No matter how big the update, I was kept informed. Even if there wasn't an update to give, Emma Vince still contacted me to make sure I was aware of the entire process. With the help of Emma and TORC24, the entire process went through smoothly and very quickly giving me peace of mind that my mortgage offer is secured. I had a positive experience working with TORC24. Stuart promptly gave all the info needed and helped us for a smooth experience, he also helped us to review the interest rates on our own which was helpful. There were some instances where I had to chase 2-3 times to get some basic info which is why I gave 4 stars, apart from that the overall experience has been fairly positive and I would recommend Stuart/TORC24 to my friends.

Our experience with Torc24 has been seamless, despite a very quick turn around. From our first conversation to secure our agreement in principle, to submitting our application and then onto ultimately securing our mortgage offer has taken as little as 4 weeks and we are due to be moving into our property next week!
As first time buyers, this process has been the complete unknown for us and in some parts stressful and frustrating, but we can not fault the guidance and support we have received from Torc24 - particularly Aaron Barnes and Emma Vince.

I decided to write this review to help others avoid the same trap we fell into. It took me five years to realise how unhelpful these companies are to buyers and how favourable they are to lenders.

We bought a new build at the end of 2020, and Torc24 was suggested by our builders (Barrotts and DW Home). Since it was our first home, and we had no experience buying a house, we trusted them completely. The next few months were extremely stressful — we had to keep chasing our application constantly. Eventually, we got our mortgage and were happy, so at the time, we didn’t realize what was really happening.

Our mortgage rate was 1% (Dec 2020), fixed for 2 years. Because we had no knowledge of how mortgages work — and we were paying Torc24 for a “lifetime service” — we trusted them completely.

After two years, we had to remortgage at a much higher rate (4.8%), which increased our monthly payment by £600. Now, as we approach the next renewal, we’ve researched current rates using Google and ChatGPT. It’s clear that a 1% rate was extremely rare in the UK, and unless there’s a massive recession or extraordinary event like COVID, rates are unlikely to drop that low again.

What I now understand is that mortgage companies knew a 1% rate was extremely favorable for buyers, and they should have helped us secure a longer fixed-term deal. Instead, Torc24 seemed to prioritize the banks, earning commissions each time we remortgaged. If they had secured a 1% rate for us for 5–10 years, we wouldn’t be paying the current high rates.

I feel deeply frustrated with what these companies do. They take your money and earn commissions from banks, yet don’t act in the buyer’s best interest.

This was our first time buying a house and weren’t 100% sure on the process, but from our developers recommendation we used Torc24 and they made the process seem much better than we thought! Emma and Mark were great support the whole way through and we would highly recommend.

Initial interactions set the tone for a professional relationship, and I am concerned by the lack of follow-through today. My appointment was missed without prior notice or subsequent explanation, which I find quite unprofessional.
