I used a home equity loan to buy an adjacent vacant lot. Just to set the scene, I have >800 credit and never even missed a payment on a credit card. The first two people I dealt with (Bryant and Stephanie) were nice, professional, and competent. Then my loan went to an underwriter, and the experience was so poor that it left a really bad overall impression of Wyndham. The underwriter obsessed over tiny accounts (CDs) that had nothing to do with my ability to repay the loan. She kept asking for documents that I had already provided. At one point I literally told my loan originator that she must have it in for me, though I had no idea what I had done to deserve it.
Unfortunately, I allowed WYNDHAM Capital Mortgage to cost me thousands of dollars and about 100 hours of my life. My credit score is >800, I owe less than 50% of my home value, and in every way am a perfect client, yet they dragged me through THREE MONTHS of unnecessary appraisals (on my dime), literally scanning and hunting down of 100's of pages of a ridiculous assortment of documents (which I provided), all to delay my loan so long that I lost my other offers and the rates went up. They claim to have "on-time closing guarantee" but they are dishonest and seriously change the terms over and over for the most petty and absurd reasons. I was "approved" many times, but then something would mysteriously change (prime rates went up).
After 3 months of excuses I am out a bundle, will never get back my time or money, and missed the opportunity to lock in the low rates of 2021. Avoid this company! The sales people are very nice, but they have no control over their underwriter, creating a disconnected, frustrating, horrible experience.
It was great to work with Blair and Dominque, they were very prompt and professional in answering questions and orchestrating the flow of documents. They kept me continuously updated on docs they needed from me and status of the loan. The fees were reasonable and I got a great rate. I will definitely recommend Wyndham Capital Mortgage to friends and family.
