Disappointing experience due to delays, lack of start date and price increase

We approached this builder at the end of last year for an extension and en-suite. We were given a written quote in January and told to be ready for a March start date. Planning was approved in January, and we were advised the build could proceed in March.

Despite this, we were never given a confirmed start date. We tried several times to secure one or pay a deposit, but no firm commitment was made. Three months passed without clear communication.

When we eventually received a revised quote, the price had increased by £9,000 taking it far outside the budget we had been told to plan for.

We were then offered a “shell” option, but this still required us to cover a long list of remaining works — insulation, electrics, plastering, bathroom installation and decorating — meaning the total cost would still be far higher than the original quote.

Overall, the lack of firm timelines, the inability to secure a start date, and the significant price increase meant we were unable to proceed. My advice to others is to ensure that, alongside a written quote, you also secure a confirmed start date and deposit agreement in writing.
