We would just like to give a big shout out to Mark Holdsworth for selling my father's house in Halifax at the end of June.
He provided me with amazing service from the word go ,it wasn't easy having to deal with the death of my father and then having to sell his property.

We duped into signing a contract that we thought was 3 months and it was a ten month contract with no get out clause and pay later option we've had no viewings and they still want us to pay over 2000 pounds don't go with these has it's a legalised scam and dodgy agents also we was not told about no sale no fee

DO NOT USE, we appointed this company for the sale of our home, after 5 months we have very few viewings only to be told on our last viewing by a buyer that it took our 45 mins and 5 calls to contact someone to make a viewing.
We took this to yYopa, they just kept trying to upsell our contract saying basically you get what you pay for.
We then raised a complaint with them, they blamed it on the 3rd party ie rightmove and said they listend to call and all was fine, they couldn't or wouldn't graps the fact that it wasn't the manner of call it was that no one could reach them, we tried to book an appointment ourselfs and the same thing happend.
This service is appauling and i would say to anyone thinking of going with this company to go to a real estate agent as after we went to an estate agent we had multipul viewings and an offer within 10 days.
DO NOT USE THIS COMPANY.
We were palmed off and still chargerd for there awful service.

Don’t recommend to anyone, specially if you agree to pay later, as once certain to get their payment they don’t bother for you and find excuses, better to use no sale no fee agents, at least they trying to sell and working for you…

I was thinking of using Yopa to sell my house. However, after reading the one star reviews (8%!). I decided to go elsewhere.

Booked a valuation at 2pm on the 2nd July, for the next day at 12 noon, via their online booking.
At 2.48pm the valuer then MOVED the valuation time to 4.30pm - no call, no email asking me, they just did it.
Also the email confirming the new time had no button or link to move/cancel the booking, so i emailed the valuer asking her to cancel the booking.
To date i have received no response, other than to confirm the booking was cancelled.
That's £1599 you just lost.

I am writing this review to warn anyone in Hertfordshire considering using Yopa. My experience has been an absolute disaster from start to finish, characterized by inaccurate advice, non-existent communication, and jaw-dropping negligence.
I was confidently assured by my local agent, Dominic, that my flat would "easily sell at £250,000," prompting us to list at £260,000. It has now been on the market for 96 days. Despite accumulating over 3,420 online views, I have had zero physical viewings. I have had to drop the price three times—now down to £227,500—and still have not had a single person walk through the door. I also paid extra for a viewing hosting package which, due to their terrible pricing and marketing, has been completely redundant.
Even worse than the lack of results is the sheer lack of professionalism. I have had to act as my own quality assurance manager throughout this entire process:
Basic Listing Errors: My agent listed the flat as 35.6 sqm instead of its actual size of 55 sqm (making my flat look 35% smaller to potential buyers!). I had to spot this error and correct him myself.
Flawed Floor Plans: The floor plans were uploaded with wonky, misaligned walls which I had to ask to be corrected.
Highly Unprofessional Imagery: On one occasion, a bizarre "STAG FOR SALE" sign was randomly superimposed onto my living room bookcase in the listing photos. On another, my agent sent over "AI-refreshed" bedroom photos featuring a burning candle sitting directly on top of a bed pillow.
Zero Proactivity: Communication is completely one-sided. Dominic never proactively contacts me with updates; I have had to chase him for every single conversation. When he failed to call me for a scheduled catch-up on a social media campaign, his excuse for the lack of traction was simply: "We are live on the websites."
Because I used their "Pay Later" scheme, I am now trapped in a contract with zero results and zero professional support, facing a £1,599 bill for an utterly shambolic service.
I have officially escalated this to the Yopa Complaints Team. I am demanding the immediate termination of my contract, the complete cancellation of my "Pay Later" finance agreement, and a full refund of my viewing package.
If you want your property listed accurately, professionally, and actually sold, do not use Yopa Hertfordshire.

I would never use Yopa again very bad experience from the start no support whatsoever . Please be aware that you have to pay the fee after 10 months even though you may not have a viewing. Feel let down with no support .

Trish was absolutely amazing throughout the whole process. We got the house sold in a difficult market. She found buyers after the second try within a much shorter period than we could have ever expected. Any issued that popped up, she was 100% supportive and went above and beyond! Neil has been great from the start such a genuinely nice person to get on with who really wants to help. Communication has been amazing from the start I have never had to wait or chase up for anything he gets things done quickly and is really proactive and any questions you have he always comes back to you quickly. Highly recommend if you are ever selling your home! This is my first time selling and Neil has made the process so far stress free as possible

Yopa were excellent from the initial valuation through to completion around 12 weeks later. We also used the solicitor they recommended, and the whole process was straightforward and hassle-free.
Their online portal made it easy to track progress, and everything ran smoothly from start to finish. Neil was extremely knowledgeable, helpful, and took the time to explain everything before we decided to sell Mum’s house. He was always easy to contact, although very little assistance was needed thanks to how well everything was managed.
I would highly recommend Yopa. Their service was excellent, and their fees were very competitive compared with other estate agents.
