The same surveyor came out for two different lenders to survey the same BTL property. In one report he said the property was suitable for lending, and in the other he wrote that it didn't. It's a shame all these freebie mortgage surveying companies are so bad, but then the banks probably pay them peanuts, and you know what that gets you.

Embarrassingly brief survey conducted by Richard Meggitt of the Cardiff branch. Minimal attention paid, completely ignorant of any improvements made to the property since purchase, evidently oblivious to house price rises in the area and, as seems to be a common theme with Pinnacle, undervalued below even the lowest estimate given elsewhere. We are currently assessing our options legally against this company and individual.

Our buyer hired these guys re survey on our house. Very efficient and friendly on the phone arranging appointment and contacted two days before with exact time of arrival as they said they would. The guy who came was very friendly and unobtrusive and did his job well. Also reassuring us there were no major issues highlighted, which I thought was very kind of him.

Was kept up to date by surveyor before and after survey

Survey was carried out at the time given. It was very comprehensive and the surveyor rang me to discuss the report and gave me some good advice.
I would definitely recommend them.

Pinnacle were instructed to perform a valuation of a property I own for a re mortgage. On arriving the valuer told me he was only there to confirm a house existed (really professional and making a joke of the entire industry they work in!) and then when the valuation came back it was £0 due to proximity to high speed rail (the house is close to a proposed maintenance line of HS2 but this would only be used occasionally and limited to 50km/h).

I have appealed the valuation 3 times through the lender and each time they have come back with a different excuses that have been at times factually inaccurate and show they have done little to no research. After the latest evidence was provided proving that many sales have been made since HS2 was announced and at similar prices they have given a value of £90,000 now (around 10% below market value) but included too many caveats for a mortgage lender to use the value.

Appalling lack of knowledge and research and a quick scan down the other reviews here show they have a history of giving low values, presumably so people have to look at other lenders and they may get another valuation fee out of it. I tried speaking to the company directly but as I wasn't there direct client (the mortgage company is) they won't even discuss the basics of the valuation with me. As it stands they are making large amounts of properties unmortgage able due to the proposed HS2 routes some of which are on hold until at least 2024-25.
