Poor service and wasted/lost money!
I rented from them for around 3 years, all pretty standard stuff but when it came to repairs & maintenance they were very slow at getting stuff done and always opted for the cheap/bodge job option wherever possible.
I constantly had to chase things up with several emails & calls each time. I reported issues with damp several times and in the end had to just put up with it as no action was being taken.
It took 4 weeks & endless calls to get my deposit back and even then it had a large chunk deducted for 'cleaning & garden maintenance' costs despite regular inspections & me having picture evidence of me leaving the property in better condition than when i moved in. I have a feeling this was the landlord pulling a fast one but even so, the estate agent should not allow it. They made it clear to me that any appeal against that would take around 3 months so i didnt bother & was happy when i no longer had to deal with them.

The lady Lilly with the rental department was probably the worst person to try and get any sort of information from, 2 weeks ago I was apparently accepted for a property for then a few days later telling me I wasn’t, trying to have a normal conversation on the phone is next to impossible as it sounds like the woman is always half asleep, Samuel wood as a company is probably really good but the experience I’ve had with the rental side of it was just terrible, with this situation I was almost left homeless terrible person should not be in that kind of work atall…

Not a good experience, they use letting hub as a reference company and that company is a joke. It affected our health really bad. Estate agent wasn't too bad, they did try to help but it's became too much for us.
Just decide to keep peoples holding deposits then say you have lied about details so they justify stealing your money, this company are unscrupulous thieves.
We had to have the house valued to establish whether it was worth extending it or whether it was best to sell and buy something bigger. As we had bought the house through Samuel Woods at the time, we contacted them. We called on Friday, and the appointment was made for Monday.
Russell Griffin came to value our house, and he was punctual, friendly and knowledgeable. Even though it soon became clear that we would probably extend, and that there wasn't anything in it for his company, he took his time explaining everything to us. Would highly recommend.
I used Samuel wood for a few years to help me manage a property I was renting out as I was new at renting and dealing with tenants. I paid them a fee each month that came out of the rent and things seemed to go ok for about a year. After the year a new tenant moved in and I was getting calls about things not working, and I was under the impression that this was part of Samuel Woods job so I contacted them and they said they would sort it. This kept happening for months at a time. I also noticed that all the tenants were the same type of person they were all single mums , now I dont have anything against that but surely in 5 years you would have thought that a family would want to view a 3 bed house. The final straw came when after the last tenant they had put in moved out and items of furniture was missing and I also later found out that they had said a gas safety certificate had been done however when I asked for a copy of this they said it had not been done. It turned out that the agents when showing the house to new tenants were not letting the current tenants know and just turning up.
I have since let the property out myself with no issues at all.
I would avoid Samuel wood, they make up jobs that need to be done so they can take more of your money then when you aske for pics they cant provide them. I had the same thing 3 reported that needed fixing 3 times, Either it never needed fixing or the tradesmen they use are useless.
I would avoid they are conmen.

It was Get agent who phoned me to say I should consider other agents that perform well in my area
