Time and time again Poplar Harca fail…
Time and time again Poplar Harca fail in addressing repairs. PH always respond with a pathetic letter of excuse to residents, the contents of which seek only to exonerate PH‘s failings. Elmslie Point is 19 storeys high. We have no lifts in operation. This is the 4th day. My neighbour had a severe asthma attack in the stairwell; an ambulance was called and she spent the night in hospital.The result is disruption of peoples‘ lives. The patient in hospital cannot look after her children, her husband cannot work. I meet elderly people climbing up the stairs looking exhausted. Lift engineers stroll along, have a look at lifts, conclude invariably that there is a missing part, stroll off leisurely and them do nothing. Meanwhile residents struggle to negotiate flights of stairs with shopping, pushchairs, prams and small children. Elderly, frail or unwell residents suffer. No deliveries of any sort can take place. An unsigned letter arrives informing us that they are investigating theft and/or vandalism. Pathetic. The only thing PH should investigate is their own apathy, indifference, terrible management. The letter ends by telling us that we should not hesitate to contact Mr R. Brown if we have any queries. No contact details, just a name.

Appalling lack of competence right from upper management down to regional representatives. The epitome of mismanagement mixed with lack of care.
Save yourself a headache, costly tribunal, court round and try to rent/buy elsewhere.
Sue them - Small Claims Court
Use Small Claims Court, it's fast and cheap, you can take them to Court simply filling a form online.
This is an advice I'm giving to all residents and leaseholders, Poplar Harca has an history of extremely poor management. This is the worst housing management company in the country.
They're supposed to carry out repairs within 24-48h, I have been dealing with a leak for over a month now.
They don't carry out essential repairs, at the same time they increased service charges by 20-30% in the last year alone.
Sue them, that is the only way we can change this company.

Poplar Harca Projects is Poplar Harca the Housing Assocation.
Some things no one mentions here. The rent is made up of rent, service charges and for some people heating and hot water. They do not tell you this in the adverts for their properties. You end up paying for all repairs as if you owned the property but you are a tenant. This is their legal responsibility. The service/heating charges are not regulated and they can increase it by any amount. An increase of 20% or higher per year. Do not become a Harca tenant. You can go to court, win and even then they will still not repair anything. Their business model is to ignore all tenants until they are forced to actually pay for anything by multiple court orders. They owe money to shareholders so make the maximum amount of profit for them and the directors themselves. That is why Harca employs the absolute worst kind of people. They *want* the worst kind of people to treat residents terribly without a care.

Poplar Harca are a corrupt Housing Association whose staff spend money on themselves instead of spending it on repairs.
Why would anyone trust a company with such a high, 63%, of unresolved complaints with investments of hundreds of millions of pounds.

Terrible company. Lie about everything. Don't be fooled by the false 5 star reviews. Poplar Harca are known throughout Tower Hamlets as the worst landlord. They are despised. Read the other reviews. Don't use them, you will regret it. Lie to tenants, massive disrepair and if you complain you'll be ignored.

They never responded.
There has already been 2 housing ombudsman cases ruled against them just this last year. Both for reasonable redress.
"Upon our investigation, we found that our agent’s service fell far below what we would expect. "." We found that the delays were unreasonably long and had subsequently caused distress,"
Previously 2015 - 2019 - 7 rulings against them.

Poplar Harca are a PR machine hiding what they really are, a property development company making money for profit. Their own customer satisfaction survey shows:
Only 43% thought they were kept up to date with repairs and 37% thought their contractors did a bad job in repairs.
33% thought that they weren't kept up to date with ASB issues.
63% of people who complained to Harca said it wasn't resolved.

I have always had a square deal with HARCA, sure you get a telephone contact sometimes that ruffs your rug, but are we not all like that at different times, we sure are !
The rent we pay and service charges are competetive, do you want to live in a tip as in other continents, no of course not, I appreciate things have now changed, no personal contact (could be tweaked a little) online/on phone negotiations are the new way, I enjoy my tenancy.

I appealed against a pcn from parkingeye. I provided all the relevant evidence required. Even then then decision was taken against me. Dont understand why these guys are ombudsman when they rule in favour of parking company even I provided clear evidence that I wasn't at fault.

All Lifts not working since yesterday and it's been reported as an emergency also today as well I call 2 times, they said its will be sorted by 5pm this evening but still nothing, I'm a single mum with 10th month son and living in 7 floor,, is IT A Joke???
