Ms Grey, letting dept, failed to serve tenant notice on time ; earlier, she had not informed us about the dilapidation caused by that tenant; she boasted he was from a very good family (?) as if someone's origin would justify damaging a property. Mr Lonnon, sales dept, under no pressure from us, made an unrealistic property evaluation, contributing to the impossibility of a sale in an already very difficult market. My advice? STAY AWAY from Wills and Smerdon

They seemed professional to begin with but it seems they are just after making money. Be careful especially when trying to get your deposit back, they take chances. Also, arrive at property unannounced.

The estate agents themselves are lovely (which is why I feel I cannot leave a 1 star) - but do not use their recommended cleaners for end of tenancy clean - Par Excellence or M.C Millenium Cleaning Services. I tried to find the two cleaning companies on here deprecate to Wills and Smerdon but they don’t appear to be on here, and Wills and Smerdon recommended them either way.

I tried contacting both and they were the most infuriating phone calls I’ve had to make. Neither of them said anything after picking up the phone, asked me no questions, no manners. I had to lead the whole conversation, asking if they needed to know how many different rooms/type of building/appointment date - all of which they only responded with yea or no answers. It was like taking to a brick wall.

Then considering M.C Millenium Cleaning Services took too long to eventually get back to me, I ended up booking Par Excellence. Big mistake. During the phone call for booking, I confirmed with them a booking for 2:30pm on the 2nd of July. On the 1st of July I was away from home and I got a call from them saying they could come over in 10mins. I said no as it was too short notice and my housemate was working from home that day. Then I called my flatmate literally 10mins later to tell him what had happens and it turned out they showed up anyway even after I said no and insisted on cleaning the place. To make matters worse, they then pushed us to leave a day early so we wouldn’t mess up their cleaning - when if they had come on the day I booked them we would’ve still had our last day to move out. And this was in the middle of the working week! So it was incredibly rude and inconvenient of them.

In addition to this they had promised me the full quote was going to be £270, and then charged me £324. I emailed back asking about it and their response was that they had supposedly said it over the phone to me and to my flat mate in person that this quote did not include VAT. I checked this with my flatmate who also said this is a complete lie. Either way, the correct way to run a buisness would have been to send the quote in an email rather than only the bill to make sure all facts are in order. Rather than lie over the phone about pricing, and then force us to pay more than we were promised. All round, incredibly rude, over pricing and bad experience.

Wills and Smerdon should not be recommending these so called “businesses.” Don’t bother. Wills and Smerdon should look to recommend different cleaners.

I cannot rate Wills & Smerdon highly enough! They have been a delight to deal with for years now in their friendly, personable approach, timeliness and professionalism. In particular, I would like to single out Carolyn and Sara in lettings, as it is mostly they I have communicated with. Thank you SO much!

We have bought and sold a number of houses in Surrey and we bought and sold our latest house using Wills & Smerdon.

We really cannot rate them highly enough - firstly they understood our house's value perfectly, they didn't just make some arbitrary comparison with dissimilar properties and say "it's probably somewhere inbetween" like other agents!

The level of service from top to bottom was always first class, they never made us feel like anything was too much trouble and in a stressful time trying to sell and relocate that was priceless. With negotiations on price they were also very much aligned to our needs as their customer, balancing the practicalities of our need to sell with trying to get us the best possible offer and not just accepting a deal that wasn't right for us. There was never the pushy aspect of feeling they just wanted any old deal to get the commission.

With various issues arising on both our sale and purchase (through a different agent a long way away!) they were always very generous with helpful advice and thoughts... the best thing we can say is that it felt like we were their only customers, it's pretty amazing to offer that level of service.

Cannot recommend highly enough!
