Indlu now appear to trade under the names "Portfolio8" and "Pure Investor".
Indlu were responsible for the management of a rental property rented through them between March 2021 and May 2022.
Indlu seem to operate from a number of locations in Greater Manchester and London using a number of different addresses and telephone numbers. Throughout the tenancy, Indlu made multiple errors in relation to its management from the outset and beginning before the lease was agreed. This ranged from small errors such as name and address miskeys throughout correspondence, leading to communication being issued to the wrong parties at the wrong time, to serious errors in relation to the special conditions and clauses contained within the tenancy agreement drawn up by Indlu. For example, the property in question had not been registered with the Valuation Office Agency, meaning that it was impossible for the local authority to provide services to the property or for the tenant to pay Council Tax. The same can be said for other essential utilities such as water supply & postal services despite their tenancy agreement stipulating that the tenant be liable for the cost of these. In addition, it is expected that during the tenancy, tenants raise issues in relation to the property via an online portal. However, this is only for a select type of issue, while others are to be communicated via email or phone. Irrespective of the communication method one chooses, the correspondence is not responded to or addressed professionally, or it is derailed as the "wrong" method was used. If, by a wing and a prayer, you do have your call returned; the blame will be placed on one of their 3rd parties, of which they use many and also struggle to manage internally.
I did everything I could to maintain contact with Indlu in order to help them resolve the issues I had raised with the property, including sending copy correspondence and making calls to businesses involved on their behalf.
Indlu had not been in touch with me since 10 February 2022, so I had no choice but to raise my concerns with The Property Ombudsman. Indlu's response to The Ombudsman was that the blame lay with me for raising "too many issues" and that I was staging some sort of unjustifiable campaign against them - to this day, I still do not understand why I would waste my time doing this.
In July 2022, my complaint was fully upheld and Indlu were found to have breached multiple clauses in TPO Code of Practice for Residential Letting Agents. A substantial compensation payment was awarded to me. Once again, Indlu drew the process out for as long as possible and did not provide payment until the last day prior to their membership being in breach. On 31 August 2022, the fiasco concluded.
I regret the process I was forced to undertake to gain redress for the issues I experienced with this company - when indeed simply keeping in touch, resolving customer concerns, and offering an apology would have been perfectly ample.
