Having been a tenant at southside with multiple property management companies, Steve and his new team have been so helpful and always making sure that they help where needed and bringing a happy secure vibe to Southside. I witnessed not too long ago Steve and one of his team stop a motkrbike theft taking place in the basement carpark

Principle estate management took over the maintenance on Hope Green, Stanford Le Hope at the start of the year. They’ve been charging everyone £25 a month and in the now 4 months they’ve been in charge they’ve failed to actually do a single thing! Grass and bushes have been left uncut, ponds and rivers have been left overflowing with rubbish and debris plus much more! It’s gotten to the point where the community have had to get together and do our own litter picks aswell as getting into the rivers to clean them out ourselves. As well as cutting grass and bushes back. It’s beyond a joke that we are all paying £25 a month to do the work ourselves yet we’ve all been threatened with debt collectors etc if we don’t pay. So what are Principle actually doing with the money that is being paid to them? Under Section 19 of the Landlord and Tenant Act 1985, service charges are only payable to the extent that the costs have been reasonably incurred and that the services or works are provided to a reasonable standard. Currently the condition of the estate falls way below this standard. Furthermore, under Section 11 of the Landlord and Tenant Act 1985, landlords are required to keep the structure and exterior of the property, as well as common parts, in proper repair. The current state of the surroundings show a failure to comply with this also. I’ve sent various emails and photos to Principle and they try to blame the developers for the grass and bushes being uncut etc. If this is the case what is the actual point of paying the maintenance company to not do anything? I have countless photos I could attach to this review about the absolute mess our badly neglected estate has been left in but sadly I am unable to.

Rachel Morton from Principle Estates is simply amazing. The way she looked after me as a tenant made it very difficult for me to even consider moving out. Any issue with the property was always promptly responded to and resolved, even going beyond the actual maintenance requests to make sure the property is in good state and I enjoy the property. Nothing was too much, and I always felt appreciated as a tenant, which is rare to see nowadays.

Numerous problems with our block of just 4 flats reported, and no action. Principle advise "we haven't received all information from the previous agents" why is it so hard to arrange bare minimum building maintenance issues. Would not recommend and unfortunatley we are stuck with these 'managing' agents **update 30/04/26 i emailed the below given address on the 23/04/26 of which i have still had no response or even acknowledgement**

It's been wonderful having the on-site 24/7 Concierge office here to assist in so many ways. Manager Steve has an amazing team of customer-focused concierge staff who go above and beyond to help the residents.

While working at a property at Southside apartments in Birmingham, your concierge manager Steve Till was extremely helpful. He had very good knowledge of the local area and helped me to find the local B&Q as well as pin point directions to the apartment I was working in.

I live in the Silkworks on Foleshill Road, Coventry, managed by Principle Estate Management. I have not lived in the building long, but there are many worrying issues that have meant I do not feel safe living within the building.
There has been considerable issues with homeless people breaking into the building, rough sleeping in the corridors, using drugs and acting threateningly towards me and other residents of the building.
Whilst I admit, some residents are choosing to leave the rear access doors open, I do not understand why the building has fairly weak wooden framed glass doors that do not self close in a building that is repeatedly being accessed by aggressive drug using homeless.
The bin situation has also become dire, homeless people repeatedly root through the bins and chuck rubbish everywhere and recently a man has set up a makeshift shack in the bin area. Why are the bins not in a secure area?
I'm not even going to mention here the state of the interior of the building as I believe that is a secondary issue here.
I have lived in the building six months and the introduction of key fobs briefly meant the building is more secure but now the problems are as worse as ever. I have to call 101 on a weekly basis to report problems. It is unacceptable.
