I had Jo as the underwriter on my application. She was very efficient and called me to update me on the case. One of the best underwriters I have had the pleasure of dealing with. I had applied elsewhere before going to The Mortgage Lender, and my experience with them was 10 times better than elsewhere. Wish I had started with TML in the first place.

Great in so much as only lender willing to do a 15% Share of a Shared Ownership property purchase but dreadfully slow taking nearly 2 months to get an offer.

I was wirh them for a few years however I moved to Santander December 2024! They have taken a DD out of my account and I am not their customer anymore! It has left me over my overdraft and with no money.
Incredible lender, pragmatic and understanding.
This is the second case for HNW clients I’ve placed with TML where every other lender (I could think of), said no for one reason or another. Having spoken to an underwriter, it’s clear that they consider cases based on common sense and take each individual, assessing on their merits. Our BDM is supportive and incredibly knowledgeable. You guys just showed that common sense and quick underwriting is still alive, my client was really let down by the first lender we tried, they sat on it for weeks and became unresponsive, thankfully we switched to you at the last minute and we are now at offer in 7 days, the client hit his auction deadline saving 8k in lost auction fees! You guys are awesome

I am self employed so finding a good mortgage was always going to be a bit more difficult. The Mortgage Lender had offered me an agreement in principle based on my pre tax profits via Haysto which gave me a good budget for a house but they leveraged this and gave me a relatively high interest rate but I accepted this. I had gone through the effort of going to viewings, finding a property we really liked and putting down a offer which was accepted but when it came time to actually go forward with the process The Mortgage Lender group had decided, despite my situation not changing, they had met their quota of people in my situation and they did not want to stick to their agreement and pulled the rug from under me. Thus I had to pull out of the purchase of a house me and my partner really loved. I would not have any confidence in any agreement in principle this company gives you if you are self employed. You can be completely transparent and they will still put you in the same situation as me.
EDIT: Wrote a complaint via the link given in the response to this review and heard nothing in the last 2 weeks. Seems like an automated response and nothing more.

I applied for a mortgage with this company was told the underwriter was happy and to book the valuation. Shortly after this update we was told that our case had been selected to have “internal checks” which would take 5 days this took 14 days and we was told that it had been declined and that UW’s will not tell us why it’s been declined. How can you expect anyone to understand why it’s declining if you not doing to give feedback.

Lots of lenders in the specialist space get the underwriting process wrong. Too often it becomes convoluted and questions are asked which delay the process but have little bearing on the decision making process. Jo at TML is an exception. She rightly asks the questions she needs to but progresses cases swiftly which is invaluable to broker and client. Application to offer on a complex portfolio in two weeks. Can't say fairer than that!
