I am writing this to warn others about evil administrative games

I am writing this to warn others about the "administrative games" played by the directors and management at WHG. If you are a disabled tenant—specifically neurodivergent—be prepared for a coordinated campaign of procedural barriers designed to block your legal rights under the Equality Act 2010.
WHG management is currently weaponizing "legal compliance" to create impossible hurdles. In my case, they have dismissed statutory Occupational Therapist (OT) reports and are demanding "medical evidence" from professionals whose remit doesn't even cover housing (such as psychologists for building layouts). This is a deliberate tactic to stall relocations from properties that are actively aggravating serious health conditions.
I am aware that I am not alone. I know of other vulnerable tenants who have been driven to attempt to take their own lives because of the psychological toll these "compliance loops" and institutional gaslighting take. Forcing a disabled person into a "bureaucratic war" instead of providing a safe environment is not just poor management—it is a dangerous failure of their Duty of Care.
To the Directors at WHG: Playing games with people’s lives to protect your housing stock is a disgrace. I have sustained a psychiatric injury due to your "evil" administrative tactics, and I am now forced to take legal action.

Poor plumbers

It didn't allow me to give 0 stars. I had a plumber sent out to me, 2 separately in 2 weeks and still did a cowboy service. This is my first review and decided to after so much stress and frustration. Please send your best plumber, preferably a mature old timer that really knows what he's doing for goodness sake!

Whg are complete lowlifes they don’t help people I’m seriously disabled and I live with my mom who is 90 for 3 years now we’ve been having anti social behaviour from foreign neighbours iv sent recordings phoned numerous times and emails and still nothing done , they refuse to rehouse us because of disability I use a mobility scooter and I have to get it in a lift and through 5 different fire doors and trying to do it with COPD and cervical spondylitis is exhausting , they’ve even had 2 occupational therapy reports and completely ignored medical evidence and professional support/ evidence iv had to contact the ombudsman and now even a solicitor to help they are absolutely disgusting the way the discriminate against elderly and disabled people they make you seem like a liar when you tell them things there just completely blank and show no empathy. Anyone being offered a flat in bamford house bloxwich don’t accept it it’s anti social behaviour, drug abuse, constant noise , and fighting in the landings absolute joke , these flats were ok supposed to be for over 45s and now there’s younger in here and it’s an absolute nightmare . What makes it worse is that there are bed ridden residents in this block and they have to suffer this kind of behaviour and it’s all down to Whg who let it happen I’m disgusted I have to leave one star

It's really noisy here -I was told by…

West Whitlawburn Housing Association - It's really noisy here -I was told by the staff before I moved in it was peaceful and quiet here. I've got neighbours on my landing constantly smashing the fire door shut and slamming their front doors continuously . Kids shouting and screaming in the street outside the flat every day of each week and the neighbours above me smashing their doors and clanging and thumping on my ceiling . I already suffer with my nerves and can't get a wink of sleep to take a nap during the day - I'm a pensioner . I'm so grateful to have this secure housing and my flat is great ,I like the staff too , but the constant clanging and clashing every day -Thankfully much quieter mornings and at night when I can get some relief But I know in time this will put me over the edge and I'm going to end up in hospital - my nerves just can't take this

Issues with boiler

Our boiler packed up 11.10.25 so we have no heating or hot water. We contacted Whg and to cut a long story short, we've had 3 engineers out and we still have no heating or hot water. The first engineer failed to notice a new pump was required, the second was adamant before he showed up that he could not repair it and the last one came with a pump and we were also told there was a HR9 code error on the boiler and that a board was required and at some stage the pump would stop working. It stopped working hours later. We've made endless calls to Whg only to be told that the board has been ordered but it wasn't. I also spoke to a team leader who promised to return my call and no call was returned. Whg are a big company, the level of service from them is appalling and we are in the process of taking this further. I've also sent them a complaint and received no acknowledgment from them. Disgusted to say the least.

WHG tenants causing serious hygiene and environmental issues

I live next to properties managed by WHG, and the situation has become unbearable. The tenants constantly create a mess — rubbish, dirty nappies, and used tissues are often thrown around the area, making it smell awful and completely unhygienic.
Despite several complaints and reports, WHG has done absolutely nothing to address the issue. It feels like there is no supervision, no accountability, and no respect for the surrounding community.
This ongoing problem is ruining the environment for everyone nearby. If you’re considering living close to WHG-managed properties, be prepared for serious hygiene issues and zero response from management.

So happy with our new home

We was weary about housing associations due to a really bad experience with stonewater ltd . but whg so far has been great ,really helpful ,repairs are done fast and lastly a big thank you to aneesha Patel & Dawn gover for our lovely home 😊

Had a kitchen refit cupboards to small can’t fit dinner plates in one you fit water bottle and it’s full it like having a kitchen from eastenders cupboards on wall that thin you put a tin of bake beans in that’s all your getting. I am 4f11 and disabled can’t reach cupboards now need ladder to do a thing one cupboard under a work top that you can’t use

This Housing Association is absolutely awful, no lie or exaggeration at all.

One Star is being generous. The lowest rating i could give.

This Housing Association is truly appalling. Since November 2024 i have repeatedly requested that WHG as my landlord carry out their legal obligations and repair or replace my fascia board/guttering & soffit on my roof of my apartment flat.

The wooden fascia board is rotting away due to rain water damage causing holes to appear in the roof where more rain water can and will get in causing more severe damage over time.

Despite these multiple requests for this repair to be carried out (which is a genuine repair that needs fixing) WHG have continuously tried to fob me off every single time.

At stage 1 of WHGs so-called complaints procedure i made an official complaint directly to my landlord who tried to effectively shut me up and wear me down by offering me £50 compensation (which I did rightly claim), however it has failed to shut me up and wear me down.

I will not tolerate being treated in this disgusting and disrespectful way.

The shit Landlord is clearly only interested in one thing and one thing only and that is rent payments (money).

They will try to avoid doing big repairs to their properties for as long at it takes because they know that it is going to cost them money to sort the repair out.

As well as offering me £50 compensation to try to shut me up, they have also deliberately lied in the reply to my complaint multiple times claiming that on a second visual inspection of my roof found that no repair was required.

However on the first visual inspection it was clearly explained to me that a repair would definitely be required.

WHG also lied to me again by claiming that scaffolding had been set up outside my home to carry out this repair which they said was not necessary after a second visual inspection.

This never happened at all.

Despite all of this, you will find that if you don't pay your rent or don't pay your rent on time they are literally on to you like shit.

It is very clear to me now that WHG Management are motivated by money and corporate greed for rent payments.

It's an absolutely disgusting attitude to have.

And their attitude and behaviour clearly Has changed and is probably not going to change for the better and is getting worse since this isn't the first time I have had very bad experiences with WHG when it comes to repair requests.

They also cancelled 2 requested repairs without even telling me and rescheduled another one without telling me about these changes either.

I only found out about this when I checked my online rent account repairs section.

I'm hoping this bad review as well as the other bad reviews will severely damage this Housing associations reputation as a landlord.

WHG are not a landlord, they are a slumlord.

I absolutely refuse to be fobbed off by either WHG or the housing ombudsman if I need to contact them to get this repair sorted out properly & fully.

I pay good money in rent payments to live in my flat and I have every right to be very angry with the way I have been treated in the past and how I am being treated now.

WHG obviously believe that this is acceptable behaviour and treatment towards their customers.

It clearly isn't acceptable at all, and it never will be as far as I'm concerned.

Nobody care I got only polite emails.

I live in an apartment in a newly built block of flats. There has been mold on the walls and broken ventilation from the beginning. The apartment has a low ceiling, there is a little air. The kitchen and bathroom have no windows. The window in the room cannot be full opened because the apartment is on the ground floor. During the day, an opened window blocks people from passing on the street and at night it is dangerous to leave the window open. I am lonely and afraid. The apartment has electric ventilation, but it is broken. I received the keys in December 2024 and moved in in January 2025. From the beginning I constantly report ventilation failures and pour a chemical agent on the mold. I cannot stay outside all the time due to the weather and when I am at home, I have constant headaches and feel very bad. I am ignored by WHG, I only get polite emails or polite phone calls, but no one has come to fix it or at least look at it. It is difficult for me to solve the problem myself because I have had a stroke and have problem with moving. It's the end of March now, this situation has been going on for three months and still nothing.

Worst people ever.

Worst people ever.
I'm disabled in a bungalow and they refuse to fit a light fitting in my hallway. I'm in a wheelchair. It's pitch black and I feel so unsafe if anyone knocks my door.
They forgot to put a ceiling light in when it was rewired and we've been raiding this with them for months now.
I have 1 electric socket in my front room and have asked for one to be fitted in the hallway to enable me to charge my electric wheelchair. They flat refused abd said I need an OT report.
You have a duty of care and if anything happens to me my husband or any visitors we will seek legal representation.
Today they sent a man to change a light bulb. What a joke we have no fitting for a light bulb.
SHAME ON YOU WHG
They do not respect their disabled customers. They have a duty of care.

This company doesn't know what they're doing!

Last year gas check they didn't turn up, this year....same!
I rang whg and was told my gas check was rescheduled for 2 weeks time..was anyone gonna tell me?
I'd waited another 4 hours for nothing, same as previous year!
Next year if WHG do this again, they are welcome to take me to court to gain access, because I will not be ringing them next time it happens, THANKS WHG, you sink lower every time! Well done. No respect whatsoever!

I had applied for a 2 bedroom house and…

I had applied for a 2 bedroom house and was shortlisted for it, they asked me to provide financial documents to prove if I can afford it which I did. But instead they offered it to someone else with no clear reason. I realised that they offered it to someone else because they noticed my background which not fair. WHG is not worth even 1* as they are bias and racist housing association.

Overcharged for a flat!

You get charged more for a 2 bed 2nd floor flat!!! When their houses rent is cheaper!! I got a daughter who has additional needs and needs a garden to run around to have an outlet for her energy as she can't do it in a top floor flat!! The flat is too small for two of us and I've changed my circumstances and told them my daughter has a disability and they don't care!
