Fabulous Customer service
Fabulous Customer service - cannot praise Vicky from the customer service team enough! I think this lady needs to be on the forefront of Seddons where customer service is required as I can assure you this lady certainly lives and breathes resolution and satisfaction.
Various trades are involved with any development some of which switch during the process for various reasons, the sale of my property was smooth from deposit all the way through to completion and I cannot recommend the mortgage and solicitors directly linked to Seddons enough as they took all the stress of this process that I wasnt familiar with away from me and they was so helpful.
Customer service post purchase can slumber and be frustrating however Vicky has been amazing and always goes above and beyond every time, it is very rare this lady cannot help you.
I have left a review previously as I had some outstanding issues that I felt was neglected and we resolved and we have recently had the same scenario and Vicky has been amazing at resolving this.
Thank you Vicky for always being such a empathic, patient and understanding person, you are a true diamond to the Seddons organisation I hope this feedback is recognised for you.
Update on serious garden flooding
After 2 very difficult years of promises and waiting for Seddons to bring a solution to the various causes of excessive flooding in our garden (some of which we rectified ourselves without their help), we sought a solution directly with drainage specialists for a broken field drain mid-garden which wasn’t supposed to even be there. These consultants provided advice to minimise flooding in the garden at a minimal cost. Despite causing this problem for us, and despite 2 years of being unable to use our garden throughout the seasons, Seddons flatly refused to contribute to the cost.
I’d like to say we were surprised but sadly we weren’t as this is exactly the attitude they have taken throughout our dealings with them.
In addition to flooding, we have experienced the following:
• non-compliant electric wiring
• faulty front door required changing at our cost
• blown windows
• faulty bay window roof needs replacement
• unable to fit EV charger as fusebox is non-compliant
• wrong radiator size fitted
We could never recommend this builder to even our worst enemies (pleased to say we don’t have any of those).

To say we had a bit of a rocky start when buying our first home would be an understatement, but, once Martin was in the picture, I cannot tell you how well we have been treated, looked after, and actually treated like people, it couldn’t have been better.
Martin is on hand whenever needed, he responds rapidly, deals with issues, actually listens to you, and all credit, has the customer at the forefront of every decision he makes. He is a genuinely good guy, who knows exactly what he’s talking about but will also challenge back with experience he has, and expert knowledge he has.
I will be completely honest, if it wasn’t for Martin, this review may have been a 1 star, but the work he completed and the support of Steve, they’ve been brilliant.
From a first time buyer, yes it’s not going to be perfect but when there are people who care and people who want to help and get your dream home actually be your dream home, as long as Seddon have Martin, then all customers will be looked after and any issue will be resolved.
We waited a bit of time for a snag list to be completed, as soon as Martin got hold of the issues, they were all booked in and completed within a 3 week window. If we weren’t happy with things, he would get them recompleted and was always willing to go above and beyond.
Seddon, my advice is, don’t lose the good guys, as if it wasn’t for them, the business wouldn’t be worth having.

We moved into ‘The Moorings’ eight weeks ago. We love our house. It’s a really well thought out design and build. We were able to remain close to the process thanks to site flexibility so moving in felt very confident. We’ve had a few snags which have been rectified quickly where possible some are still outstanding two months on. Our Sales Agent, Emma, has been brilliant. She managed the move process really well, even contacting us during her days off regarding important information. We found, however, that if Emma was away for any reason, then the experience changed, in fact we would wait until she got back with questions. Our move-in and settling-in was well supported by site. The team here are brilliant, really attentive, friendly and understanding… given they are still building and selling it must be a real challenge to do. Great job team.
One change I perceive for the big builders is that they actually no longer ‘build’ they just administrate contractors to do the work for them. You could imagine that the senior team will lose touch with the day-to-day of a building site as a result. I think we felt a bit of this tension in the purchase and move process. Profit becomes the major focus and the cycle of cost pressures on installers challenges the final quality of the product. It seems many have experienced this. The cost of ‘not getting it right first time’ is massive, and I’m not sure it’s fully included on the overall business plan. A failure to grasp this has just wiped out Stuart Milne homes as a builder an I could image more will follow. Whilst I think Seddon are better than most there is a definite trend, and it’s down-hill. Others here have used the words ‘empathy’ which I think we found a bit lacking from the top. When a Board Room stops making the customer King, then it runs a risk with a very high cost. Sad really as I personally know John Seddon who is a very kind, empathetic man. An inevitable change in the building industry I guess but thankfully, Emma, Jamie, Jordan and others keep the customer at the centre of the process…. For now.
Half finished estates a speciality of Seddons
Still waiting for roads to be finished nearly two years on with craters and raised manhole covers exposed to cause damage to tyres.It seems that once you have completed Seddons is only too quick to start new developments before it has discharged all of its existing duties .The landscape upkeep is neglected also and I have two dead saplings outside my front door. No follow up from Customer service which is often unmanned and having a "fabled"notice board which isn't accurate or addresses the issues doesn't replace actual remediation..No change as at 10th February 2025.No change as at 27th August. New landscaping Gardners appointed but no improvement.

Having looked at a few new builds, Emma (sales) suggested a plot to see which I hadn't considered. She was brilliant and guided me through the whole process being as I hadn't bought a house for 22 years. My questions were always replied to promptly and she always went out of her way to help me. Seddons have a real asset with her. Cannot recommend her enough. Thanks Emma for all your help! It was greatly appreciated.

Seddon Homes Orchard Manor Grimsagh site is well run and well built.
Heather the sales exec and Johnny the site manager are both helpful and friendly, both go beyond their call of duty to smooth our the buying process.
we are delighted with our new home. after one month everything is working as it should. only a few issues arose which were swiftly dealt with.
Recommended.
Would absolutely not recommend
We moved into the new development and provided a list of snags within 7 days that took nearly 6 months to fix instead of the promised 1 month (even with us having to chase multiple times). The aftercare has been absolutely poor to say the very least.
We were misled multiple times during the sale, particularly about fencing that was supposed to provide added security and privacy, 7 months later we’ve now been told this won’t be installed.
That’s not all. During the sale process towards the end of completion, the developer changed design elements in the kitchen without notice or explanation.
The combination of unfulfilled promises, negligent aftercare, and unprofessional and borderline rudeness from the after care team management has been very disappointing and would absolutely not recommend this developer.
Strick, unempathtic and inflexible builder/business
Strick and inflexible business practices and robotic and unempathetic sales agents including the sales director.
They don't provide much incentives for customers and neither they would like to negotiate much.
I experienced this in their Hawtree Grove development in Banks, Southport.
They force customers to pay for optional extras chosen even before mortgage loan is approved, so upon that when I asked for reserving the the optional extras with partial advance payments and asked just 1 week for full payment they denied and hence I had to cancel their reservation because they did not mind losing a customer like me for their strick business practices!
I would ideally like a builder who is empathetic to customer problems and allow or make way for some flexibility!
Also their builds have high yearly maintenance charges compared to other builders.

Yes, my comments was deleted by trustpilot. unfortunately its not a very transparent world you see. Nobody values honest feedback!
It does not matter if I cancel 100 properties, 37 to 45% of deal fall through in UK and mostly because of sellers inflexibility.
Obviously your business was inflexible enough I did not had to threaten cancel in the first place!
All I asked for was a weeks time with partial advance payment on the optional extras if this was not acceptable for you I don't know what is!
No wonder Seddon homes has 3.3 rating in Trustpilot!
Instead of being on the defensive with me just think about how your business can be centered around customers and their requests!
Lastly, I can see that after I have cancelled your property it's still sitting in the market, unsold!! That's says a lot though!

Repeated Leaks and Flooded Garage – A Disappointing Experience with Seddon Homes
We purchased a home at Lavender Fields from Seddon Homes hoping for a quality build, but our experience has been profoundly disappointing.
Within a short period, we've encountered a total of 5 substantial leaks throughout the house, with one still unresolved. Each leak has taken considerable time to address, requiring multiple visits from various tradespeople. This ongoing disruption has caused significant stress, exacerbated by a severe lack of communication between the trades and Customer Care.
Furthermore, our garage has been completely flooded twice, each time with approximately 6 inches of muddy water. We were unable to move into the property the first time it happened due to the unresolved leaks documented above. Because nothing was severely damaged, Seddon Homes showed little interest in addressing the issue, despite our multiple efforts to highlight its severity. This lack of action left us unwilling to store items in the garage, leading to additional costs for external storage. As feared, it happened again. Although drains have since been installed, we have received no assurances that the garage will not flood again, which is extremely concerning for a company building homes across the country.
As a form of compensation, we requested the installation of land drains in our garden, which gets waterlogged due to rubble that hasn't been removed by the builder. The Contracts Manager initially assured us this would be done. However, Customer Care later reneged on this promise following a superficial garden inspection by their staff, which consisted merely of digging a couple of holes.
We had high hopes for our new home and have given multiple opportunities for Seddon Homes to resolve the issues. However, these recurring problems have made it difficult to enjoy. We sincerely hope Seddon Homes takes these concerns seriously and addresses them promptly for the sake of current and future homeowners.

Nobody will consider taking over directorship of this until YOU refund people the money YOU now control and YOU take accountability for YOUR action and resolve ALL aspects of this dispute. YOU have sat back for years and watched people suffer and YOU want to take credit for mowing the grass at your expense. How is that possible when everybody has paid in FULL for the year?
As for nobody replying to you, isn’t it annoying when people do that? Perhaps you could lead by example and encourage Trinity to do the same then YOU can lecture YOUR customers from a position of integrity. Just a thought……

Great from first to last
From first to last, our experience in choosing and moving to a new-build in Roman Heights has been extremely positive. It was the third or fourth new-build estate we looked at, but for us it was the only one that had the right house at the right price in the right location.
Sue, the first sales lady, enthused about the homes she was selling, but did not put us under undue pressure. And after the decision to go ahead was made, welcomed us back to answer our long list of questions and to make choosing kitchen colours, flooring and tiling an easy task.
The handover from Sue to Lisa, who took over Sue’s role part way through our move, was smooth and efficient. Lisa too welcomed us back for several more visits and worked tirelessly behind the scenes to smooth out our move. And she has remained on hand since we have moved in, helping us when needed while also giving us space to settle.
Matt, the site manger, promised us a mid-May completion date and was true to his word. Matt is something of a perfectionist who pays attention to every detail. It was fascinating to see the house progress from an empty shell to a finished home. Our snagging list was a very short one, and minor issues were sorted within just days.
We feel the house and garden have been finished to very high standards, and our visitors have commented on this. Small things where Lisa and Matt have gone above and beyond have been appreciated: for instance a skip for our pile of packing boxes, watering and cutting the grass before we moved in, the provision of Council rubbish bins, and more besides.
Would we recommend Seddon Homes and Roman Heights to others? Absolutely!
Brilliant experience with Seddon!
Our experience with Seddon has been brilliant. Sue, Wayne, Scott and all the team at Ashway park have made the experience of buying our first house so much less stressful than we anticipated and we are loving our new home. Some small snags as expected but these were all dealt with within 2 weeks and perfectly done. Thank you to all the team!

I live in Lavender Fields , in Langley Cheshire.
My experience with Seddons, their Management and Customer Services Is dire to say the least.
We as residents of Lavender Fields will have around our Estate “Public Open Space”The plans sounded delightful full of lots of information about how Seddons would treat this land and landscape it.
I have read in detail these approved plans which are publicly available , but sadly the work isn’t being carried out to these plans .So much so that the majority of the residents , there are 70 odd houses here, have been forced to contact Planning enforcement, and lodge complaints.The work is being carried out by Bora who Seddons employ…
The work is shoddy, unfinished , not at all in line with their plans and quite frankly unacceptable.Seddons homes websites states
“Our Planet - Take Responsibility; always acting ethically by doing the right thing regardless of personal consequence.”
They have left excavated remains on the site, full of plastic , rubbish, concrete etc and just covered it up with Top Soil.This mound should not be here in the first place.
All these items will not disintegrate .
So Seddons if you care as you say you do about the environment, do the right thing , do as your approved plans state, yesterday two men walked the site picking up the odd bit of plastic….the video is quite entertaining……
I too was told our garden although waterlogged won’t be getting any drainage supplied by Seddons, and quite curtly told by email that it’s there final decision, when we tried to follow their procedure and then write to the Construction Director we were told, no point, he was in the meeting ! Top points for having such a good unbiased procedure!

We have had to get Cheshire east planning involved , which is why as you state you are working with them, and go to print in the local newspaper as you were not taking our concerns regarding the supposed landscaping seriously, I have email threads which tell me your construction manger was happy to carry on regardless…we have had to submit forms to planning enforcement to get the matter to your attention.
On the subject of my garden…No trail holes were dug in my garden at all my husband was present throughout! We were told by the attending customer services representative that it wasn’t needed as our garden “was the same as the others” waterlogged - we expected holes to be dug and none were. I am yet to receive a report on my rear garden , you only dug holes in my front garden
