Poor customer service

From start of the lease, the absolute worst service has been received. It is disappointing to have to be asked to 'keep following up with us' if not replied to. YouSpace's pertinent responsibilities become our problems to follow up on. In fact this is very embarrassing for the firm.

In addition to terrible communication, there were often times the absence of important happenings at our rental premises but of course, notes about leaves were sent without failure. Often a desperate phone call is met with a rude reply as if we are bothering them.

With countless poor interactions and pro-activeness, I have 0 trust in this company. I will openly and actively advise others to stay far away from it too. As a leaser, this company will really represent your property in a bad way.

Avoid unless truly desperate

Try your absolute best to avoid working with this company. They will promise many things and not deliver on anything.
Rented a home that needed work, no repairs were done as promised.

Poor paint work, cracks in walls, old decaying paint on the radiator. None of which was repaired during our stay there.

-Poor communication about general building repairs
-Very poor out check review done
-Unfriendly service
-Lack of professionalism

Advice to improve. You represent the owner and their interests, fine, but don't forget the Tenants. They need to be respected as well.

Send advanced communication about events or plans so tenants can be informed to help in the renovation/improvement

Don't make promises you can't keep.

Hire properly trained evaluators/staff when performing in checks and out checks. This will save time and frustration as Tenants will know exactly what issues needed to be corrected instead of surprising them on the final day without proper notification or time to repair.

Be careful with down payment

I did a viewing of one their houses and was asked to make a down-payment of 500 euro which was only unilaterally refundable (i.e. if I would retract my offer I would lose 500 euro) and didn't have any expiration date. For weeks didn't hear anything, and it took several phone calls and emails for the 500 euro to be refunded around a month later. Not a very positive experience.

I had to reject another house to avoid risking losing the 500 euro deposit if I was offered the YouSpace house after all. Unfortunately this appears to be a widespread (yet incredibly dubious) practice among Rotterdam realtors. The house was listed on their website as being supposedly confirmed rented out for 300 euro more.

Very bad housing company

They delivered a house with a very bad smell problem to me, And didn't fix the issue for 2 months even though I called them everyday.
And they didn't refund me deposit at the end for random reasons.
Do not do business with this company.
