Exceptional Service and support

I’ve been working with Samuel Estates for over 20 years, and their service has been consistently outstanding throughout that time. In an industry where reliability and professionalism can vary, they have always stood out as truly best in class.

They are a terrible letting agency

They are a terrible letting agency, do not trust reviews. They will be great when they are taking your money but the moment it comes to end of tenancy they will literally find things in your house and keep your entire deposit.

We paid professional cleaning that THEY suggested, and they kept the entire £2500 deposit.

The handler, LUKE PEGG is a horrible person, and he should be demoted or better fired from the job, but it wont happen because this is how SAMUEL ESTATE makes their money, by ripping off the tenants.

We’re sorry to see that you feel this way, however we must correct a number of inaccurate and misleading statements made in your review.

Samuel Estates does not “take” or retain any part of a tenant’s deposit. All deposits are held with a government-approved scheme, and any proposed deductions are made strictly on the landlord’s instructions, based on independent evidence. We do not financially benefit from deposit deductions in any way.

In this case, a detailed check-out inspection was carried out by an independent inventory clerk. The report identified a number of issues, including cleaning, mould, and condition-related items beyond fair wear and tear.

It is important to note that the mould referenced was not reported during the tenancy and was not present at check-in. In line with standard tenancy obligations, issues of this nature are typically associated with insufficient ventilation, failure to adequately heat the property, and not managing condensation (for example, wiping down windows and allowing adequate airflow). These are tenant responsibilities during the tenancy.

It is also incorrect to state that the deposit was £2,500. The deposit was £1,269.23, which reflects the legal cap of five weeks’ rent.

We have been clear, transparent and fair throughout this process. You have been advised that if you do not agree with the landlord’s proposed deductions, you are fully entitled to raise a dispute with the Tenancy Deposit Scheme (TDS), where an independent adjudicator will review all evidence from both parties and make a binding decision.

We are also aware that multiple reviews have been posted in relation to this tenancy. For clarity, we will respond once based on the documented evidence, rather than engaging in repeated or duplicate commentary across platforms.

We also ask that any comments directed at individual members of our team remain respectful. Our staff act professionally at all times and in accordance with both landlord instructions and current legislation.

We remain happy to assist via the appropriate channels.

Scumbag letting agents

Awful agent to have from a tenant's perspective. Tried to charge unlawful early termination fees, as well as the typical (potentially fraudulent) charges for unnecessary professional cleaning that wasn't done. They let our landlord remove the shower a few months into our tenancy and refuse to replace it, with no reduction in rent. Parasites.

Excellent service

We were first time buyers of a flat through Samuel Estates and couldn’t have been happier with the service provided in particular, by Samira. She went above and beyond, through what was quite a difficult process (by no fault of Samuel Estates), and consistently helped us push matters forwards. She was always very responsive and helpful, and we couldn’t recommend her enough!

Couldn't recommend highly enough

My partner and I couldn’t recommend Paul, Samira and Sine at Samuel Estates more highly. We met with a number of estate agents but immediately could tell that something was different, more honest and personal when first meeting Paul. They also had comforting evidence of selling properties fast within the area.

We experienced great communication throughout the process and this personal approach really helped negotiate and seek alternative options when a few unforeseen circumstances arose up and down the chain, keeping everyone calm and then pushing when they needed to.

We’d definitely recommend the team at Samuel Estates to anyone in Streatham/Norbury and the surrounding areas that they cover

Estate agents who are with you all the way

We want to extend a very heartfelt thanks to everyone from Samuel Estates who we have worked with over the course of about 17 years. They were there for us during easy times when everything was ticking over nicely, during difficult times when we had to deal with an incredibly difficult tenant, during renovation times as well as when we eventually decided to sell our property. We always knew they were fighting our corner and this gave us great comfort even though we were halfway around the world.

Supportive, Reliable, and Always Looking Out for Us

We’ve been with Samuel Estates for many years, and throughout that time they’ve consistently been a steady and trustworthy presence in managing our properties. As landlords, it’s reassuring to know there’s a team who genuinely cares, not just about the properties, but about us too.

Paul has been a fantastic partner from the beginning. He’s knowledgeable, honest, and always willing to offer thoughtful advice when we need it. His strategic thinking has helped us make better decisions and avoid costly mistakes.

We also want to highlight Whitney, our property manager, who has been incredibly dependable and efficient. Be careful using this agent

Be careful using this agent in Colliers Wood. We had a property manager called Jade, who seemed friendly and helpful at first but on check out disputed our deposit and refused to change the check out appointment so we could attend which led to us having to go through an extended battle through the deposit scheme (we managed to get most it back thankfully). I would suggest that anyone deciding to rent using this agent takes throughout photos of all damages and issues in the property they rent and meticulously records them, emailing the agent immediately. Despite us informing them on arrival that most of the furniture was broken, the landlord refused to repair or replace it and then on check out the report stated this was new. Effectively they used a different check out process to the check in, did not share any of the reports from interim 6 monthly inspections and then tried to claim at the end of the tenancy that issues caused by the previous tenant were ours to fix. We transparently included in our application that we dog sit regularly for a friend and our application was accepted but the agent failed to notify the landlord who then stated that we had breached our contract. Jade and the team may seem friendly (when they are trying to get your money) but they only have their landlords interests in mind. The properties themselves have really poor ventilation and despite the car park being ‘secure’ a car was stolen in the space right next to ours & no cameras are installed in the area. Rent here at risk.

Firstly, regarding the deposit: when an agreement cannot be reached between tenant and landlord, the next step is to escalate the matter to the Tenancy Deposit Scheme (TDS), an impartial government-approved body. In this instance, rather than proposing a counteroffer to the landlord, the matter was taken straight to formal dispute. The TDS reviewed all the evidence submitted by both sides — including the check-in and check-out reports — and awarded a fair proportion of the deposit to the landlord. This decision was not made by us but by an independent adjudicator, based on supporting documentation.

We would also like to clarify that both the check-in and check-out were conducted by the same independent inventory company to ensure consistency and neutrality. The claim made at the end of the tenancy was based on discrepancies between these two reports and did not include damage caused by previous tenants.

In terms of furniture, you informed us shortly after moving in that some items were damaged. We promptly passed this feedback to the landlord and arranged for a removal service to collect any unwanted items — an offer that was ultimately declined. No deductions were made from the deposit for furniture condition, and we do recognise that, while furniture preferences and expectations vary, tenants do have the option to raise concerns early on.

We also understand your frustration around not being able to attend the check-out appointment. While we always encourage tenants to be present and do our best to accommodate preferences, the appointments are conducted by external clerks with set availability — particularly around busy tenancy end periods — and rescheduling is sometimes not feasible. That said, tenants always receive a full copy of the report and are given the opportunity to respond before any deductions are finalised.

Regarding the dog-sitting: we were informed during the application process and did not withhold this information intentionally. That said, it is ultimately the landlord’s responsibility to review all information provided and confirm whether they are happy to proceed on those terms. We’re sorry for any confusion this may have caused and acknowledge that clearer communication would have helped avoid the misunderstanding.

As for the interim inspections, these are routine visits carried out on behalf of the landlord to ensure the property is being well looked after. They are not formal documents used for deposit claims and are not typically shared unless specific issues are identified.

Lastly, your concerns around ventilation and car park security relate to aspects managed by the building’s management company. While we’re not directly responsible for these, we always encourage tenants to raise such concerns with us so that we can pass them on to the appropriate parties.

We’d also point out that you remained in the property for two years, which hopefully reflects that there were aspects of the tenancy that were satisfactory.

At Samuel Estates, we take pride in acting fairly and professionally on behalf of both landlords and tenants. We're sorry that your experience ended on a frustrating note, and while we respectfully disagree with parts of your account, we do take feedback seriously and are always looking at ways to improve our service.

Samuel Estates have been managing our flat since we first bought it in 2006.
They have been very helpful and professional. We never had to worry about any issues related to our flat and even had very good support and help when Cladding became an issue for flats around the country.
