It's been 4 months still no deposit i…

It's been 4 months still no deposit i mean the incompetence is WILD! Then after I had called them daily for months they turn around and are trying to take a huge amount of money from my deposit. I have told them holding my deposit is illegal and what they are doing Is morally wrong but there not organised I have come to know there operation its a mess. Going to out a review out everywhere and spread as far as I can do to watch out!

Awful Company

They will make demands for you to complete documents and sign contracts early however are incredibly slow to follow up on issues within the flat. I want to move out simply due to how incompetent they are. The Landlords are furious with them as well and wish for them to be better .

Dreadful agency

Absolute bunch of incompetent ignorant money grabbers.
They do not care about their renters. A year I’ve been chasing for somebody to come out and check the damp issues within my home. I’m fobbed off almost every time. Twice now they’ve sent out “damp experts” and after the visit no report and no action despite the experts being in my house telling me it’s badly damp and need extractors fitted and a dehumidifier fitted in the loft. There’s evidence of a leak in the roof stains on the chimney Brest wall and ceiling they have not yet sent anyone in a month of me emailing pictures. No reply. No interest. I was even told that it’s the law to have extractors fitted now and still they didn’t act on it. My landlord lives in china they claim not to get answers etc but then in between that they completely ignore every email I send. Terrible agency. I’ve lived in this property almost 2 years have spent so much money on trying to improve it buying stain block paint for multiple room fungicide cleaners for mold that I’ve found on external walls in separate room had to plane back wood above the back door when I moved in so the door would open after a previous tenant must have flooded it. Slug infestation they won’t do anything about. Riddles with damp from below and above. Not receiving any kind of help or even the most basic human decency to just reply. Shocking people that work here.

Agent served the incorrect notice

I entered into a management contract with this company. I even signed a contract. They did do a few positive things with the property they then served a S21 Notice on the tenant, which was the incorrect notice because the tenant did not have an AST. I had asked them to get moving on things that needed doing to the property none of which were done. The excuse was then made that the property was too far for their contractors to get to. In the end I received an email that they could no longer manage the property for me.

Avoid them like the plague. Do not use. I note that I am not the only person that has had a bad experience with this company which now has a new name.

Unreasonable charges

Their letting charged me after the end of the agreement. When I moved my letting service to another letting, they still charged me and didn't follow up the refund. Their staff just argued with me about that I told them not to manage my property and also they didn't tell my tenant to pay the rent to my new letting. Then they disappear and haven't replied or settled the issue for me.

This company now appear to trade under…

Indlu now appear to trade under the names "Portfolio8" and "Pure Investor".

Indlu were responsible for the management of a rental property rented through them between March 2021 and May 2022.

Indlu seem to operate from a number of locations in Greater Manchester and London using a number of different addresses and telephone numbers. Throughout the tenancy, Indlu made multiple errors in relation to its management from the outset and beginning before the lease was agreed. This ranged from small errors such as name and address miskeys throughout correspondence, leading to communication being issued to the wrong parties at the wrong time, to serious errors in relation to the special conditions and clauses contained within the tenancy agreement drawn up by Indlu. For example, the property in question had not been registered with the Valuation Office Agency, meaning that it was impossible for the local authority to provide services to the property or for the tenant to pay Council Tax. The same can be said for other essential utilities such as water supply & postal services despite their tenancy agreement stipulating that the tenant be liable for the cost of these. In addition, it is expected that during the tenancy, tenants raise issues in relation to the property via an online portal. However, this is only for a select type of issue, while others are to be communicated via email or phone. Irrespective of the communication method one chooses, the correspondence is not responded to or addressed professionally, or it is derailed as the "wrong" method was used. If, by a wing and a prayer, you do have your call returned; the blame will be placed on one of their 3rd parties, of which they use many and also struggle to manage internally.

I did everything I could to maintain contact with Indlu in order to help them resolve the issues I had raised with the property, including sending copy correspondence and making calls to businesses involved on their behalf.

Indlu had not been in touch with me since 10 February 2022, so I had no choice but to raise my concerns with The Property Ombudsman. Indlu's response to The Ombudsman was that the blame lay with me for raising "too many issues" and that I was staging some sort of unjustifiable campaign against them - to this day, I still do not understand why I would waste my time doing this.

In July 2022, my complaint was fully upheld and Indlu were found to have breached multiple clauses in TPO Code of Practice for Residential Letting Agents. A substantial compensation payment was awarded to me. Once again, Indlu drew the process out for as long as possible and did not provide payment until the last day prior to their membership being in breach. On 31 August 2022, the fiasco concluded.

I regret the process I was forced to undertake to gain redress for the issues I experienced with this company - when indeed simply keeping in touch, resolving customer concerns, and offering an apology would have been perfectly ample.
