Mould

I rarely leave reviews, but I feel it’s important to share our experience.

We lived in a property managed by this estate agent for around two years, during which time we repeatedly reported serious issues with mould and a broken window. Despite inspections and ongoing complaints, the window was left unrepaired for over two years, with the landlord reportedly refusing to fix it due to cost. This contributed significantly to persistent damp and mould throughout the property.

During this time, both I and my two children (both under the age of two) developed respiratory issues, which we believe were directly linked to the conditions we were forced to live in.

When Environmental Health became involved, they confirmed that the broken window was a key factor. Even then, there was no apology or acknowledgment from the agent for the prolonged situation or the impact it had on our family.

Shortly after Environmental Health intervened, we were served a Section 21 notice and forced to leave the property. From our perspective, this felt like a retaliatory eviction after raising legitimate concerns about the condition of the property.

Communication throughout was poor and often stressful. Emails were responded to quickly, but instead of support, we were frequently blamed and sent generic guidance on how to prevent mould, rather than any meaningful action being taken. The tone was often dismissive and unhelpful.

Visits to the property were uncomfortable, with a clear lack of compassion or understanding. On multiple occasions, contractors or representatives attended without proper notice, and when we raised concerns, the agent was argumentative rather than constructive.

Overall, this was a very difficult experience, made worse by a lack of accountability and basic empathy. I would strongly advise others to think carefully before renting through this agent.

Warren are scammers

We are in the process of being scammed by Warren and the supposed “cleaners” who were supposed to carry out a carpet clean. The conditions of our offer stipulated that a deep carpet wash take place. The floors were filthy when we moved in. After sending photos of substantial amount of dirt and dirty water from a spot clean, Warren have dismissed us despite agreeing the clean was inadequate. Our offer also requested a balcony door fix which was not completed, leaving us with an open door that doesn’t close. Anyone can come in and the broken seal means our room is freezing cold.

There is a total lack of care for tenants and the agents do not fulfil any conditions made in your offer. Wish I had not gone through with our rental and will not recommend or use Warren in the future.

What a LET down Matt M is

Agreed a let with Warren Lettings (w/ Matt M) and had paid holding deposit / passed referencing. When the tenancy agreement came, there were some contradictory clauses in there, plus some very old fashioned ones that didn't make sense. Asked for them to be removed, but there was push back. A few emails later and he was asking why I wanted to obscure the windows or doors (one of the clauses). I gave a number of reasons why including supporting a social cause quoting BLM. The next email we received was that the landlord was pulling out of the letting with us. Is this because Matt is racist? I can't say but he was not positive about the fact BLM was mentioned. Not a good experience whatsoever...

It is always disappointing to receive negative feedback. To be clear my client felt unable to alter the Head Lease of the property you proposed to rent, to allow you to place posters or placards in the windows and reluctant to breach it. The suggestion of racism is unfounded & unwelcomed.

From Letting to Sale: Excellent Service throughout

I signed up as a landlord with Warren several years ago after a less than positive experience with another agent in Putney. I am an accidental landlord, letting due to family circumstances, so I have greatly appreciated Warren’s breadth of expertise and knowledge and their support, particularly during the pandemic. They have consistently found me good tenants who have stayed on and paid on time. I have felt particularly supported by Iain Young, who has been my most recent property manager. Very straight talking, he has given me good advice and saved me a lot of money in call out fees by going out himself to check out issues, most notably at 7pm on a Friday night!

I recently sold my property through Warren and was greatly impressed with the flawless segue from Lettings to Sales. Rob Ford is at the top of his game and guided me through a private sale in very good time, less than 2 months from my decision to sell the property to completion! I got a good price and as this was a private sale I also saved money on marketing and commission. I have bought and sold several properties during the last few years (Not through choice) and have previously found it extremely stressful as I felt I had to chase agents for information. This time I knew I could trust Rob to get me the best price and push through the sale, he kept me updated at every stage. I could sit back and relax to a certain extent, what a luxury! Although selling the property is a huge relief, I am sorry to have left the Putney market and Warren’s stamping ground. Any ideas about expanding into other areas of London?!
I wouldn’t hesitate to recommend Warren as a Lettings and Sales agency, particularly in the SW London area.

Avoid at all costs!!!

Avoid at all costs.

I don't normally leave reviews but they are absolutely awful and extremely unpleasant people. I've experienced bullying, patronizing and rude behavior which unfortunately from the reviews, it seems I am not the only one. They have reduced me to tears on more than one occasion and are simply useless and unhelpful. Avoid and don't use them!

Avoid Warren estate agents, worst I've ever experienced!

Warren is the worst estate agent I've ever dealt with and I had an absolutely awful experience from start to finish.
The majority of reviews here that are positive are for buying/selling with Warren, but with renting it's a completely different matter. Here are a few of my negative experiences:

-I moved into a filthy property (see attached photos) during the pandemic. It took 3 subpar visits by cleaners over 18 days to get it to a better condition, but we had to do a large amount ourselves as we couldn't wait so long to have the issues rectified.
-The property manager assigned to us was absolutely useless. She was patronising, slow to react, unhelpful and couldn't keep up with the list of outstanding issues so we ended up requesting a switch to another property manager.
-A large number of things in the property needed fixing so we had to deal with organising the repairs and having a multitude of contractors attend to rectify issues that should have been fixed before we moved in.
-When items we're faulty/broken, we were often expected to deal with it or pay for it ourselves, and were told it's that our job to maintain the property despite the issues existing before our tenancy. For instance, we had a mouldy/dirty/smelly washing machine with a broken door that we had to fix ourselves by constantly running hot washes until we heard it unclog itself, as the agency refused to deal with this issue. We then had to fight for months to have the landlord cover the cost of us having to visit a launderette until it was fully cleaned by us/the cleaners.
-We had no working monoxide alarm for almost a month (illegal), which we had to buy ourselves in the end. We weren't refunded for 3 months, along with all the other things we had to buy to repair the property ourselves, despite asking repeatedly.
-The property was infested with moths which we also had to deal with ourselves and also waited 3 months to be refunded for (we had to push for this too as we were expected to pay ourselves).
-Our privacy wasn't respected as we were given little or no warning about contractors turning up when the agency failed to mention when they'd booked someone to attend despite us repeatedly asking to be notified when someone was attending. As we were working from home, this was a real issue for us as it interfered with our jobs. We even had a contractor damage our personal property and the agency refused to ask the contractor to reimburse us for the damaged item.
-The check-in clerk missed a huge amount of items off the inventory and despite us asking for addendums to be made, this was not done. When an issue arose stemming from damage that was done by a previous tenant, the agency tried to blame us and have us pay for a contractor to repair it. We forwarded an email proving that we had requested the addendum and were then told not to worry about sending the photos as proof as they had them on record (despite previously saying they didn't have them) so already had the evidence that we weren't the ones that caused the damage initially.
-We had the property professionally cleaned when we moved out and gave it back in an immaculate condition that exceeded the quality we received it in, yet we were still charged £50 for damage that all existed when we moved in. We had proof that we weren't responsible so lodged a case with the deposit scheme, Warren then arranged for the return a few days later at the landlord's request, I assume as they knew they didn't have a case.

From start to finish, this was a miserable experience that caused us huge amounts of stress and wasted hours of our time rectifying issues and dealing with problems with the agency. I highly recommend anyone that values an easy life stays well away from Warren Estate Agents as it was the most negative experience I've ever had in my life with a company and I wouldn't wish it on anyone else. A weight has been lifted off my shoulders by simply leaving the property and closing the door on a hideous relationship with a neglectful estate agent/landlord.

Rob Ford was very helpful when we were…

Rob Ford was very helpful when we were looking for a house. Ultimately Warren didn't have the right house for us, but Rob went above and beyond to provide his honest advice on thoughts, even on properties marketed by other agents, giving us food for thought.

AVOID AVOID AVOID!

Utterly disgraceful service as experienced by others on Yell and RatedAgents. I wish I had read their experiences first!

After making an offer on a flat the landlord was "hard to reach" - nearly 2 days later from the offer, the agent consistently failing to answer calls and always "being away from his desk" another employee lets on they had been showing the property to various others taking offers. At no point were we told what was going on. We had booked another viewing and were later told that "was not in the system".

Even prior to this in setting up the viewing they:

- Failed to respond to email enquiries.
- Failed to call back when promised on multiple occasions.
- Half the time no one even picked up the phone at the main office.

Amateur hour.

Highly Recommended

Warren Putney have managed the lettings of our portfolio of properties for many years now. They have always been professional, efficient and treat our tenants with respect. We are very happy with the service that they have given us over the years and would recommend them to anyone looking for an excellent lettings team. We have also used the sales department and found them to be equally as efficient.

AVOID Warren Estate Agent in Putney

Stunningly discourteous, bullying, unpleasant people to deal with. After taking a holding deposit and agreeing rental terms on a flat, a meeting was set up with a staff member to go over the tenancy agreement which was last updated 2014 - the head of lettings decided to join our meeting - this man was seriously aggressive, rude, dismissive and impatient. My daughter left that meeting in tears. As a Landlord myself I know the importance of both parties being clear and understanding the terms of the tenancy. An email sent to the Mr Warren the director of Warren which was never even acknowledged - in the end we walked away - a lucky escape !
