Think again and check before you buy a Taylor Morrison home

We booked a Taylor Morrison home in Leander Tx in Aug 2022 and was told it would be ready only by Dec 2023. We had planned for July Aug move in date as we were moving from California. We paid $36000 as our deposit in 3 installments as reqd by TM. In April 2023 they said the house is ready and need to be closed that month. We decided to come and see the home only to find out the construction was extremely poor. Walls were not straight it was at an angle. The bedroom floor was sloping on one side, the kitchen counter was bulging outward, just to name a few issues. Overall a mess. We decided to opt out and we lost all our deposit. They didn’t refund even a portion of it. It was hard earned money that we had to pay a price for not buying a house which would have been difficult to live. The team was really mean too, with an attitude of either take it or leave it. We went to buy a Taylor Morrison home as they were considered to be a good builder. But all of it changed and don’t agree to them being the best.

Horrible

Horrible. Our condos were built in 2022. 17 doors have to be replaced. Refusing to replace with pre-hung doors. No doors fit correctly and slab doors will only be the same problem, but cheaper for them. They don't care. Just doing it to wipe their hands of the problem they created. Our garbage building has large metal doors that have a lock that only worked for one week. Now, these new doors have swung in the wind and have major damage. They say it's on you. Not us. They hired SOCOTEC to help with my door. I have an ADA condo. They've placed the threshold backwards and told me to let them finish and I'M the one with the problem! I'm in limbo. Only will finish if they can do it wrong. I say no. So, we are stuck. I am being held hostage to their poor workmanship. Ignore Warranty requests or delete them. Or, look at them, then you'll never heard from them. Sending crews to help re: paint/drywall, then not correctly fixed and you get "Sorry, I don't think the warranty will fix it again." Cannot believe this company. The rep yelled at me with his hands out like wings- "YOU AREN'T AN EXPERT!" I tried to show him on my computer what a threshold looks like. He snarled "I DON'T TAKE MY ADVANCE FROM THE INTERNET!" I'm an older female so that was threatening from a male. He meant it to me. Angry eyes and gritting his teeth, seething. This company is is not professional and employees are scary. Their products are terrible. DO NOT BUY FROM THEM. I have a complaint with the BBB and with the Washington State Architect Board re: SOCOTEC and their disaster with my door.

Worst builder. Sales representative lies and worst experience in design center

Look for a different builder. Tailor Morrison is worst builder. Sales representatives will fool you. Whatever they say it as standard are cheap products. They’ll tell you to work in Design Center for Kitchen/Bathroom counter tops, cabinets, Floor Tiles and carpets. Design center is another fraud place. We had worst experience with one of the representative (Haley Halstead) in design center. She will rush you in selections and won’t explain about what is the standard option you got it for your home and what are the upgrades they have. You will not get respect at all. She will push you to select something by saying you are spending more than 15 minutes to select cabinets and you will exceed the booked hours. You will end up selecting something. You will not get not even a water in the 4 hours from them. Do not waste your hard earned money with them.

Worse mistake of my life after living…

Worse mistake of my life after living in a beautiful home buying Taylor Morrison. We did downsize from New Tampa after 23 years since my husband got cancer. We were told by someone that works for them in Ga they were good builders. Nope. The tiles are cracking. The built cookie cutter even in high end communities. Its so heartbreaking for this was supposed to be our last dream home. Ugh.

Poor quality and no respect for customers and property owners

I’ve been through the process before with new builds but the experience with this construction manager was horrible. I had to point out numerous construction issues and code violations like missing insulation during the construction phase, which I had to go through the process of having fixed while living in the house.

Taylor Morrison has no respect to neighboring property owners. Construction crew used my water for the construction of the neighboring Taylor Morrison property and refused to reimburse me for my expenses.

Do Not trust them

On a Wednesday I had a home inspection done by Fox Inspections in Houston. It revealed a number of things that needed to be 'fixed' in the house we were purchasing and we were closing in just a couple of weeks.

When I received an email copy of the report I forwarded it to the current construction mgr. Ken Alexander. He just replaced one who was fired a couple of weeks earlier. On the same day my TM 'agent' quit to take another job.

A month before closing there was a total change out of personnel. This was a 1.2 million dollar house.

On that Friday I had a person come to measure the windows. A rain and hail storm came in and it went on for over an hour. During that time the rain was blowing hard against the rear windows. The house has an 8 or 10' patio on the rear. The 3 of us then saw that 7 of the large windows on the rear of the house were leaking water onto the interior windowsills which then drained down into the new carpeting.

On Friday I was then emailed by Ken Alexander that my contract had been cancelled and they were keeping my money. I already paid $98,000 in upgrades etc.

After the inspection the house went three weeks with no activity by TM. I'd dealt with them for abt. 10 months. They pushed closing back 6 weeks. But closing never happened. 3 days before the closing they cancelled my contract and told me they were keeping my money.

Ken Alexander is certainly untrustworthy. Scams you with 'docusign.' Never a real signature.

They still have not refunded my money and househunting with $98,000 less is challenging. Everyone should be very very careful when dealing with TM.

This company is absolutely terrible and…

This company is absolutely terrible and does not honor warranty issues. They hire the cheapest labor to lie and put bandaids on issues. They had a plumber tell me that water stains on my baseboard were related to water from a rainstorm getting the sheet rock wet during the building phase months prior- crazy!. I had to make numerous calls to get an another evaluation where a toilet clog was found. The toilets are complete crap with sticking handles and numerous clogs resulting in overflows. Robbie goes as far as putting objects in the toilets to put the blame on the homeowner. He actually said he found an energy drink bottle in the tank of the toilet which is insane and out of the realm of normal possibilities. Make sure you watch them if they work on your toilet or any job they do because they have no limits on what they will do to put the blame on the homeowner. Absolutely no honesty or integrity!!!! This company is a huge scam and they do not honor warranties on issues caused by defective toilets and plumbing and then blame on the homeowner. Robbie is the biggest gaslighter and manipulator in the company. Beware of this company!!!

We have had a fan broken in our living…

We have had a fan broken in our living room for months and they still haven't fixed it. Two days ago the water main broke and they still haven't tried to do anything to fix it. When we contacted them they gave us the run around. We have contacted the BBB and attorney general's office.

Absolutely Atrocious

Absolutely atrocious! DO NOT CONSIDER THIS “BUILDER” to build your next home. They lie, gaslight, and the warranty department will DENY claims submitted. Especially GREG! He takes immense pleasure in denying your “warranty”. He will also insult you and gaslight you. Greg has the reputation of DENYING the “warranty”. So anything after closing is basically your responsibility. Greg is the “warranty” guy in charge in Houston. He takes pride in personally insulting you and lying to your face. He has a predilection for taking the slave labor contractor’s side. He will personally see to it that ZERO GETS DONE! GREG goes out of his way to obstruct and deny your “warranty”. Greg is so good he even manipulates his bosses and higher uppers and engages them in deceitful practices. Such as lying in emails. And doctoring documents. How they are still “building” houses and remain in business is a mystery to me and my neighbors. They use the cheapest labor ( probably illegals who freshly crossed the border). And the cheapest materials. If you do use them BEWARE! Make sure you video document the building process. Don’t give them ANY MONEY! Hire an independent inspector to make sure everything is up to parr. Don’t sign any closing documents unless you are completely satisfied with the final product. My suggestion, RUN! Find a reputable builder who actually cares about the product they are selling. Avoid dealing with these unscrupulous, unethical, greedy, shameless people. Every one of my neighbors has had issues with Taylor Morrison. Once those closing documents are signed, you are on your own!

Run as fast as you can

Wrote too much to be accepted but to shorten my original thoughts, Run away from this builder as fast as you can.

We experienced sexual harassment, age discrimination, the worst building and contracting teams I have ever engaged with, people who were happy about the bare minimum instead of going above and beyond for a half million dollar home to the point that we had to involve the state ROC to get involved. Seriously read the reviews and stay way from this builder at all costs

What Else Can Be Said

My professional assessment of this home builder leaves much to be desired.

It's clear from my observations that they engage in the regrettable practice of utilizing labor that is of an inadequate skill level, likely as a cost-cutting measure. This may potentially compromise the quality and longevity of the final product.

Moreover, there appears to be a concerning discrepancy between their written promises and actual fulfillment. Specifically, there are numerous instances of the builder failing to perform repairs as outlined under their warranty agreement.

Furthermore, their customer interaction leaves room for improvement. The company has demonstrated a propensity to contest every minor item, which can turn a straightforward construction project into a protracted and unnecessarily contentious affair.

Considering these factors, my professional advice would be to exercise due diligence and consider other alternatives when contemplating a partnership with this entity. These shortcomings could lead to potential legal disputes down the line, which could be both costly and time-consuming. Therefore, engaging in business with this company should be approached with a level of caution.

Taylor Morrison Sucks! I’ve purchased 4 new builds during my lifetime and Taylor Morrison is the worst. Crappy customer service and poor workmanship. Just can’t get anything right. Save yourself a big headache and buy from someone else.

We contracted with Taylor Morrison in…

We contracted with Taylor Morrison in Nov. 202. We were told the home target date was between Sept - Nov. 2022.
We hired a building inspector on the suggestion of neighbors in the our section within Solivita. The inspector found numerous problems - missing a rebar, missing mortar between the cinder blocks, a gravel lip under the sliding glass door, a crack in the foundation running from the front door to the rear sliding glass door that was more than a quarter inch apart but also heaved up and down with a water ring all around the crack suggesting hydrostatic pressure. TM said that was normal cracking.I spoke later with the Polk county inspector that admitted to me they dropped the ball and indeed the cracks were not normal cracking. Long story short Taylor Morrison cancelled our contract and kept our $70k. Run fast away from this deceitful and unethical builder or you could be their next victim. It is my understanding that the people who bought the home in March 2023 already have had serious problems with the floor due to the cracked foundation. You can bet TM didn’t tell them about the crack.

Taylor Morrison is the WORST home…

Taylor Morrison is the WORST home builder. It will intentionally ruin an entire community. This company will build small rental homes outside of gated communities right after it completes building the community. There have been homes built by Taylor Morrison where entire roofs caved in prior to closing on the home. The home owners sold the homes and never moved in. I cannot understand how this company has remained in business. They are beyond awful.

Find someone else to build your home!

We purchased a new build home from Taylor Morrison almost exactly one year ago. The process working with the builder and the superintendent prior to moving in was terrific. Great people who did everything possible to help make sure it was a positive experience.

Unfortunately, once we moved in, we are now dealing with the warranty department and Cody and that has been an absolute nightmare. I have to fight for anything to get fixed and it almost always takes multiple trips to get something fixed because Cody doesn't care what it looks like and doesn't ask what it looks like when the job is done. If the contractor says it's done, he assumes it's done but doesn't ask for pictures of the finished work and therefore they have to come back multiple times to get it right.

We have electrical problems in the house and the electrician the builder uses can't find the problem so they are just giving up even though our garage power shuts off sometimes multiple times per day and the lights in the main bathroom flicker like Im at a rave. We don't have anything else plugged in but they don't care about facts. Whatever the electrician tells them, even if it's not based on the experience we are having, they take that and that's it.

We just had a bunch of holes patched in the cement driveway so now the driveway looks like it has chickenpox but they refuse to even do a basic power wash to make the front yard look nice. It feels like everything they do brings the resale value down and makes my experience with this entire process more negative and unfortunately, we were planning on staying here until we retire but based on the way this experience has gone and the first year has been with the builder, I am definitely planning to retire elsewhere at this point.

I definitely recommend finding another builder to build your home if this is the way they "help" after you've paid all that money for the home.

They built my house backwards

I am in the process of buyng a nearly $700,000 home at Reid's Cove in Mooresville, NC. But now I am at odds with Taylor Morrison because apparently they built my house backwards and it has made by back patio a saftey issue.

Because there is a steep incline on one side of my house, my house was supposed to be inverted from the houses next to mine. You can see that is clear in the site map listed on their site. But they built it the opposite way which means that there is a four foot drop right next to my patio. It is such a safety hazzard that they will likely need to put a railing on the edge of my patio so no one will accidentally fall down the incline and kill themselves.

They have agreed to give me my money back, but that isn't the point. I want the house. It was the house I wanted. They are starting to build at a near by community, but they refuse to give me priority for a lot or the same pricing. So I may have to wait years for the house if ever or just move on. They should be accomodating me any way I request in reason for their mix up.

Part of my roof is missing, and the paint on my house has faded. Did TM coin the phase "America's Builder"
I live in a glorified apartment that cost over $200,000. I can hear people use the bathroom and when the toilet is flushed. Never buy a new build.

Update 4/20/23- We have now lost…

Update 4/20/23- We have now lost $80,000 because this home is horrid and we had to back out. I will update if TM is honest and reputable and returns our money, but for now they are ghosting us and have fixed nothing. All concerns were ignored. Contractual meetings? Nope- they missed them. AVOID, AVOID, AVOID!!! I am an RN, my Mom is retired and elderly. She moved up here recently so that I could help her. The money they are refusing to return is her contribution from her retirement savings. I am disgusted. See pics below- I have hundreds.

Original post: Just wanted to post a fair warning for anyone looking to purchase/purchased and not yet closed on, a Taylor Morrison home. We have had the most horrible experience with them. Just horrible. LONG story short- some of our design center options/upgrades have been completely ignored. Options we opted out of, and were assured would be left off of the home, are there anyway. The work is crap- crooked walls, a crooked bathtub, cabinets that don't fit right, woid flooring that does not even meet the walls- the list goes on. And on. It is a literal mess. When we contacted our superintendent, we got a bunch of lip service, yet nothing was fixed. He also told us they had "never finished a basement before"- uhmmmm?? So, we contacted the VP's in the area. We received a response from the construction supervisor. Her basic response was that all of this was completely normal!! I have had many homes, none of them have had crooked foundational elements... on top of everything else. It is stressful enough buying a new house, it is horrible having to fight with the builder to get it right. This is almost a million dollar home, that I would not pay 1/4 of that for at this point. Please, please, please, be warned. If you or anyone you know are buying a home from them, do VERY thorough checks. Or, find a different builder. We are set to close in a few weeks. Hopefully, this nightmare will be fixed by then. But I kinda doubt it. Thanks, Taylor Morrison, for ruining our dream home experience during an already hard time.

Terrible- scammers

Terrible- scammers. Do NOT buy a TM home. 32 items identified at Closing- still not done 13 months later. Tile, windows, sinks, cabinets, grading / elevation, screens, pavers, complete tear out if guest bathroom - cost us $1000 - despite warranty??? Several letters to CEP - no reply. They DoNOT care!!!!! Lied about lawsuit by HOA on TM - overcharging fees for years. New highway right outside gate- not informed of this!!!! 6000 homes by TM to be built across street - not informed. LIED about amenities.... could not even get home painted correct color- did not care!!! Run from TM - insurance company cancelled on their Warranty Dept. all lies - scams to get your $. Sloppy workmanship- materials. Do NOT buy in Solivita.... great people but TM owns amenities.... going to raise HOA. Large number homes already up for sale.
