I live on a property in CT and It’s…

I live on a property in CT and It’s that time of the year when it starts to get warmer out and lawns aren’t mowed by maintenance like there supposed to be. And people think it’s perfectly acceptable to drive over the 10 mph speed limit signs that are posted in the back they drive 40-50 mph at least but like the speed limit isn’t enforced so people think they can drive as fast as they want. I’d be more then happy to tell you exactly which cars violate the speed limit but maybe have the people who work for you actually do there jobs and watch for it and enforce the speed limit. And dogs without leashes is becoming another problem too.

Management is very unstable…

Management is very difficult to have in your life. Avoid Satellite Bay and all the Tampa Bay area parks operated by RHP. Management is oddly unstable and vindictive. You can't tell what mood she will be in from one moment to the next. Residents complain to me about not feeling safe here (if asked confidentially). Management ignores requests, then issues a write-up for some minor infraction in your yard. She is uncouth and unnecessarily aggressive with residents who are seniors with health issues. She burns through assistant managers quickly, and employees look terrorized by her.

Not even a 1 more like a 0. You have got to be the absolute worst company on this planet! I hope karma hits your company soon. Sneaky, sneaky snakes. I had a 30 minute conversation with the alleged park manager, regarding a very serious illness that someone my age wouldn’t normally have. She assured me everything was okay, and if anything changed to let her know, and keep the lines of communication open. I had called her because due to being hospitalized for so long, I was going to be late (10/31) and I would pay for October and then turn around in two weeks (11/14) and pay Novembers, and of course any late fees associated with that. Is that what happened on her end? Nope.( I paid $1200 on the 31st of October. With a very small balance left for the 14th of November. Got served with some stupid ass papers this past Saturday. Mean, I guess I should have read some of the internet complaints against you guys. I agree with all of them. And, I too, will be posting on any and all social media networks, to let them know EXACTLY what your company does to people. You know that most people that live here ( Winter Haven, FL) are on fixed incomes and have no choice but to stay with your bullshit. I’m gonna make sure I go door to door with ALL the complaints ALL over the world so the new people can see firsthand what a trashy company you really are. I can’t wait to engage with my neighbors as well as the online folks about the things you do to the elderly. I also see you have multiple lawsuits going on right now 😂😂😂😂 Can’t think of a better company that truly deserves it!!! Cheers!

Disability discrimination lawsuit coming to an RHP near you!!

So I lived living there at first definitely one of the nicer communities in town , clean , nice staff, pool. Well they will charge $50 maintenance has to do yard work even if it takes five mins and leave what they call “rule reminders”
May 2024 my approved legit ESA dog with letters from my therapist and psychiatrists unfortunately bit the manager
1: HE WAS ON A LEASH AND I HAD HIS SHOCKER IN MY HAND
2: SHE CAME UP WHILE MY BACK WAS TURNED TO BRING A “rule reminder” about mowing to put on the door. 3: WE DIDNT KNOW THEY WERE COMING BUT HE WAS ON A LEASH WHICH IS REQUIRED BY THEM WHILE OUTSIDE AT ANY TIME EVEN IN YOUR YARD. So we follow the rules.4:my 7 year old now 9 was with us and told me she the manager we’ll call herKantasha close to the actual name just sounded out iykyk😊 anyways I wasn’t in danger, didn’t feel in danger but I was tired after work and acted a little surprised and was normal said hi and all that. Well my dog I guess felt otherwise and he bit her. It was pretty bad, and it was awful, terrible, traumatizing to everyone involved especially her. My husband and I felt terrible and complied with everything.
WE OFFERED TO PAY HER MEDICAL BILLS AND SHE DECLINED
They required us to surrender him to animal control which we did. Kansas has a two bite law and we actually had rights to not surrender right then and there. we stayed up all with him until they came, and we were told by the officer we would be able to take him to our own vet for euthanasia if it was deemed necessary after evaluating him. Then found out the Monday after as it was Saturday the officer was incorrect, and were told they would call us when it was done so we could arrange cremation It turned out that they just pretty much lost his paperwork and his body. So still very upset about everything I had to explain what happens when a dog bites somebody to my three kids. so I had to deal with that breaking news to and that was heart wrenching, while still feeling terrible for the girl who got bit.
A week later we get a paper saying she is suing us from a accident attorney, I answered all their questions that they had never heard from them again. We were given a ticket and had a court date in July for the city/county which we went to, and got found not guilty as the accident occurred in our own yard, and followed protocol by having him on a leash.
So fast-forward another year in July, I get two kittens from my mother-in-law and a letter from my doctor stating that again they’re emotional support animals not pets. Every six months they come and do an inspection and look for damages (if you rent)and check the fire alarms and make a list of what needs to be repaired. some of the things you have to pay for some of the things are just normal wear and tear that they fix it
Well, she tells me that our family “lost pet privileges“ idk what that had to do with my cats because an emotional support animal isn’t pet (she actually was the one who described us the definition when we signed our lease and moved in there back in 2022”
Before I got them I had sent an email with my letter back in June and never got a response assuming all was well.
The following few weeks we received a rule reminder to get rid of them and show proof of rehoming. I then had my psychiatrist write another letter and brought it in. The office was closed at 4pm on a Friday when they should be open until 6 but that’s not uncommon.
It seems like the office is always closed when it’s not supposed to be which is a whole different other situation and annoying .
So I took my letter and took a picture of the letter and took a picture of me placing the letter in the dropbox at the office. I also sent a lengthy apologetic email with a copy of the letter in there so they got it multiple times.
We never hear another word about anything again until October 1, telling us we have to be out October 31. So the month of October brought more notices, and three days prior a notice saying if we’re not out on the 31 they will file suit. Then on the 31 we received two calls from a girl named Marla who explained she’s Kantasha’s “assistant” making sure we know if they don’t have our keys by the end of the night we will be evicted I guess that can be done on a Saturday 🤨🧐🤔Now that last phone call was extremely unnecessary, and unprofessional where the written notices were definitely enough and it was obvious we were moving if you were to go by the house.
This whole situation almost cost my marriage and my whole life because I work from home. It caused extreme distress to our whole family with constant fighting and loss of sleep. I almost had to be hospitalized. There’s a reason I need emotional support. This wasdefinitely in retaliation, for no other reason, then she was mad. I have a long history of mental illness and depression/anxiety

Gotta be better communities to live in..

I live in a property in Connecticut and even though rent is reasonably priced compared to what others pay these days they do not believe in mowing lawns until it looks like you’re walking through a jungle. They leave tree branches sitting in the middle of the fields that it’s pretty clear they have no idea what to do with. And just stand around gossiping instead of doing any work. The problem is they change maintenance guys often and they are yet to find guys who actually know what there doing. I mean maybe the lawn mower finally broke who knows…

You are better off renting then being a…

You are better off renting then being a homeowner, as home owners are treated as second class. The home we purchased was New and up on moving in the water lines was never properly flushed resulting in a faucet being replace. A corner piece was busted and not replaced. Have a roof leak, exterior doors not sealing properly. Champion homes is finally sending someone out. RHP has a lot to learn about managing properties.

Poor, rude management

Melissa and Abby at cloverleaf are two of the most childish rude managers of property that I have ever met I submitted paperwork for my service animal and they serve me with a cease and desist along with chewing out my therapist and psychologist for filling out this paperwork to inform them that I have a service animal and that they legally cannot charge me the pet fee, furthermore they play favorites, and fire maintenance men that actually do their jobs and also over work them furthermore in the state of Minnesota, you have 30 days to fix an issue, whereas they only give you one or two days during a work week when it's a weekend project maybe two they also do not give you any information on how they want you to fix some arbitrary issue that isn't in the lease agreement

Beware!

Beware!! I have lived here in Sherwood Village for 15 years and have never had a problem until recently. The current maintenance guy Lester, is collecting money from residents for poorly done work at the same time he's being paid to be a maintenance man for the park. He does drugs with residents while being paid to work on a daily basis and constantly asks for money. He is scamming Sherwood Village and RHP and they need to know about it. He used a company credit card in January 2023 to purchase flooring, paint, a faucet, toilet seat etc. at Home Depot for a resident. He thought she would like him. She doesn't, so he now stalks her. He also stalks and harasses many other residents, including me. He collects money for the jobs he says he can do and leaves the jobs unfinished. Do not trust him!

RHP-Quail Run Imperial

RHP-Quail Run Imperial, MO 63052 New Mgr. "Cody: from RHP keeps shutting off water with zero notice for HOURS. This ruins our water heaters and elements as well as making the home inhabitable for hours at a time as we cannot flush toilets, etc. They also post the lot #'s of tenants who are in arrears out on the street on a dry erase board for EVERYONE to see, which is most likely NOT LEGAL.

I've never encountered such a childish

I've never encountered such a childish, dramatic, immature manager- of anything in my entire life, as the one working for RHP in Winter Haven FL. Foul mouthed, low class, absolutely ridiculous is her behavior! She threatens residents with eviction if she doesn't personally approve of their guests. She blatantly lied, claiming my guest of 2 days had been there 28! When I asked what the issue was concerning my guest, this grown woman actually said it was because she "thinks my guest wrote her name on a bathroom wall..." Are you joking, are you in high school or are you the well paid, professional employee of RHP responsible for over 230 homes??? I'm selling and moving out, so is my sister. We've been residents for 10 years. Where did they find this woman? She has a small carlot from the looks of it going on her home, with huge dogs that she has to keep muzzled for the safety of everyone. Shes created more drama by talking bad about everyone, privately, in the last 3 months than weve seen over the previous 10 years! Way to lead by example! Her husband has a criminal background, she has small and grown kids living there, her huge suv leaks a quart of oil each night, they stay up partying all hours of the night, by far the rowdiest residents in the park smoking pot and drinking and she has the audacity to try and dictate who i can have visit at my own home??? Absurd. Who does this person think she is? I cannot fathom that RHP is aware of all of these things, surely they would not endorse such white trashy behavior and support a manager who doesn't even bother putting on a bra. I can't imagine this woman being in charge of my dirty laundry. The whites. What a laughing stock this newly acquired RHP Property has turned out to be with this joke of a woman behind the helm. They will have to speak to my attorney in the future. Last time i checked this was the USA . She better enjoy this position, because it's only going to go downhill for her from here.

I live in an RHP property in Mesa…

I live in an RHP property in Mesa Arizona. I have attempted to contact corporate many times either by letter or by phone calls and they have never responded.
RHP has no interest in serious issues that need to be addressed. They advertise as 55 plus, they let kids live in here under the disguise as a caretaker. Background checks are not being done and if they are then they are just being ignored. I have a convicted 35 year old felon living a few homes down. They have dog rules, size and such and we are told if we see big dogs in the park to mind our own business because they are service dogs. But, if we see a neighbor with a few too many weeds we are encourage to tell on them. RHP could care less about the residents, all they want is the big money. Sell sell sell!! Check out how much the owner of RHP makes. Greed!

Totally unprofessional

Tried to buy a mobile home from them. Was approved by park & for financing. Given one excuse after another on why we couldn’t close. Terrible communication. Completely unprofessional. Worst experience I’ve ever had buying a home. Why would anyone want to live there?

I have lived here for 21 yrs

I have lived here for 21 yrs. I have asked and asked to security for this park , there was a 7 year old that got beat up so bad 2 days ago. An ambulance and cops had to be called. I live in West Glen Village in Indianapolis Indiana, we had the first killi g of the year 5 doors down . I don't understand how a company that shows it has assets in the billions can't protect their residents no better , I'm not sure what has happened to our office personal but they have become so RUDE !!!!!!

This company is a joke!!!

This company is a joke!!!! Where we live in a PA properties that don’t even have the pool open for any of the children to swim unless it’s a Saturday or Sunday and even then you have to be 18 to go swim!!! Also kids can’t even play outside without something being said!! This is not a community!! Feels more like living in low income housing! Even when you own your home!!! RHP keeps raising the lot rent and all the amenities we pay for we are not allowed to use!! So sad that the people that live here are fearful to even come outside of their homes!! This place is a joke!!!

This is a review for Nick the caretaker…

This is a review for Nick the caretaker at Brunel Court Barnes I'm very upset to hear he has now left us as he has been a superb caretaker and will be greatly missed by myself and a number of other residents in the blocks I hope this might get him reinstated as he's such a brilliant caretaker and I hope our RHP takes notice to these comments thank you for everything you've done for us Nick you'll be greatly missed but I've got my fingers crossed you'll be reinstated Mark.

I spoke to Maggie on 14th May regarding…

I spoke to Maggie on 14th May regarding a dangerous circumstance we were currently facing, she was excellent with understanding the situation and its implications. She then thoroughly recommended various ways of how the problem can be resolved in the meanwhile and in the long term. Furthermore, she went out of her way to get someone urgently to be sent to out to us to diminish the danger aspect of the issue.

Big Thanks to Maggie in Customer service.

I spoke to Maggie on Friday the 1st of May about a sensitive situation, she was very understanding helpful she listened and took time to indulge the problem. After I had given her all the details of the problem she was very thorough with points on options and pointed me in the right direction to try to resolve the matter legally.

What kind of company sends a resident…

What kind of company sends a resident to the attorneys for eviction over a $12.00 late fee balance costing them hundreds in legal fees when they are out of town dealing with a medical emergency and the office staff is well aware of this? Town and Country Estates in Tucson Arizona with rhp properties does that’s who!.
I have NEVER IN MY LIFE known any company that would do such a thing to one of their residents,it’s down right sick and wrong on every level. ITS OUTRAGEOUS !.
