I moved into this property on 12 February 2025 after experiencing serious problems with my previous landlord in Basildon, Rashadur Chy, whose conduct had become deeply concerning from 5 September 2024 onwards. I relocated in the hope of finding a peaceful and stable living environment.

Unfortunately, I later became aware that Rashadur Chy had already been in contact with the manager of VPS Guardian Ltd, Shyne Walters. Since my arrival, I have experienced behaviour that I consider highly unprofessional and inappropriate for someone in a position of responsibility.

At the time I moved in, several rooms in the property were still vacant. One of these rooms was subsequently rented to a person identified as Xavier (surname unknown), who appears to be a friend or relative of the manager. Since this individual moved in, I have repeatedly been disturbed during the night and woken from sleep. These disturbances have caused significant distress and have seriously affected my ability to live peacefully in the property.

Very slack on their part of the agreement in maintaining the properties to at least a safe level. Nor in maintaining basic utilities i.e. gas, water, electricity for the guardians in place. We went over a month without hot water and a few days without any water supply whatsoever, all due to poor communication regarding the bills with the client. Also unnecessary movement of guardians to other properties due to lack of communication with property owners/clients. Furthermore there was poor communication with guardians themselves. Good selection of properties and decent prices, however could be much better on the management and communication side of things overall

I've been a guardian with VPS Guardian Services for 10 years. I've seen a lot of change in the company over the past years but I have felt since the pandemic they've began to really listen to guardians following changes in the company. Though prices have risen a lot in the past few years, they are appearing to keep their license fees lower than competitors. I am concerned about what price point being a guardian with no security, furniture and a complete lack of rights would become a disadvantage.

I must say a big thank you to my VPS building manager Kate who really listens, is attentive to concerns about building issues and has been helpful and quick to rectify issues. As a guardian living in total insecurity, this goes a long way to making the experience as good as it could be. It's also reassuring that they have a network of contractors and a reporting system for issues that means things are usually picked up.

We were given notice on the 19th December 28 days to vacate most of us moved out on the 20th January 2024 asked about when our deposit would be paid in to my bank account I was told 28 days I paid a total amount of £700 deposit and then they paid me today the sum of £155.15 what the fck they certainly ripped me off my deposit of £544.85 owed I am not a happy person 🤬 that’s VPs for

I am a resident at Amerind Grove in Bristol. I moved in 2 months ago and it has been a really lovely experience. My fellow guardians are very sociable and there is a real sense of community in the residence. We get involved in holidays (Christmas and Halloween so far😊) as well as support each other with the day to day tasks. Living here has allowed me to save up for my life goals and Laura who manages the site has been very open, honest and dependable. I am extremely grateful for the opportunity to be part of this community. I look forward to the new year and the opportunities this will bring for our community.

I currently live in a property run by VPS, and can honestly say they have been so helpful when I first moved in there was some issues with the flat that I was meant to move into and they straight away were able to find me another flat to move into and I've been there for nearly 2 years now and can say I really enjoy living in this property, as a guardianship they are pretty good and affordable especially for a flat in central London. Whenever I report any issues they are resolved relatively quickly would recommend them but would say admin can sometimes be a little slow but overall a good company to be with.

Most awful treatment I've ever experienced in my life.
I rented a room in a VPS property, which was abandoned and freshly rid of squatters when I viewed it. The building was basically a homeless ruin, every room full of mould, filthy mattresses, needles, faeces on the walls, floors, and obviously for that reason, very cheap. I was young and desperate at the time, with not much law knowledge, so I took it. Cleaned up my chosen room and made it my own.

After some time of being stolen from, having VPS walking into my room unannounced, as and when they please, threats of eviction within a week when I made any complaint, (because I wasn't legally a tenant, I was a "guardian so tenant rules didn't apply) I was foolish enough to believe their threats and kept my mouth shut about any complaints I had.

Drug dealing, cctv manipulation, stolen mail, theft of possessions, constant harassment, being accused of subletting - which led to being harassed and spied on! you name it.

I'm currently being evicted because for 4months, my building had no working boiler, ie, no hot running water from my tap or shower. I was promised some rent reduction which never happened. And I subsequently didn't pay for the 4 WINTER months of no hot water after advice from the police and my local council that I didn't have to pay by law. My toilet was also no functional during this time!

I once had the toilet fixed by the VPS plumber, who acted as a spy and reported on my girlfriend's clothes that had been left in my room. This was followed by constant harrasment, accusation and threats of eviction by vps! The head guardian would then even stand outside my door once a day filming me, to try and "catch me out". Which was totally ridiculous, however I lived in total anxiety and fear. My toilet broke a week later, and of course I didn't want him back to fix it!

I've now been issued notice because of this 4months rent dispute over the hot water and no working toilet which I won't pay. They issued the notice 1 day after I last paid them! Which they say is indefinite, regardless of whether I continue paying my rent. Whenever I try to offer a reasonable and fair payment plan, (which has always been my rent, plus some arrears) they tell me it's not good enough and force me into paying a bigger amount, which is not only illegal but totally manipulative and unreasonable.

They have since ignored every question I have asked about the eviction process, regardless of the distress it's caused me. They tell me the notice cannot be retracted, regardless of what I pay. They turn a blind eye to drug dealing, stealing, and do blatant backhand deals to other employees withing their little circle. It's as close to a criminal organisation as it gets.

I'm going to be gathering all evidence I have, including threats & ignorance of serious complaints. Luckily I have an abundance of current and past guardians who have my back with their own evidence in the form of photos, videos and WhatsApp messages!

This review is the first of many steps I plan to take action against this company. Care or welfare of their gaurdians is not on their list of priorities whatsoever! I'm lucky enough that my partner is a legal assistant to an eviction lawyer, where I've been given some helpful advice! STAY AWAY FROM VPS!

This company was very ok when i sign up 2 years ago. But now is horrible, they just do not play fair anymore. I left one of their property , i left it in the same condition how i find it, on time, i just followed the terms from contract. So they should give me my deposit back in 28 days. I was waiting and i was lied about when i will get the money. This Saturday, next Thursday, etc but guess what I didn't get anything. All the time when i ask about my deposit, same answer. " I will chase the finance department... So now i still waiting for my deposit.
Ps: I think as well they didn't protect deposit wich from what i read on citizen advice is illegally.

All staff have very little respect for your personal belongings or space. Whenever anything is repaired or amended in the property, you can expect to find mess and rubbish left for you to clean up. On occasion I've had to deal with a plumber who smashed up tens of ceiling tiles and left them for me to clean up. Flaked paint all over the floor and at the windows where someone had made amendments to my room while I was at work, alongside rubbish and plastic that they hadn't bothered to take away with them. If they have to rearrange your room to make any changes to it, you can be certain that nothing will be returned to its original place. Personal space and propped PPE was not worn by workmen and other staff attending our building during the height of the covid19 epidemic in 2021. They can and will randomly go into your room which makes you anxious to store or own anything of value. From the outside this is clearly a really poorly run business, with some quite glaring issues with communication. Last year VPS billed me an incorrect amount and it took them over 12 months to get back to me to correct it. During this time period, 4 separate members of staff messaged me to request money that I had already formally enquired about. In the past year my rent has been increased at a faster rate than national inflation, baring mind the observations I've noted in this review, I'm amazed that they deem there services worthy of such an increase. If you use this company you are an absolute means to an end and you will be treated poorly. However, If a guardianship is all you can afford inorder to have a place to live - it would be a suitable (and your only) option.

I rent from VPs every month they send me an email saying I’m in rent arrears it’s a bloody joke the head guardian here is a joke he touched me inappropriately so I pinned him up against a wall they served me with a bulling email from head office my friend also left 7 months ago and is still waiting for her deposit back and she’s a copper 👮‍♀️ I handed in my notice to quit due to health issues cancelled my standing orderwith them I shall just walk away can not wait a year for my deposit back this company is a farse 😡

They have my personal details to dept collectors and now asking for 400 pounds of something I don't own them they just kick you out whatever they want and wait one year and after that sudennly for some reason asking for unpaid licence fee. They did not even paid me back my deposit and on top of that sharing my personal details with dodgy depd collectors. Please AVOID AVOID AVOID.

I rented through VPS Guardians. Affordable with various locations and requirements to choose from. Excellent maintenance service. Prompt and polite communication.
