As an adviser it is essential for me that specialist lenders stick to what their criteria and affordability models indicate they will lend. I had a recent excellent experience working with TML and with Jade Leslie in particular. I had a case that was very protracted and complex and Jade was extremely patient and understanding and worked with me on the case to get it to an offer position. This Lender gave me a mortgage when other's wouldn't. For context: I'm a one income family with school fees to pay, so low income, high outgoings. They discounted the school fees when assessing my affordability because of course, if things got tight, I would just change his school. I believe this is common sense lending. So I'm extremely grateful, otherwise I would not have been able to buy the property of our dreams. However, I have docked 2 stars as they are INCREDIBLY slow to respond, which held up my move more than once. This made what was a stressful purchase, even more stressful...
Well, all was good until I got made redundant, Obviously, the first point of call was to contact my mortgage lender and explain the difficulties and request a payment break due to the circumstances.
Nope, they don't offer any sort of help like that.
So I ended up being 2 months behind by the time I managed to return to work.
So now I have the stress of them contacting me, having to play catch up as they weren't willing to help.
Their website doesn't offer any way to make payments to catch up on the arrears. I'm unable to call them during the week 9 to 5 to make payments as I work as a HGV driver and it would be illegal for me to drive and use the phone and my breaks 45 minutes of the day are normally spent walking to the toilet, queing for food etc I just don't have the time to be stuck on hold waiting to speak to someone while I'm in work.
Their operating times are making it almost impossible for me to contact them or speak to someone about it because they are only available when most people are at work too
Makes no sense to me for a customer-focused service like this to only be available 9 to 5, Monday to Friday, when most people are doing the same thing.
Needless to say they were great until I actually needed help.
Well this place was a complete joke when it came to moving to another lender upon renewal.
The accepted our redemtion letter and decided they wanted to send for early redemtion, when this was rejected by our new provider.my new provider sent another redemtion letter explaining they did not need to give through early redemtion which came at a cost of £4000+
The second redemtion letter was an exactly the same as the first but the mortgage lender rejected it because it had my now wife's maiden name on it, it wasn't until I rang them and called them put on it that they apparently realised their mistake! More like the fact that they wasn't going to recieve the £4000 for early redemtion. Everything was late everything took too long they wouldn't respond in a timely manor to my new provider and even on the day of renewal I was still chasing them. They finally agreed to accept the redemtion letter on the date I wanted.
Compensation offered was a measley £30, for the time the stress, the lies and hassle of having to chase them was ridiculous!!!
As a mortgage broker with over 20 years of experience, I have learned that trust is the foundation of any relationship between a broker and a lender. Without trust, it is impossible to confidently recommend a lender to a client, as we must have absolute certainty that they will uphold their commitments to us and us to them.
In my career, I have never encountered a lender that completely reversed a decision at the final stage of underwriting until now. TML initially granted my client an exception following a valuation, without any request from me, just as I was preparing to move the case to another lender. They assured me that they would proceed with the loan, leading me to abandon the alternative option in good faith, trusting their word.
However, after weeks of waiting for the final offer, TML unexpectedly revoked the exception and declined the case altogether. Their promise held no weight, and their commitment proved meaningless.
What makes this even more unacceptable is the time wasted. From February 6th to February 25th, despite having a fully packaged application, TML delayed only to ultimately reject the case losing my client valuable time and putting me in an incredibly difficult position. Despite approval from two underwriters and one senior manager, one final decision-maker overturned everything at the last moment.
A lender that cannot be trusted is a risk to both brokers and clients. This experience was not just frustrating it was unprofessional and demonstrated a complete disregard for integrity and accountability. I strongly advise against using a lender that does not stand by its word.
TML’s practices are unreliable, unfair, and detrimental to both brokers and borrowers.
Proceed with caution.

only issue was turn around was a few days longer than i would have liked.
but will use again at some stage
