We contacted the company in relation to historical documents. Their response was prompt, thorough and very helpful. The information was nearly a decade old but they were able to locate it quickly, while ensuring that GDPR matters were considered. In particular, Deborah, who I spoke to directly, was professional, polite but most important of all friendly and engaging.

If your property is managed by Rendall & Rittner, be aware that your experience may be worse than having no concierge or management services at all. Many members of staff appear to be incompetent and unfriendly.
Our parcels have been lost on three separate occasions. Each time, we were told that if there was no email confirming receipt and the parcel was not logged in their system, then it had not been received. However, on all three occasions, the parcels were eventually found after CCTV checks, which makes the whole process feel disorganised and unreliable.
On one occasion, a parcel was incorrectly logged under another resident’s name, and that resident took it. The parcel was then left in the lobby, and according to CCTV footage, a security guard disposed of it. This was extremely concerning and unacceptable. We requested a refund on April 2nd, and as of June 15th, the matter is still unresolved. The company has refused a full refund and has only offered £60, which is the second-hand price I paid. However, the item was worth nearly £200, and although purchased second-hand, it was in brand-new, excellent condition. Sourcing such items in that condition takes significant time and effort, which has been completely disregarded.
Oh, and the general manager told me he is being “very helpful” and that the best he can offer is a £60 Amazon voucher, which he presented as the highest level of service available.
In addition, management even blamed the other resident who initially took the sunglasses and attempted to charge them for the loss, which feels inappropriate and poorly handled.
There are also issues with access to facilities, such as the gym, which is sometimes wrongly stated as closed. On one occasion, entry was refused at around 9pm, despite the gym officially closing at 11pm.
Overall, there have been numerous incidents of poor management. Ironically, life was much smoother in previous residences without any concierge service at all.

Hassan has been our concierge guy for the past 2-3 months now and I would say he is the one of the few ones I get along with which is so warming, even though I leave my building ( Hawker) to get my parcels into the Emperior building I still feel at home!
His smoothness in delivering his service to us is to learn from! He is always in a good mood and always welcoming.
I am very glad to have someone like him with us.

This review is written by a senior member of staff to highlight how long-serving employees have been treated and to provide prospective clients with an insight into the management culture that may not be apparent during a tender process.
Having worked for the company for nearly a decade, I have witnessed significant changes. Rendall & Rittner was once regarded as a market leader and the managing agent of choice within the industry. Sadly, in my view, the acquisition by Odevo marked the beginning of a decline in the culture and values that had made the company successful.
Employees were led to believe that the acquisition would bring positive change and opportunities for growth. However, the reality has been very different. Since the takeover, there have been multiple rounds of redundancies, including at senior levels, many of which continue to this day. Departments have been repeatedly restructured and condensed, leaving Property Managers under immense pressure, resulting in high levels of stress and long-term sickness.
Key functions such as Utilities, Legal, Insurance and HR have effectively been stripped from Rendall & Rittner and rebranded as separate entities. As a result, services that were previously delivered in-house now often come at an additional cost to clients.
These changes are not historical; they are happening now. The company is, in my opinion, in a state of disarray. Regardless of what may be presented during a tender process, the evidence can be seen in the continued restructures, staff departures and declining morale across the business.
Prospective clients should undertake thorough due diligence before appointing the company. It is unfortunate to say that many of the core values and principles that once defined Rendall & Rittner appear to have been lost, and I genuinely worry for the dedicated staff who remain.
It is genuinely disappointing to have to write such a critical review. After nearly a decade with the company, this is not something I ever imagined doing. Some may view these comments as bitterness from a former employee who was ultimately forced out of the business, but unfortunately they reflect my honest experience.
What is most telling is that I continue to hear from current colleagues on an almost daily basis who feel overwhelmed by increasing workloads, unrealistic expectations and a lack of support. Many talented and dedicated individuals are actively looking for opportunities elsewhere because they no longer see a sustainable future within the organisation.
The most frustrating aspect is that much of this feedback is not new. Staff surveys, internal discussions and employee feedback have repeatedly highlighted these concerns. Yet there appears to be little appetite from senior leadership to address the underlying issues. Instead, employees are expected to absorb ever-increasing responsibilities while morale continues to decline.
I take no satisfaction in writing this review. Rendall & Rittner was once a company I was proud to work for and recommend. Sadly, from my perspective, it has lost sight of the people who helped build its reputation, and both employees and clients are now paying the price.

They listened to my concerns, signposted me in the right direction and provided follow up taking ownership for issues at the correct time. They left me feeling confident that they understood their roles, cared about the customer journey and had truly heard my concerns. Rose Guarino managed the off boarding of our account from R&R. The process was explained clearly in the handover procedure provided. The initial documentation (stage 1) was received on time as per the timetable and any questions were dealt with efficiently.
We received the initial transfer of funds without issue.
Unfortunately we had a significant delay with our new agent and the final funds transfer was held up by them, however Rose ensured that funds were held safely until we were able to give suitable instructions.
Final statements were added to our handover pack to conclude the handover.
Rose managed the whole process very efficiently and I felt had everything under control and made us feel we were in safe hands. She made sure that funds were only transferred once the Directors were happy with the bank account set up and once this was provided acted immediately to give instructions to the Treasury Dept. The final transfer was concluded without a hitch.

James has taken the time to assist me when other departments won't or were too slow to respond. As a Credit Controller you wouldn't expect the person in that role to be personable. James from the very first time he had to contact me to date, 8 years of association, have always been personable, very professional, very knowledgeable in his replies and was very precise and accurate in providing the results to my queries. I know a lot of the times what I asked help on weren't even his job. But because no one else would respond, as last resort I reached out to James, he has always readily assisted me and assisted me well. I live in a building managed by r&R and when I had an issue with wall cracks on my flat Bradley and William (managers of the building) never replied to my emails and requests for call and meetings to solve the issue. I had to solve it alone at m own expenses even though it would have been covered by insurance. This is not the appropriate way to manage a building. I appreciate there can be difficulties but at least reply, call or be visible to the people who pay hundeds of pounds a month to your agency!
Ground rent doubled with no meaningful explanation provided.
I repeatedly asked why my ground rent had increased by 100% and what additional value or service was being provided in return. Inflation certainly hasn't doubled, yet despite multiple requests, no one would give a clear answer.
What R&R are very good at is chasing for payment. What they seem far less interested in is responding when customers ask legitimate questions about the charges being demanded.
To make matters worse, I paid my usual £300 ground rent bill in January, as I do every year. Then in May, I was contacted and told they had failed to apply the increase and that I now owed a further £300. It felt as though the figures were being made up as they went along.
Poor communication, a lack of transparency, and little regard for customer concerns. Based on my experience, I would not recommend

We've been waiting over two months for a simple flat alteration consent. Two months. Our renovation is completely stalled, contractors are idle, and we are haemorrhaging money on a deal that should have been straightforward.
Here's what dealing with them entails:
Questions take 1 week or more to get a response, and they are never positive.
Their consents team is a part-time office hidden away in Manchester with no face-to-face access, so you are forced to go through emails and phone calls.
Nobody there has the authority or apparent willingness to make a decision.
We have spent over £5,000 trying to resolve this: application fees, surveyor costs, structural statements, building control sign-off. Still nothing.
This isn't a one-off delay. This is a total nightmare. A managing agent blocking a simple like-for-like renovation in a flat that has stood for 20 years is not just bureaucratic, it's negligent.

Edmund is a brilliant concierge for Horizons Tower. I own one of the penthouses in this block and he always cheers us up every morning and goes above and beyond to help us out.
Please note this is not a positive review of Rendall and Ritner as our building has lots of issues.
Edmund however is a great concierge and also Vincent too.
