I have been at Merrifield Ct Welwyn Garden, my manager Lois Gibbs does her best, I believe her hands are tied by her superiors who remain in the shadows without facing up to the issue's at our site . On 25 Nov I was the recipient of a flood from 2 floors up!!! I still have not received a senior manager to see me and explain the procedure that followed the disaster No emergency procedure was in. place.i was left no electricity, no internet It was 3 weeks before they sent an electrician round where he found water in my fuse box I could have been electricuted or we could have had a fire! My contents insurers came out in2 days, condemning my kitchen equipment as it didn't pass the pat test, of coursenot as there was water in the fuse box ! Took things away, small things dumped . Lots of estimates after this from various contractors, finally told work would be done very good co., however I was to move out!!! No help to find a acomodation, I then said I could do the work myself as I have done this sort of thing before with good builders. I have been offered a derisory offer even saying it would attract vat? Good luck to all of you out there, in our ser ice charge it i cludes buildings insurance ha! Advice get some quick as there's doesn't cover real emergencies. I have had to cancel serious operation twice as this matter is still bot settled and no serious manager or director has been to see me i don't even know their names Great job eh!take their salaries .Phone and listen to their .mission statement when you call, I feel sorry for the ordinary sfaff who take the Flack for these executives. I am nearly 79 and have always paid all their charges,.my family is now so annoyed we are taking legal advice ,Trinity your choice, want this I am so angry now don't care about the Damage.Sorry for Lois our manager she has tried they have hidden behind her . Note they haven’t sent a response as promised below nor can I get hold of anyone on the phone. Iv had to pay it now because they are holding us to ransom because unless we pay it we can’t remortgage and they no that. We still can’t get hold of them or get this sorted.
Its surprising we can’t get hold of anyone seeing how 80% of the charges they keep putting up are for management and yet no one is managing it clearly. I am in the process of seeking legal advice and enquiring with the governing body as this is holding up the mortgage. Has anyone else had a bad experience with trinity.

I write further to my previous correspondence regarding the removal of my name from the above account with Katy name remaining on the account.
For the avoidance of doubt, this request does not constitute a transfer, resale, or assignment of the account, but merely the removal of my personal association with it. As such, I dispute the justification of the £342 fee being demanded, which appears disproportionate and unreasonable for what is, in effect, an administrative amendment. Under UK government guidelines an administrative change should not exceed £50 to deemed reasonable.
I would also like to add this matter has now been ongoing for in excess of six months, during which time my legal team and I have made repeated attempts to resolve the issue, including unsuccessful efforts to contact your office by telephone.
Please treat this email as formal notice that I require my name to be removed from the account within 14 days of the date of this correspondence.
Should you fail to comply, I reserve all rights to pursue the matter further, including but not limited to seeking independent legal advice and taking any appropriate action to protect my position.
I trust this will not be necessary and that you will resolve this matter promptly.

As always this company fails on their side to provide serves paid for. Out of the many, they put out a notice that we won't have water for 4 hours on the 16th march 2026. We all saved water for the day but nothing happened. Then on the 17th March 2026 the water stopped running from morning. There was no notice for us the elderly and infirmed that they have changed date. As i write now being 18th March 26,we still dont have water. And Trinity is not doing anything concrete to get us out of this mess because they have a culture of ignoring residents. For example the lifts to the basement that leads to the bin wasn't working for almost 2 weeks, this company didn't find it necessary to communicate with residents, especially with with us the elderly and infirmed, Trinity treats us like animals. For example, when report things to their ground staff, they do nothing and make you feel stupid for reporting things down to the cleanig of our comunal corridor. This is my 6th year in this property and the experience is not good . This property is at 40 Barking Rd E16 1EQ.

She is outstanding, efficient, professional and caring. She always replies to emails and deals with the issues involved quickly and expertly.

They broke my lock in the process of checking my front door for fire safety. I only noticed because my lock stopped working around the same time as there had been an "inspection". When I called up to find out why I hadn't received a warning letter, they told me that my door "probably hadn't been inspected" even though I received a letter to say that all doors in the apartment would be checked. I ended up having to pay for a new lock (which I have my receipt as evidence) as well as a £275 fee for "fire door remediation". Liars and thieves. Avoid at all costs. I'm writing to my local MP about the extortionate service charge, despite a very poor service, even the windows haven't been cleaned in God knows how long. I advice people to contact the Leashehold Advisory Service and will be looking at getting rid of them.

As a director of our RMC, after exceptionally poor service from our numerous Trinity property managers, we moved to new managing agents in December. Since the move 2 months ago, Trinity has ignored requests to provide the financial schedule breakdown of our Service Charge Reserve Funds, and to provide copies of our Reserve Fund bank account statements. This is financial obstruction, and I now have no choice but to report this to RICs.

This company are first class fraudsters. At least in the area of the country I am in. They charge a ridiculous amount of money each month with little to no presence at all on site, neglected green spaces and flooded streets. When I requested a breakdown of what is actually done with the money being paid to them each month nearly all the money is funneled away into the perpetually obscure 'managerial costs', or are hidden away for 'potential' future costs.
Avoid dealing with them at all costs, if they have been given contracts on a property you are looking to purchase I would advise looking at property elsewhere to avoid a continuous sink of money lining the pockets of the managers with nothing to show for it as a customer.

18 months after selling a flat managed by Trinity I received a threatening email, demanding money for energy usage, despite receiving a letter confirming a 'nil balance' at the time of sale.
It was almost impossible to contact Trinity to try to resolve the issue. Issue not resolved, despite Speaking to Switch2 and three different departments at Trinity

True to form, Trinity may reply to 97% of reviews but do nothing. Following my review on 4/2 regarding telephone conversations going back to November 2025 where each time I was told the person responsible for our estate would contact me, once again still waiting.
Almost immediately they replied to my review and said someone would contact me, of course they haven’t. I suspect they employ people just to answer reviews rather than sort out the problems. As I said last week, not fit for purpose. These companies are set up on new estates to fleece home owners, nothing more.
