Dangerous emergency. Agency doesn't care.

I already wrote 2 bad reviews. However, this agency is objectively so bad that it deserves another one. I don't take any pleasure in making a complain and I do it only when I have a valid reason to. Let me tell you what happened this time, and you will decide for yourselves.
Last Saturday (6 days ago), the electric shower in the only bathroom of the flat started leaking. There is a continuos stream of water coming out from the bottom part of the electric panel. If you turn on the shower, the stream becomes a waterfall. We all understand how dangerous and urgent something like this is, right? Not Outlook Properties. Forget the physical agency. Totally useless. We can't contact the landlady either. Their very unefficient policy says to go to their website and open a ticket to report the issue. According to what the website says, they will answer you in a window time that varies according to the level of emergency. Again, we all agreed how urgent the issue is right? They came back to us after 3 days (Monday). The person in charge said she was on annual leave and just came back. Meaning that the emergency level is totally irrelevant to them. If your house is burning down, and the person in charge is on annual leave, just watch the house burning down, because there will be nobody looking after it. We had to wait until Thursday for them to send somebody (5 days). Two guys came, I guess a plumber and a electrician. They said the issue is really urgent and also really dangerous. They told us to switch off the shower completely and don't even go near to it. A bad water leakage inside an electric panel is something that should be taken seriously right? Not for Outlook Properties. The guys reported the situation to the agency the same day, highlighting the urgency and the hazards. The unefficient agency process now lies on the fact that the agency has to pass the report to the landlady, she has to approve it, and maybe only then, they can send the guys back to replace the deathly dangerous shower that at the moment we can't use. Today is Friday, six days have passed. No contact or anything from the agency. We asked them for an update and they simply ignored us. Tomorrow is the weekend. We can't use the shower not to be electrocuted. We had to keep it completely off to avoid electrical fire.
People, please, we all know how stressing housing is in general, and also in particular in London. This agency has a very unefficient system, they don't care about legal and safety standards, they are not able to deal with landlords in a proper and fair way for the tenants. I do understand they care only about money over everything else (including the law and people's safety), but there is a limit and if you are so bad people will go away and you will eventually lose money in the long term. Please, don't put yourselves in terrible situations because of them. There are many many other better agencies everywhere in London. Do not use Outlook Properties EVER, or you will suffer and regret it badly. Tell everybody. I certainly do.

The Bad Old Days

These guys have gone way downhill. When I initially rented from them four years ago they were efficient, effective, and customer-focused. Since then their staff has turned over and they have become amongst the worst of London's estate agents, focused solely on extracting as much money from tenants as they can and showing no interest in maintaining properties, respecting long-term relationships, or anything except lining their own pockets. This company now reminds me of the bad old days when unscrupulous landlords and agents would conspire to sweat crappy properties as desperately as possible. Landlords who care about their assets and who want long-term tenancies should avoid, and prospective tenants should run like the win.

I already wrote a 1 star review about this agency with many detailed examples of why it's the worst agency I had the misfortune of dealing with in 12 years of renting in London. However, bad things keep happening so I need to write another one. I moved into the property they rented me less than 10 days ago. There is a broken light in my bedroom that was already broken before I moved in. The room is big and there is another light, but it's located to the opposite corner of the room and it's not sufficient. The room is very dark. The landlady refuses to fix it even though she has to, by contract and by law. I can't talk to her directly cause the property is managed by Outlook and I always have to go through them. It's a very inefficient system cause the physical agencies do not deal with anything else rather than showing you the properties basically. So you have to contact somebody working in a office that never answers your calls and wait a long time for your emails to be answered. It's frustrating, time consuming, and many pieces of communication get lost in the way. The agency is siding with the landlady and they keep asking me the same things over and over again, even if I keep explaining and giving them the same answers over a d over again. I will NEVER use this agency away. Please, stay away or you will regret deeply.
