Very informative and thorough research…

Very informative and thorough research for each deal. Process very smooth with great care team. I went with all the recommended brokers, agents and solicitors and they were all great. Only had one slight hiccup and had to change solicitor to make things easier for the mortgage but even that was dealt with well with minimal effort on my part. They made the buying experience very easy. Will definitely go through them again.

Great first experience with Property Hub

This was our first investment experience with Property Hub and it has been really smooth all along.
As it's also our first buy-to-let investment, having a very extensive guidance all along the process and a wealth of knowledge to tap into was very appreciated and helpful.

Don’t invest via Property Hub Invest!

I had not one, but two property purchases fall through via Property Hub Invest - first in Sheffield and then again in Liverpool (both blamed on funding issues caused by the pandemic). The sales agent, Paul, left the company, so I had poor communication throughout (numerous times I’ve flagged that I’ve been left off of email distribution lists) - I’ve complained multiple times and always been (or felt) fobbed off. I’ve been fully refunded for the Sheffield property but now c.3.5+ years onwards, I’m now being sucked into having to litigate against the developer for the Liverpool apartment to refund my £10k+ deposit…The language around how your deposit is protected isn’t clear or reflective of the realities of the situation - and the support from PH Invest is arms length and impersonal at best.

Rob and Rob (who have a great podcast) seem to have spent years building up a loyal listener base, with the aim of exploiting them as best as they can. Either that or they’re stretching themselves way too thinly - how they’ve moved into creating and running a REIT with all of these ongoing issues is unfathomable. They just don’t care once the sale is made. Steer clear.

We’ll start with the Sheffield development: we share your disappointment with how things unfolded. While the developer had secured funding and construction was well underway, they faced unprecedented challenges with material costs and supply chain issues. When their funding terms expired before completion, they were unable to secure replacement funding. We know this was particularly frustrating given how close the development was to completion, but unfortunately, nobody could have foreseen the change in events and all affected clients, including yourself, received a full refund.

The Liverpool development: as you’re aware, your deposit is protected under warranty. This is currently going through the claims process, and as it involves a significant number of claims, a thorough review is essential, which means it's taking longer than we'd like. We're relying on the expertise of warranty providers, claims handlers, insurance underwriters and solicitors throughout this process, and despite our continued efforts to expedite things for our clients, the timeline remains outside of our control. We want to be clear about the litigation aspect - we've never advised clients that this was necessary to recover their deposit. In the spirit of transparency, we informed all clients that some investors had chosen to pursue litigation, ensuring everyone was aware of this option should they wish to participate. We have also been transparent regarding the refunding of fees.

We take our due diligence very seriously and always structure deals to ensure deposits are protected through warranties - we’ve rejected many deals where protection hasn’t been possible. However, we acknowledge that even with thorough due diligence, property investment carries inherent risks that can sometimes materialise despite everyone's best efforts, which has unfortunately been the case here.

Regarding the communication issues you’ve experienced, we're concerned to hear you feel you were left off distribution lists. We pride ourselves on maintaining clear lines of communication, and this falls short of our standards. If you could provide more details about your specific experience, we would be keen to investigate why this happened and ensure it doesn't occur again.

Starts professional with a portfolio…

Starts professional with a portfolio manager. But If you don’t control your emotions, you’ll probably fall for the higher rate deal that comes later (they get paid % from the developer too). You’ll be told that the fastest to fill a form on the webinar will have priority so even if you had form auto fill on and rushed to fill, you’ll somehow still be late on the list. You’ll probably also be misinformed about what to expect on the form and hence lose out on some seconds finding things! You’ve been warned! If your desired property isn’t available by the time you’re contacted, expect an afternoon call trying to sell you something close but higher priced and on that same day! Clever emotional tactic to get you to buy some overstock at a higher price that they need to offload because you failed to secure something at a lower price earlier that morning. Don’t be an emotional buyer who’s rushed into things. Gutted with this experience. Have benefitted a lot from both Robs but this business model doesn’t appeal to a sensible investor.

As a result of the high level of interest, our team worked hard that morning to negotiate additional investment options. This was then presented to you. We appreciate that the way we work may appear as a marketing tactic however, there is always such a high demand for our launches and there really is no fairer way of working.

There is only one company I would ever…

There is only one company I would ever use to source a property on my behalf and it is Property Hub invest: really clear itemised breakdowns of cost, flexibility to use known professionals who are already well established in your personal network and fantastic communication.

Went through everything in detail and any question asked was ever too much.

The experience was complete in that…

The experience was complete in that your hand is held through the process and they have brokers and solicitors that know what they’re doing.

I would have preferred if there was better communication and updates with the process. There was delays with my project and updates were far and few in between and when I tried to call to speak with someone there’s never anyone to answer the phone which makes such a big investment worrisome.

I would love to give them 5 stars because I’m a big fan of the company but I feel like these are important details to get right. Too often big corporations are starting to hide their contact numbers or hide behind live chats and WhatsApp, with such a big chunk of money on the line Propertyhub shouldn’t be the same.

Excellent Service and Developments

PropertyHub Invest is an excellent way to build your buy to let property portfolio. We have used the team for our latest purchase in Halifax and the process was seamless as a result of the extensive support provided by the PropertyHub care team. Property Hub were great!

We used Property Hub as a great resource to learn more about property investing before purchasing our first BTL through their Property Hub Invest
service. They made the process so straightforward; someone was always on hand to answer any questions, big or small and really justified the fee. We will definitely be using them again.

Thanks to everyone on the PH team, but special thanks to Jawaad who was super responsive, and to Steve who helped educate us further at the start.

My experience..

Purchased a property through Property Hub Invest after being a long time listener of the Property Podcast.

The introduction and the strategy meeting was very good, I was excited.

I decided to move ahead with a deal in Liverpool’s Baltic Triangle, a place tipped for capital growth by Property Hub Invest. This property was purchased off plan, with a 10% deposit, which I was comfortable with.

Unfortunately covid then hit, rocking every market imaginable. This of course wasn’t Property Hub’s fault, however their mortgage broker and their team handled it very badly. Due to the change in circumstances, some people who went through with this development lost their deposit, luckily I managed to get funding but I did have to find an additional £15,000 to put in the deal. Again, I understood this wasn’t Property Hub Invests fault, it was just handled very badly, slow reply times, no returned called etc.

Once the property was ready, there was a very long list of issues, which eventually got sorted one by one.

The developer has since gone bust, therefore not liable for anything that goes wrong in the building.

I’ve had the property tenanted ever since, which is great. The rent has also increased each year since I bought it, which again is great.

The property was advertised as being worth £145k at market value and I purchased for £128k. I’ve literally just got off the phone to a couple local estate agents and they suggest the property is worth £140k now - not great. The agent also said to me that they’ve tried to sell a few properties in this block and due to the high amount of investors in the area, the lenders are struggling to lend on it, that coupled with high interest rates currently, it’s a difficult sale.

I paid £5k for the sourcing of this! I thought the fee was very expensive but due to the trust I felt I had, I was happy to proceed with the hope the capital appreciation would level out the playing field.

Overall, the deal is ok. Would I buy it again if I had all the figures in front of me? No.

Would I use property hub invest again? No.

I felt the projected numbers weren’t accurate and when I needed reassurance and solutions to the various problems that came up, they weren’t there.

I don’t think they are a bad company, it was a very difficult situation but I can’t help but feel let down unfortunately.

I would’ve been better off buying a 2 up, 2 down house, without a sourcing fee.

Proceed with caution.

Now, let's address the elephant in the room: that 1-star review. We understand your frustrations, and we're disappointed your experience hasn’t lived up to your expectations.

Property investment can be a bit like British weather – sometimes sunny, sometimes rainy, and occasionally you get caught in an unexpected storm. In this case, that storm was named COVID-19.

That pandemic threw a spanner in the works for everyone, including our mortgage broker team. Communication could have been better, and for that, we're genuinely sorry.

Now, let's look at some positives (because there's value in balanced feedback). You've had consistent tenants, and the rent's been increasing each year. That's pleasing to hear, and I am sure those increased rental profits are welcome. It’s a great location and I am not surprised rental demand is strong.

Even though the developer went bust, we were still able to navigate you through that tricky situation and although the couple of valuations you’ve had haven’t been as high as you’d hope, you’ve still made money compared with your purchase price.

Property values can be unpredictable, but it's important to remember that property investment is typically a long-term game. Give it time, and the results might surprise you positively.

We're not claiming perfection – no property investment company is. But we are committed to continuous improvement. We've taken your feedback on board and made serious enhancements to our communication and support processes.

Regarding the 1-star review, we're not asking for a complete turnaround. But given the positive aspects you've mentioned – the initial excitement, consistent tenants, rising rent – perhaps you might consider if it truly reflects your overall experience? Just a thought to ponder.

Two properties bought and rented, I'm very happy!

I've just completed on a house and a flat with Property Hub in two different locations/developments. The house completed pretty much to the day of the date that I was originally given. The flat was delayed by a few months, but that wasn't down to Property Hub at all.

For both purchases, the communication, resources, advice and process to purchase has been exceptional. I can't fault it! I've been kept proactively informed throughout, and any time I've had a question or issue they've responded very quickly and effectively.

My properties are fully managed by the letting agents recommended by Property Hub. Within 2 weeks of each completing I've had an offer to rent, with one of them renting out at 10% higher than the guide price!

If you're time poor like I am then I highly recommend using Property Hub... if it wasn't for them I'd still be looking to invest in who knows what!

Do not trust their valuations

Decided to move forward using the companies services to expand my portfolio and to purchase a 2 bed apartment which they were advertising to me.
They had valued the property at £175k.
They even negotiated a better price with the developer offering me the property for £154k. 

This obviously sounds great but was required to pay a consultancy fee for this up front. When the surveyor finally went to value the property they came back telling us it was worth £140k.

I explained I wasn’t comfortable given the circumstances. I was pulling out of the deal and would like a refund on the consultancy fee. Given the above and taking into consideration the size of the difference 35k from their valuation.

They told me the surveyor was wrong and I should find a new one. Explained given the size of the variation i was not comfortable doing this.
They have refused to refund any of the money.

I would be vary wary using their services, and not pay them any money until what they have told you transpires to be true.

Property Hub is fortunate to have a broad view of the market as we’re exposed to hundreds of valuations each year. And while we respect the expertise of surveyors, it’s important to remember that they are human and, on rare occasions, can make errors in their assessments.

In this particular case, it appears that a single surveyor may have undervalued the property, as this valuation did not align with those of other professionals who visited the site and valued the property at the expected price.

When we see this type of discrepancy, it typically suggests an issue with the surveyor's assessment rather than the property itself.

Because of our experience, we’re well-equipped to recognise when a property has been incorrectly valued and assist our clients in challenging such results.

Before you decided to withdraw from the purchase, our Care Team offered several options to help overturn the valuation at no additional cost to you. This included providing comparable valuations that could have been used to appeal the surveyor’s decision and negotiating extra time with the developer to submit a new application.

We also secured an agreement for the developer to cover the costs of this process. We were confident that had you pursued this route, a second survey would have confirmed the property's true value.

We understand your decision to withdraw from the purchase, but we stand by our original assessment and the services we provided.

Unfortunately, given that the discrepancy lies with the surveyor's evaluation and not with our advice or service, we are unable to refund the consultancy fee.

We do hope that you consider our explanation and give us another opportunity to assist you in the future.

positive experience

My experience with Property Hub was largely positive. Their communication was excellent, consistently keeping us informed. The team is well-rounded, with access to solicitors, mortgage brokers, and letting agents, which greatly simplifies the process. Although we encountered a hitch when our solicitor had to be changed due to issues with the Land Registry, the transition was handled smoothly. However, I advise approaching their claim of purchasing well below market value with caution and recommend conducting your own research and due diligence.

Highly recommend Propertyhub and the team

I’ve bought three properties via Propertyhub and the first has just completed. Good support throughout. I’ve been able to ask questions and get quick responses. I raised an issue with them about the property (issues aren’t uncommon with property so I wasn’t worried about this) and they worked quickly to resolve. Highly recommend.
