Six-month ordeal with poor communication and costly errors
Our experience with Poole Alcock for our property conveyancing was unfortunately disappointing. The process, which should have been straightforward with a cash buyer and no significant chain, dragged on for six months.
Communication was a major issue throughout. Emails often went unanswered and phone conversations frequently left us confused rather than informed. There was an assumption of knowledge on our part that we simply didn't possess, making it difficult to know what questions we should be asking. Updates on progress were rarely provided without prompting from our side.
The departure of our senior conveyancer midway through the process added to the complications. While the staff seemed knowledgeable, we were often left questioning whether we were receiving the best advice, as explanations for delays and issues were vague or not forthcoming.
Perhaps most concerning were the errors made during crucial stages of the process. Our stamp duty was incorrectly calculated, potentially leading to financial implications. More seriously, our mortgage wasn't properly closed by the completion date, resulting in us having to make two mortgage payments and incur a significant penalty fee from our building society. While we now understand this is largely the fault of our mortgage provider, our solicitor did very little to help us through this hump other than to absolve themselves of responsibility.
While we had a friendly contact who attempted to address our concerns, we frequently ended conversations with more questions than answers. The lack of proactive problem-solving and clear communication made an already stressful process even more challenging.
While Poole Alcock may have the necessary legal expertise, their service fell short in crucial areas such as communication, attention to detail and client care. For a process as important and potentially stressful as property conveyancing, we expected a higher level of service and support.
Non-professional service and carelessness for the conveyancing services
We made a property buying and use your company for conveyancing. The conveyancing team has made a very careless mistake for submitting wrong selling price to the HM Land Registry for registration. We requested them to fix it and revise the record for the correct property selling price in HM Land registry. They just change passing this problem to different people to handle and forward or resend the wrong document to us. The problem has still not been fixed after 11 months from our initial request to their conveyancing team for correction.

Throughout I was kept informed of any issues and despite the seller being in a mad rush to get things done quickly, Amelia kept her cool and made sure no stone was unturned before exchange and completion.
If you want to make sure that a life changing event like buying a house is done properly I thoroughly recommend Amelia, her team and Poole Alcock to do the job properly and efficiently.
Hoping for some broad advice before…
Hoping for some broad advice before engaging their services I encountered an an arrogant response from a receptionist who over qualified me before passing me onto a member of the “new business team” who had no interest in engaging with my problem, was not legally qualified and was only interested in telling me that the rates were £350 an hour and I would have to make a deposit of £1500 before I could speak to someone who was legally qualified. I will let you make your own decision on whether or not you are happy to deal with a company who deal with new enquiries for assistance in this manner .

Friendly, helpful service
It was easy to engage Poole Alcock for the purchase and proving credentials/identity was a slick process that could be done online. When I telephoned about the purchase, the calls were answered swiftly and matters were dealt with in a friendly and constructive way. On the rare occasions when I left a message, the team got back to me very quickly. The whole purchasing process took longer than I expected, but that might well be down to the complexity of the conveyancing or to delays incurred by the vendor and their solicitor. I knocked one star off for the delay in completion, but that might be rather harsh. I would use Poole Alcock again in future for their friendly, helpful service
