We have lived in Newhall for 10 years

We have lived in Newhall for 10 years, SHW are a very poor management group that lie, do not face issues or look after the site they are charged with. If you dissagree and stand up to them they bring in a legal team, charge you thousands and then force you out of your home. If you take a home in a site they look after ensure your lawyer checks the small details i have paid for a.TV service that has never worked, outstanding site works that took 10 years to complete. The list goes on

No real management of a serious anti social problem

Hi, we have moved to Base Newhall, Harlow Essex
We have recently brought a £500K detached house from Vistry (Countryside) for our retirement. We are in our 70's and thought this would see us out peacefully and quietly. Opposite us are some rentals that Simple Life have housed a known thug. He has 2 of his own spaces and 2 garages but has decided he can park his work van in our visitors space and rammed against our fence. He has put up 2 cameras facing into our property, stares over into our house every 20 minutes while he and his wife chain smoke and has converted his garage into a storage unit for his roofing stock. We have supplied countless images and videos yet Dominic Brownlee our Estate Manager says he can only issue a polite notice. We have tried by emailing Jenni at head office to escalate this problem and she was going to send it to Alya the Property Manager who we now find is away.So while my wife's dream is in tatters we are asked to be patient, but for what they haven't managed to do anything in the last month. The management is pathetic and as usual the innocent are being allowed to be abused. This isn't a management company I could recommend as a resident.
It's worth noting that we signed covenants and rules that stated:
No work vans other than in your own space.
No additional accessories to be put on the property without consent.
No loutish behaviour.
To mention a few, wouldn't you think that between Vistry & SHW something could have been done.

Oh dear JENNI HAS JUST REPLIED AND BASICALLY CALLED ME A LIAR!! She has told me that the cameras are the rental company Simple Life Homes problem and the intimidation is the Polices problem. The only issue that SHW Stiles Harold Williams Partnership the "Estate Managers???" are commenting on is that the perpetrator is only a visitor and has been asked to park within the space, how sweet. Well Jenni you know and Dominic knows that he parks every day between 3pm to 5am and all day Saturday and Sundays. I have sent Dominic daily updates of his parking habits so please do not dispute that I am telling the truth it is offensive and highly unprofessional!!!
Again work vans aren't allowed nor residents in Visitors Parking hence the description. Talk about banging your head my oh my, good luck dealing with these Ostriches

Absolutely Terrible

Terrible! They have ignored every bit of correspondence we send to them after just buying for months and then out of nowhere, with no apology or actual response, they just send an invoice.

Half the details they have are wrong too.

Avoid SHW at all costs. They don’t do their job and just take the money.

SHW Property management

For some years now SHW Brighton have been managing residential properties both locally and in my area of surrey. Unfortunately the experience of dealing with SHW is not the best. During their ownership of maintenance, communication to residents and issues dealt with in a timely manner has been sporadic at best, with sometimes no communication at all. Having raised several formal complaints things do improve initially but gradually slip back to poor engagement and lack of communication. If maintenance issues are not addressed it does seem the only way to get things moving is to complain which shouldn’t be the case.

The south east commercial agency department in particular, which is headed up by Max at their Eastbourne office.

The deals we have achieved through him have surpassed all market expectations.

Cannot recommend highly enough!

Avoid dealing with Max Perkins in Eastbourne branch. He tried blackmailing me into paying him £1000 saying other people wanted the property so i started cursing him. That guy thinks he runs Eastbourne didnt work with me but i wonder how many people fall for this and pay him ? With the car he drives and a 10k number plate i just wonder.

However, for context with some lettings, from time to time Landlords request holding deposits from tenants in order to show commitment to taking a lease. If a landlord requires a holding deposit this is transferred to their appointed solicitor prior to commencing any legal work to show intent and commitment in taking a lease.

Avoid!

I rented a shop property from Max Perkins at SHW in Eastbourne.
I was assured by Max that the landlord had just bought the property and would be addressing external problems such as re-rendering the back of the property. After 6 months, l have a rat infestation, human excrement coming in through the celing and various other floods from the upstairs tenants. All of which the landlord ignores. Eastbourne Council environmental have closed down half of ny business and the landlord now refuses to reimburse me the repair cost l was forced to make in his dereliction of duty. My business is destroyed all because SHW and Max (a surveyor) failed in their due diligence as an agent. Please do not rent from SHW as l had thinking they were a reputable company as Max turned out to be the best friend of the Landlord - make of that what you will. But l now have a 12 year old established business destroyed and am £18,000 is loss due to taking on this shop in a dilapidated building. Eastbourne Council Building and Environmental department are now involved.

Absolutely useless

Absolutely useless, it’s been more than a year since they started fixing main entrance door and still left with the piece of wood instead of glass also meant to paint parking bays , that didn’t happen neither with their own fault they made people move their cars empty parking and yet didn’t come to finish their work so now it’s still the same as it always was , this is only few thing among many other non fulfilling duties , which we pay monthly.
can’t complain anywhere because it will take years to someone actually listen and then not helping may that be council or any other government body .
You end up paying big amount of money monthly just to get frustrated and angry because some property management like these guys don’t care what a Shame ( on you )

useless residential block managers

This firm was selected as Block Managers for our flats in Eastbourne. When appointed they were a breath of fresh air. but 4 property managers in 3 years meant nothing was done. No reply to letter to Partner setting out all the actions not done. No interest from the Senior Partner of this firm. AVOID

Lack of Transparency and fairness

I am deeply disappointed with my experience with SHW due to their lack of transparency and accountability during a recent bidding process. Despite offering a significantly higher bid for a property, it became apparent that sensitive information about my offer was disclosed to a competing bidder, who subsequently submitted a slightly higher bid. This raises serious concerns about the integrity of the process.

Furthermore, when I questioned the fairness of the procedure and requested evidence of the timeline and offers (with personal data redacted), SHW refused to provide any information. Their persistent refusal to demonstrate transparency has only fueled doubts about potential misconduct and favoritism in their dealings.

I also find their explanations contradictory. On one occasion, I was informed that the landlord was not interested in my offer due to personal preference. Later, I was told the chosen tenant was a "big client" with multiple properties—an assertion that turned out to be false. This inconsistency further undermines trust in their operations.

Their handling of my complaint has been equally frustrating, as my concerns were dismissed without adequate investigation or resolution. For anyone considering working with SHW, I urge caution and recommend seeking an agent with a proven record of professionalism and fairness.

Transparency and fairness are fundamental in any business dealing, and SHW has failed on both counts in my case. I hope they take steps to address these serious issues and restore trust in their services.
