I will never use abbots again

I have been with abbots for 2 years , I will not be using them again ,from the get go there has been problems from taking a month to give me £50 of the first months rent to a letting agent trying to bully me into having a tenant I personally knew .lying that my ceiling had collapsed and water was everywhere to me and the plumber when water was just coming down the over flow pipe , accusing me of not paying the electrician which I did 2 months previous to withholding money from my rent for work done to the property when I had told agent and property management I would pay the workman direct so will have to wait longer to get the rest of my rent . I was also told over a year and a half ago that the tin foil over my windows had been taken down to learn last week it was still there when questioned about this " misleading " information I was told tenants have a right to peace and quiet to sleep in the day again very confused as there is such a thing as black out blinds or curtains and I don't want my property looking like a drug house on a prison estate and they told me over a year ago it had all been sorted ? . They were also approached by the letting agent I was wanting to go with in November they had a told the new letting agent they could take over the property after November's rent was paid when I asked was this going ahead and had they sent over the details I was told that conversation never happened and I had to give them 6 months notice or wait until the end of the tenancy so again very confused when I then told them I wouldn't be staying with them at the end of the tenancy i gave them a few reasons why i also said new letting agents set up fee is cheaper i then recieved an email saying they would match new agents set up fee to keep me there so again very confused as to why they were charging so much if they can change the prices of everything .
All in all I can't wait to leave I don't feel I have had a good service from them not worth the money you pay and in all honesty I wouldn't stay if they paid me

Utter disaster from start to finish

Utter disaster from start to finish.
Abbotts Wymondham branch in Norfolk

1) Couldn’t get basic spelling and grammar right in details.
2) details poorly presented and layout was fixed, this way or no way. May work for a 2bed semi, Not a £800k rural country property.
3) failed to order sign promptly.
4) floor plan was a joke, 6 corrections and still not right.
5) Abbotts miss guidance on selling, caused confusion amongst potential buyers.
6) launch day aborted twice.
7) don’t even get me started on our experience trying to buy another property… disorganised, failed on basic conduct of treatment of offers, then covered it up.
8) poorly staffed branch, phone calls frequently go to answerphone or answered by someone who is working in another branch that day !
9) only saving grace was being released from our selling contract early.

Knock, knock. Who's There? ...No-one!

I can't truly rate the service because I've had none! I've tried for over a week to get some information on a property listed in their Stowemarket branch. I've left messages, I've emailed, I've used the chatbox, the contact form and made 4 phone calls, which no one answered or responds to the recorded messages I've left. I phoned a bigger branch who told me they would contact the branch and get them to call me....nothing. Not a peep. I started this a week ago, because I'm in Suffolk at the weekend and wanted to arrange a viewing. I've had to give up and make other plans. There is clearly something wrong with their communications dept. If they have one!?!

Rochford Essex branch Appalling…

Rochford Essex branch Appalling company. I wished to view 1 specific property and did not want to go on the mailing list . I was informed I could not and so the owner of the property potentially lost out on a sale. I am now receiving emails daily of ridiculous properties nothing like the listed property I wanted to view. I have tried numerous times to remove myself from the mailing list however it will not complete the action !! I will now have to ring tomorrow and waste more of my time. They are terrible to deal with .

Abbotts Attleborough-First Class Service

Can’t praise Abbotts Estate Agents, Attleborough enough. Special thanks must go to the branch manager Anna-Marie.

Anna-Marie was incredibly efficient and responsive to our enquiries regarding our ongoing purchase. Her professionalism and attention to detail made a significant difference, reducing the stress typically associated with finding a home.

Anna-Marie remained focused and committed to chasing all parties throughout the conveyancing process to ensure we managed to get our purchase over the finishing line. I would highly recommend her. Thank you so much.

Only interested in one thing

Only interested in one thing, making money.zero customer service and deduct money from the rent due to the landlord for any and every reason they can think of. Do not deal with any issues for tenants or landlords. Do not replay to emails.

Abbotts Downham Market

Abbotts Downham Market. I made an appointment to discuss the sale of my house. The other three agents I invited all turned up when they said they would, all professional. Abbotts didn't turn up, no phone call, nothing. From the look of these reviews I dodged a bullet there.

Deceptive towards disabled people

As a disabled person I could not read the agency agreement so relied on him telling me no sale no fee no hidden costs we don’t charge for anything only to find out that I have an email saying because I’ve terminated the agency agreement early I’m liable for paying their costs
Absolutely disgusting disgraceful behaviour towards people with disabilities avoid

Attleborough Abbotts - No Customer Service

Asked to view a property and have our property valued. Took a week before anyone responded about our valuation, this was carried out 7 days ago and still haven't received any correspondence - very poor. We arranged to view a property we were interested in and were due to be shown around by the gentleman who undertook our valuation. We arrived at the property for our appointment, to be told by the embarrassed, very elderly residents that Abbotts had been trying to contact us all day to cancel, as the property had been sold! Neither myself or my husband had any messages/missed calls on our mobiles. It was extremely awkward for both the property owners and ourselves. We still, 4 days on, have heard nothing from Abbotts. Would never ever contact them again for anything, even if it meant missing out on a property we loved. No customer service and no respect for sellers or buyers!! Attleborough Abbotts in this case

DO NOT USE THIS COMPANY Used this company (colchester branch) to try and sell my house biggest mistake I've ever made. No feedback on any of my 8 viewing over the 3mths with them. Even the regional manager complete liar. Estate agents turning up on unconfirmed bookings. As a first time seller this has had a big affect on selling my house as to the time it has spent on the market. New local agents total different experience we'll run loads of viewings loads of feedback just wish i had gone with them first

AVOID THIS COMPANY AT ALL COST ESPECIALLY ABBOTTS COUNTRY WIDE IN BURY ST EDMUNDS!!!! DO NOT LET THIS COMPANY MANAGE YOUR PROPERTY AND EVEN HAVE ANYTHING TO DO WITH LETTING OUT YOUR PROPERTY. THEY ARE ONLY GOOD IN GETTING MONEY FROM YOU BUT THEY DON'T DELIVER WELL. THEY EVEN STILL HOLDING OUR PREVIOUS TENANTS RENT ARREARS (THAT SHOULD BE DEPOSITED IN OUR BANK ACCOUNT AS EARLY AS MAY 1) AND EVEN OUR NEW TENANT RENTS (THAT WAS PAID TO ABBOTTS LAST MAY 22). DESPITE OUR COUNTELESS EMAIL AND PHONE CALLS OF BEGGING THEM TO FORWARD THOSE MONEYS ASAP TO OUR ACCOUNT AS WE HAVE A MORTGAGE THAT WE HAVE TO PAY, BUT TO NO AVAIL. AND BECAUSE OF THIS, WE ARE FACING A NEGATIVE IMPACT OF NOT PAYING OUR MORTGAGE ON TIME!

Wheres my Deposit!! It's been 8 months of chasing

If you choose to rent through abbotts, I have a warning for you... DON'T DO IT unless your happy to be scammed out of your deposit. If I could give no stars I would!
My landlord decided to cut ties with them mid 2023 and wanted me to have my deposit back.
8 months later and Abbotts still have not released my deposit even after providing the appropriate forms. Me and my landlord have gone backwards and forwards for months trying to get it with no luck.
Whats erked me the most is all the false promises they make to keep you on side, well I'm not on side anymore, I have had enough. Abbotts still have my money and I want it back. You should not be holding on to someone else's money when you hold no contract with my landlord of me. Shocking service

Money loss and poor professionalism

My experience with Abbotts Rental Agency was incredibly frustrating and disappointing. Not only did they fail to return our advance rent payment in a timely manner after vacating the home, but they also didn't support us in claiming it back from the landlady, resulting in a loss of our money. Additionally, they neglected to back up the deposit properly and unjustly deducted exorbitant amounts, citing unnecessary expenses such as £710 for cleaning and double payment for tap replacement. This lack of transparency and fair treatment is unacceptable, highlighting Abbotts Rental Agency's disregard for their customers' rights and financial well-being.
Im including their communications
I seriously won’t entertain these kinds of behaviours from an agency like Abbotts.
I have left the property at February 28th and till now they are claiming the landlady haven’t responded to them.
It’s so frustrating to experience such kind of poor professionalism from them
I have lost almost £1800 pounds and in debts

Worst experience ever

I really dint want to spend even a minute of my time for a review with such an incompetent property agent but I am doing it to save others from wasting their time and money.

They would do everything to get the business ( promise higher rental more than anyone else) and once they get the business you can keep calling, messaging, emailing there will be little or no response.

They don’t care about their customers and only if you get the whole management services will they give you some importance.

They have a lot of customers and don’t really care if a couple get upset with their services.

This place is all talks and a waste of time.

Good Service

Abbotts were always helpful and professional, nothing was too much trouble for them. Janette, John and all the Staff at Watton were great. I would recommend Abbots to anyone looking for good service.

ABBOTTS AND COUNTRYWIDE BUYING AND RENTAL NO PROBLEM

We have used Abbotts estate agents and countrywide for renting a property and purchasing a property and found all the staff very helpful and reliable.Lately Danielle and Mackenzie assisted us to let the property prior to the tenancy end and obtaining a refund of the overpayment of rent. All our dealings from February 2022 to date in initial renting, purchase of our current property and ending the rental have been without any problems and are extremely grateful for all assistance from Abbotts at Cromer and Norwich. As well as Anna Le Blanc our conveyancer from Countrywide.

Prioritise new business over fulfilling duties from previous sale

Had a very poor experience trying to collect keys to my first house with the Downham Market branch. We were due to complete on a Friday but called ahead to let them know we'd be over Saturday afternoon to collect keys. When called on completion day I alerted a 2nd member of staff we'd be coming Saturday afternoon and not right away. We'd be driving from Oxford (3 hours away) so wanted to make sure they were definitely expecting us.

We arrive 2:30pm Saturday to an empty branch, wait 90 mins before calling around to see if anyone from other branches can get in touch with the DM agents as they close at 4. The Norwich branch managed to call the DM agent who confirmed out on a Valuation but back soon as only 10-15 mins away and coming back to branch before finishing for the day. An hour then passes so it's 5pm and still no agent.

We waited 2.5 hours on an afternoon when they knew we were coming to collect keys and nothing. Lied to the Norwich branch that they would be coming soon. Thankfully no chain so we hadn't arranged removal vans for that day as I have no idea what we'd have done if all our belongings were packed up.

To top it all off while waiting the extra hour between 4-5pm my car was driven into in the nearby car park.

6 hours of driving, a wasted day, a wasted tank of fuel & a damaged car later I get a call from Ollie the branch manager basically saying "yeah, sorry about that, see you next week"

Happy to prioritise new business over fulfilling remaining obligations from a previous sale.

Dreadful.

I am so impressed with Abbotts…

I am so impressed with Abbotts Countrywide in Cambridge, My house went on the rental website on Wednesday afternoon and by Thursday less than twenty four hours later the tenancy was agreed, I can’t praise Zita and Holly enough, they have answered all my questions given me advice and help, nothing is too much trouble.
They are really professional and I feel confident that they will manage everything in a positive and professional way.

Very Poor Service

We used Abbotts to manage our flat. We originally signed up with the manager Dan and things were running well for almost 2 years, but when he left things really went pear shaped.
Like the previous reviews, we also had difficulty contacting Abbotts letting department Norwich, always getting the answering machine, long delays with every enquiry, shortage of staff. We constantly had to chase them to get anything done as no-one seemed to know what to do.
The manager from Cambridge Zita Goldie was not helpful and very unprofessional with all her communication - not the behaviour you would expect from a manager, and tried to make everything even more difficult.
To sum things up:
The fully managed service is NOT recommend. You would have to do all the work yourself as mentioned above no one is trained adequately. And once you had enough and ready to terminate the service you must pay for further 6 months from your notice date. THIS IS NOT TRANSPARENT IN THE TERMS AND CONDITIONS!!! We had negotiated a reduced special price of 6% including VAT with the previous manager, but with the current staff it is not worth all the aggravation, unless you have nerves of steel!
