After moving into the Glan Llyn Estate there were a few snagging issues which Josh and his team (John & Callum) rectified to a high standard. They have been a very approachable, friendly and helpful team. Thank you!

Excellent customer service and overall viewing experience with the estate agents. We have been to a few new homes and this was by far the best set up. Very friendly, knowledgeable and accommodating estate agents.

Bought a new house in late summer 2025. House was finished well. Snagging list had lots of little things, but they were all sorted promptly and properly. There was nothing that stopped me living in the house or cost me money so really all fine. There’ll always be little things.

Sales team were ok; they got the job done.

After-sales team has been great. Site guys are great. Generally very happy with St Modwen. If I win the lottery, I would consider buying a 5 bed from them.

Popped in to the sales office just to see the show homes and ended up buying a new home all thanks to Kyle! We were kept up to date from start to finish, Kyle has been an absolute pleasure to deal with since the second we walked into his sales office and will be greatly missed once the development is finished. The quality of the home is second to none, we haven’t had any major issue since we’ve moved in in March and any snags we had after moving in were sorted within a couple of weeks. Would highly recommend St Modwen to anyone, great quality homes which stand out from others thanks to their stunning huge windows!

Non existent customer service from West Midlands team. They ignore emails when you report issues including management.

Whoever trains them / advises them on how to do their job doesn't know what actual customer service is. My queries relate to a site they are still legally responsible for despite not building on it now. So, they choose to ignore us.

I received a reply to this review asking me to get in touch. I think you are missing the point. I do get in touch with your customer services team. They ignore customers! The site is Weogoran Park if you want to look into issues on site.

Joanne has been very helpfull throughout the reservation process. She has guided us through the process explaining everything along the way and answering any questions we had.

Nice homes and same as salesperson

Rachel has been extremely efficient as our customer support manager. Understably we have had snags throughout the process, however, Rachel has been exemplary, as everything reported has been rectified in a very short amount of time.

Rachel’s communication is always also very efficient, updating us with contractors, timings, annual leave etc.

Rachel is very friendly and highly approachable which is really assuring when issues do occur.

I am glad to bought a property from St. Modwen Homes. Especially as an after sales services , Mrs. Rachel Skinner supported me each subject. I appreciate her and their consideration.

We bought a St.Modwen house a year ago and were promised such a wonderful home and lifestyle... Well they didn't deliver. After landscaping the whole site with no knowledge or care, all their trees, shrubs and turf have died and have been looking like a waste land for months. After complaining repeatedly, and with many other residents, they have replaced some shrubs with twigs of which all the roots are exposed (they soil quality and depth does not respect the NHBC standards and requirements), and which will obviously be de-rooted and die in the next winter storm.
We do not recommend you buying those houses.

I had Tim & Dave chasing some minor bits that needed completing at our property and I cheekily added a couple of things that I needed help with which was no issue for them. The fellas popped out to get some material and everything was dealt with quick and efficiently. Credit to the team.
