The company did not take responsibility for illegally ending my tenancy and casually referred me to their website. Family Mosaic are hiding behind Peabody since their merge. On this website I would need a million pounds to buy a property from them as a private client rather than receive housing compensation as a wronged tenant. I obviously don’t have the money or support now that I have recovered or I would help my self. I also do not have the salary, although I have the potential. Their response seriously distresses me and does not help me look forward to the future. I will never forget how I have been wrongfully treated and disregarded.
2 Lifts Out of service since Thursday 25th June today is the 29th June no correspondence or emails or texts from Peabody alerting all tenants in the block that their is no lift service.
No written apologies forgetting the fact that their was a severe heat weather warning.
I called Peabody on Friday 26th June to be told the contractors would be out within the next 4-6 hours that did not happen, other residents called like myself were not given any information only told it was raised as an emergency.
Today is now Monday 29th June, I got through to Peabody only to be given I'm so sorry this has happened, so I asked is Peabody waiting for a serious emergency to happen how would the emergency service get to someone on time with both lifts out of service.
I was at work and someone called me back and informed me the contractors only submitted the report for the repairs, with no telling us when we will have a lift in service. No apology from Peabody not acceptable.

I am a leaseholder in a one-bedroom flat 70 percent owned by Peabody. As part of a long standing complaint with them concerning damp in my property and in the building generally, I went through Peabody's standard two-level complaint procedure, culminating in a case upheld by the Housing Ombudsman, which settled in my favour, The Final Adjudication demanded that by today Peabody should have complied with both a Compensation and Apology Order. At the time of writing, neither Apology nor Compensation have reached me, meaning that Peabody is in defiance of the deadline issued by an authority recognised by the Government.
On a personal note, Peabody's constant delays in complaint handling and the ensuing avoidance feel demeaning and dispiriting. Leaseholders like myself are treated not as people with legitimate grievances but rather as units of economic production. I await to see what letters to BBC Moneybox, my own MP and Peabody's CEO will produce by way of response.
Absolute rubbish Service I have bought a house since April. This is now close to the beginning of July and they kept extending the movin’ date saying they have problems with the fire vents blah blah blah. They never pick up the phone calls and they just have terrible service like the people are rude they are sometimes like they just don’t gives dang.if You get a house or not. They just do what they think is best and their best is absolutely terrible. Worst company I have ever worked with I give one star but I wish I could give minus 1000 disgusting

Not even worthy of one star. Worst housing association ever especially our neighbourhood housing manager. Contact is poor, rude, unreliable, unexplained charges. You ask a question and they ignore you and when you finally get a response usually through the ombudsman it gives nothing. Dated from last year but ongoing issues for almost 15 years.

Jax please feel free to contact me but there have been several issues, complaints, years worth of using the contact us page where we get no response then they claim they never receive it or that it never happened even when I prove it I then get ignored. Not one member of the team has been helpful or polite. I have tried everything and still get nowhere so I cannot see anything changing.

The worst at communication there is no in house communication everyone seems confused every-time they deal with my query chasing up funds from a downsize scheme raised two complaints with no resolution and no contact! Very bad

Main door to block of flats vandalised meaning any non resident ie emergency services would NOT be able to gain access to the building in the event of an emergency, Axis said they wouldn’t attend for at least 3 days , putting everyone’s lives at risk, after many phone calls and being cut off when making a complaint I called a handy man to help , he repaired super quick , PEABODY YOU SHOULD BE ASHAMED OF YOURSELVES GAMBLING WITH RESIDENT LIVES , JUST SHOWS YOU DONT CARE

A terrible and very frustrating housing association, never replies to emails and is very difficult to contact and get a hold of, when you do finally manage to speak to someone, the staff are untrained and very rude..Takes months to get even the smallest admin related issues dealt with..I would not recommend anyone to join this housing association if you want to keep your sanity! Avoid if you can!

Peabody is okay the company overall is okay the houses I really lovely. I love the way to build their houses. Their customer services also okay I’ll do you have to wait a long time to be answered. I know sometimes they delay on certain things they are quite slow, but overall they are good company. I love their home aesthetic and I will recommend buying a home from them because their homes are really nice. I give it to them all those some things are not so great but their houses are really nice. customer service is okay customer communication is fair because it takes a while to get to somebody sometimes complaints your complaints are dealt with nicely based on my own experience staff the staff that people did okay disrespectful some of them all but overall I’ll give them 8/10

I would like to thank Niall Barber from Homeownership Compliance Team for the outstanding service he provided. My previous experiences with Peabody have been mixed, but Niall has completely changed my perception.
From the start, he was professional, responsive, knowledgeable, and genuinely committed to helping. He kept me informed throughout, took ownership of the leashold extension issues I had, and always followed through on what he said he would do. Nothing seemed too much trouble, and his communication was excellent!
It is rare to come across someone who cares so much about delivering a great customer experience. Niall is a real credit to Peabody, and I cannot thank him enough for his support and dedication!

Keep on top of the management of the housing associations which you buy. By removing all capital from the association of which you take over leave's then with a vastly reduced maintenance and upkeep ability

My contact re mypeady account that generated this feedback was never replied to. I emailed collections about an urgent situation and chased after 10 days, they contacted on day 11, l returned the call but they hung up me after verification. Not sure what to make of it all.

When I called about getting a buildings insurance certificate for my mortgage I was pleasantly surprised that my request was acted on efficiently.
I did have to guess which team might be able to help from the fairly random selection on the website (request a repair) and then try a couple of menu options to find one that worked but once I was through the person I spoke to even took the opportunity to register my details as a leaseholder.
The fact that Peabody evidently had no record of who I was despite having bought the lease directly from them nine months earlier and paying a years service charge in advance is more a reflection of my other less positive experiences but the point is, something worked!

Yet again my ceiling is about to collapse due to another leak from the tenant above this happened to me over a year ago three years before that the stress of it all the cost of it all is beginning to depress me of course they will be sending somebody out but my issue is is the same problem there are not trying to find out where the real issue is because if they did it wouldn't be happening again to me
