OUTSTANDING EXPERIENCE
I approaced Tribunal Claim/Tom Street with a difficult employment dispute and legal situation. I had dealt with a few legal firms before hand with limited luck and minimal advice. They took on my case and I was allocated a Legal Representative by the name of Alex Passman. There were dead lines and complexities involved with my case. Alex helped me to meet those deadlines and quickly understood what needed to be done to move forward. Alex was extremely professional in his approach and the communication throughout the process was excellent. I would have no hesitation in recommending Alex. If I ever find myself in a difficult legal situation again in the future, I will be reaching out to Alex in the first instance. Overall, I recieved an outstanding service. Thank you.
Support When It Mattered Most – Grateful for Alex Passman’s Integrity and Commitment
When we felt alone and defeated, and most law firms told us our case wasn’t worth pursuing due to having less than two years of service, Alex Passman stood by us. He took the time to review our evidence, had a call with us to understand the situation in depth, and gave us honest advice. Despite the case being legally weak, he supported us on a no-win-no-fee basis, offering his expertise and guidance all the way. We didn’t win money, and neither did he—but we gained something far more important: moral justice and someone who believed in us when no one else did. Thank you, Alex.
RPT Wales LVT and Judge Colin Green
RPT Wales LVT is part of the UK courts and tribunal service in the name of King Charles III.
We recently engaged in a tribunal that lasted from June 2022 to June 2024. The results were mixed.
The first thing to know is that this was a LVT (Leasehold Valuation Tribunal) dealing with service charges to leasehold properties. The mandate and authority of this tribunal service as part of HM Courts and Tribunals Lands Chamber is extremely limited and at the end of the process they can only make a determination, but have no enforcement powers. A successful applicant to the tribunal must next take their judgement to a higher court, County Court or High Court to be able to enforce the determination if the respondent, typically a landlord or a RMC (Residents' Management Company), ignores the outcome of the tribunal and effectively disregards the finding of the panel and the presiding judge in the case.
Another thing to note is that whereas the RMC is the 'new' landlord, this may be the real landlord's way of avoiding direct responsibility and evading the law and the hiding landlord's legal responsibilities. I call RMCs a firewall between leaseholders and those with the money and a duty of care. An RMC typically has zero assets and operates as a dormant company and is merely a money pass through organisation.
In our case the RMC was not only a firewall with no assets, it had no means to directly make contact as the directors used a law firm as a post rèstante and it did not actually receive our money as it did not even have a bank account, instead our money went directly into the property manager's account in violation of the management agreement between the landlord and the property manager, but that is largely because the landlord and the directors were AWOL or absented themselves from 2017 until this year (2025), so as they failed to hand over the RMC to the residents of our development, the property manager was able to act as the proxy landlord and make errors ad infinitum that I allege was fraud. RPT Wales LVT, something of a trojan horse organisation insisted on calling 10 years of the same conduct 'errors' as they were averse to referring to the property manager's conduct as fraud or alleged fraud.
In short tribunals of this kind are a placebo court process as they typically do not deliver justice to the applicants, and here another note, I have been told any number of times that courts are not in the business of delivering justice, they merely interpret the law, but if those laws are weak, poorly constructed and sanctions are essentially worthless, an applicant who wins their case can end up with what appears to be a win, but a win accompanied by a much bigger loss as tribunals often, perhaps usually award the responding landlord or RMC their costs spent on solicitors and barristers attempting to defend a rogue client against British citizens who naively think they are going to get justice, but find that the tribunal awards costs in proportion only to the ratio of the determination, which to explain means if the applicants attempt to correct ten issues, but are only successful with 5 of these or fewer than 5, the tribunal will almost certainly award the landlord/RMC as respondent 50% or more of their costs, which could mean a favourable determination for say £10,000 in favour of the applicants, but a costs award of 50% of £100,000 which effectively amounts to a loss or cost against the applicants for £40,000 which will later appear as part of their future service charges.
In short this tribunal service is a big risk and amounts to some would say a reckless gamble, but the flipside is that Parliament has done such a poor job of legislation to protect leaseholders over the decades that this part of British law is an invitation to rogue organisations to exploit both the weakness of laws and opportunities to commit fraud that the tribunal service likes to call errors, but as mentioned these are the same errors that appear year after year in the accounts and management by rogue property managers, and many UK property managers appear to fall into this classification.
So how did things go for us. First we were awarded about one third of our claim, which in round numbers came to £50,000 although we say iot should have been £500,000 including interest, but again tribunals cannot award the interest that courts commonly do award. Of course our landlord ignored the findings of the tribunal and had contempt for the determination, but were awarded 70% of their costs which in total came to £130,000 so in essence we won but we lost, and the case took so long that by the time it was over, the world and the date had moved on, so we believe our claim or our case now amounts to us being owed £1 million including interest.
This continues in the next episode ...

Believed in my case when others didn’t.
He fought for an agreeable settlement for me.
Wouldn’t hesitate to recommend him.
This voice of the voiceless people
I would like to express my sincere gratitude to Alex Passman for accepting my case and successfully advocating for my compensation. Other lawyers I previously contacted let me down. I appreciate you for the hard work you put in this case with a positive outcome. I nearly gave up on this case because I couldn’t find a good lawyer like you before I found you. Thank you once again for the job well done!

Tribunal Claim offered a satisfactory experience overall. Alex Passman was helpful and transparent, keeping expectations realistic. Though initially hard to reach, once connected, Tom provided practical advice and Ellie Humphris was consistent in communication. While experiences varied, their effort to support employment issues with empathy was appreciated.
Alex Passman -great legal representation
Alex Passman represented me against my previous employers, he was helpful, always very responsive, understanding and empathetic towards my situation.
He was also very transparent and realistic about expectations, which I appreciated.
Thanks again Alex.
Tom Street came to the rescue!
Tom Street picked up my case over the Christmas period, when another lawyer left me high and dry with a deadline to submit my tribunal paperwork. Jo was fantastic. Her communication was excellent and she went above and beyond, she was genuinely empathetic and understood the stress and overwhelm I felt with the case. This was a huge relief after having had a stressful experience with other lawyers.

Excellent service received from Tom Street & Co and especially Ellie Humphris. Can highly recommend for any employment issues. My case was dealt with expertly and I was kept up to date regularly. I was very impressed throughout. I feel very luckily to have found this company online.
I engaged Tom Street and Co Silicitors…
I engaged Tom Street and Co Solicitors at a very late stage for an employment tribunal that I had no clue about how to prepare for. I had negative experiences from other solicitors that I had contacted as they were demanding ridiculous amounts of money.
Tom was very understanding and empathetic about my case when he contacted me after completing the online forms. He went above and beyond, asking me to email him a number of documents which he reviewed in his own time, at no extra cost.
I genuinely felt that I could trust him when he gave me his honest opinion about the way forward and his understanding about my argument from a legal perspective.
Tom showed me that money was not a factor when he was helping me as he did not ask for extra money. He agreed to represent me at short notice but the other side gave misleading information, meaning that I had to represent myself in person at the tribunal. Tom re-assures me and he was available for advice at all times during the hearing and he guided me in the background, keeping to his promise of contacting me at agreed times. This was a relief for someone with no legal experience as this made the process seem easy.
The payment that we agreed on was significantly cheaper than what I was quoted by other solicitors and Tom went above and beyond his duties to make sure that I was not stressed on the day.
Even though the result didn't go my way, I felt very much prepared and I was confident in handling the case for myself, with Tom's guidance.
Thank you very much Tom. I will definitely refer you to anyone seeking support/ advice from a genuinely helpful solicitor who is true to his word.
Well worth using the set fee paper work plus advice service
It was really great to ring and make an appointment to speak to Tom directly for a set fee. It was even better to speak to him that very same day. I do like his straight talking, he worked out very quickly from the paper work what had been going on, he really did have it spot on. We then were able to use the rest of the time to talk through my options. Thank you very much. Great service would def recommend anyone to take the option I did. Thank you so much Tom.
