON WHY OR HOW LANADLADY PULLED OUT LAST MINUTE MAKING AS SPEND A LOT OF MONEY FOR THIS SUPPOSEDLY MOVE. THE AGENTS FAILING TO PROVIDE ALTERNATIVES AND SOLUTION AND JUST COMPLETELY IGNORED US AFTER FEW DAYS.

IF IT WAS ME WHO PULLED OUT OF CONTRACT WILL DEFINITELY BE A DIFFERENT STORY! I WOULD'VE LOST MY DEPOSIT AND WILL HAVE BAD REPUTATION.

NOW IT'S THE AGENT AND LANDLADY PULLING OUT, NO CONSEQUENCES AT ALL DESPITE OF THE STRESS AND INCONVENIENCED THEY HAVE CAUSE TO THE TENANTS!!

PLEASE IF ANYONE IS READING THIS DO AVOID THIS USELESS IMCOMPETENT ESTATE AGENTS WHO ONLY GIVEA A F*** ABOUT THER COMMISSION AND NOT THEIR CLIENTS NO MATTER OU HAVE KIDS OR NOT OR IF YOU GET STRESSED AND ABOUT TO GO HOMELESS THEY WONT GIVE A SH** AT ALL!!!

I HOPE THAT THIS ESTATE AGENT GETS FINE OR WORST GO OUT OF BUSINESS SOMEDAY!!!!

I wanted to share my experience with you so you do not end up in a situation as I did.
I have rented a property managed by Orlando Reid (company's number - 07176976). The state of property handed over to me is in a very light way to say in horror condition.
To start with that property walls were extremely dirty, with cracks all over, carpet full of stains and so much worn out that probably should have been replaced 2 years ago.
There is a mould in the bathroom, tiles detached from the bathroom wall, kitchen cabinets loose and damaged,
Additionally, even my condition to the offer was not fulfilled. There are no words with which I would describe property condition.

The agency management has responded in a very polite manner, explaining that there is no mould and that they will not do anything about it (although I have provided video and photos showing obvious mould there) which brought me into a situation where I now have to take further to legal experts.

So, if you want to avoid the hustle and legal costs, I would highly suggest avoiding this agency at any cost.

I was happy to share photos of the property state on the handover, by leaving contact details, but the website, unfortunately, does not allow that.
