Daryl is an absolute credit to AdHoc Properties. It's been a year now since seamlessly moving into our property and he manages to balance unwavering professionalism with a genuine, warm, and understanding touch.
He has been incredibly supportive and consistently goes above and beyond to ensure our health, safety & wellbeing - even taking the time to introduce us to his colleague David, before he took a much deserved break.
Not to mention how accessible and responsive he is to queries and questions. If anything it is _he_ that is our guardian (angel) who truly deserves some appreciation!

The process of getting a room was smooth, and in less than two weeks they secured me a room which made things easier, being close to mywork place and at most budget friendly.
The house share mets which I have are great also keeping the whole place tidy and welcoming.

They withheld £300 from my deposit for a paint job. I requested photos and/or receipts for services as proof but never received anything.
The reasoning was: First I was told painting was against the policy then told painting in non-neutral colours was against the policy. Then they said I needed permission to paint. This is after initially being told I could do what I want to decorate. They moved the goalpost and it upset me because I painted the walls over a year ago and I had white paint I could have easily painted over if I had been told it was a problem, but no one told me what I had done was wrong despite multiple visits from ad hoc to the property during that period.
I refuse to believe a property with peeling wallpaper, previously existing unfinished paint jobs in every room would require a paint job.
Dean also accused me of removing things from the property but luckily I had video and photos from when I moved in which saved me from further punishment.
They knew I had left the country and could do little to challenge them.
There were mice in the walls. The toilet didn’t even flush when I moved in and i had to replace the toilet seat because it was caked in what i assume was fecal matter and dried blood(looked like a bio hazard). a patchy boiler. One of the windows was glued shut. It doesn’t seem they did any checks on the property before i moved in which is why i was so outraged they took a chunk of my deposit.
They implied that I had sanctions against my name and after disputing these after receiving legal advice I found that their system had got it wrong and that I was wrongly reported to the OFSI when they run their reference checks.
Still yet to receive my deposit/holding/hidden fee back. I have texted/emailed/called/left voicemails regarding this and was promised a refund and it's been over 5 days now and I've been left in the dark
To summarise I've had my application denied through no fault of mine and my deposit has been withheld with no valid reasoning. Also referred to as "this guy" instead of James.
2/5* experience and that's being generous.

My tenancy experience was for a couple of months, however, it was a good experience. Their response to property complaints was swift & satisfactory.
Even when I was leaving, the whole process was simple and satisfying. In summary, I'll always recommend them in the future.

The staff at Ad Hoc Liverpool office go above and beyond to ensure as a licence holder you have a great experience in many of the rooms available. Lois is always available at the end of the phone should you have any issues. Wonderful woman.

Super efforts all round by the Midlands Team Luke, Saleem Claire the manager and Stewart all chipped in to get me moved into an alternative Adhoc property that came on the market' even though all went well' and to plan (Always nackered for days afterwards) "yet there is always room for improvements. I think Adhoc nationwide should give additional support info on things such as closure/
moves outs: Local council recycle tips contact details... Local van hire options or van and driver options' local to each site area" I am also in the same category. I could of txt messaged all colleagues that same info I had gathered while moving" But its all hands to the pump" instead of thinking to pass on valuable information to help others out" Its the new ones' those who have only been with Adhoc as first timers that get shocked' to the core' nulled and overwhelmed even' with the quick move outs processing" (If you've moved with Adhoc properties a few times its less of a shock in 28 day move outs). But focussed on the task at hand I only realized close to finishing and after the move that they would have welcomed that info before moving day" Well I did pass that info onto at least two persons during the move. Anyhow great thanks goes out to the Adhoc staff team who did do more than necessary in helping me out in moving. Thanks
