My experience with Alesco has been notably positive, particularly with investments in Manchester. Both have progressed well and aligned with my expectations, delivering the kind of results I was hoping for. Throughout the process, Daniel and the wider team at Alesco have been professional, attentive, and transparent, which gave me confidence in their recommendations and guidance.

The due diligence carried out by Alesco on the developers and projects I participated in appeared thorough and well-considered. Their ability to identify reputable opportunities and their ongoing support have left me feeling reassured that my investments were placed in capable hands.

My interactions with Alesco have been constructive and have reinforced my trust in their approach and in the projects they recommend.

While they do an excellent job during the sales process and make you feel confident about your purchase, things change drastically when it comes to completions or fulfilling promises—especially the ones related to making a profit through reselling. That’s when significant losses begin.

In 2023, I purchased a unit from The Westminster Park Project, heavily encouraged by Alesco. Despite the Long Stop Date passing without practical completion, my solicitor served a termination notice on 1 July 2025. According to the contract, the developer was required to return my deposit within five working days—but they haven’t even responded.

At this point, I’m trying to recover my funds, and the whole experience feels like a scam. As I dug deeper, I discovered that many others are in the same situation. It’s likely this will end up in court. Truly disappointing.

I invested in an off-plan property through Alesco Properties over 16 months ago, with the development managed by Seth Real Estate — and to this day, I have still not completed.

From the beginning, Alesco assured me the process would be smooth and that they would handle everything. But the reality has been incredibly disappointing. Communication has been inconsistent and vague, and I’ve often been made to feel like a nuisance just for asking for updates. When I do get responses, they’re rarely clear or helpful.

What’s made this worse is the lack of transparency around costs. I was not informed of the extra expenses involved with purchasing via a mortgage, and this has left me financially stretched. I’ve had to keep funds aside for far longer than expected, meaning I’ve had to cancel plans, including taking a holiday this year, just to remain prepared for a completion date that never seems to come.

The whole process has caused me a great deal of stress and uncertainty, with no clear answers or accountability from either Alesco or the developer, Seth Real Estate. Delays in construction can happen — I accept that. But the poor communication, shifting goalposts, and lack of client care have made this a deeply frustrating experience.

If you’re considering investing through Alesco, I urge you to ask very detailed questions, request all costs and timelines in writing, and be cautious. Based on my experience, you may not get the support you were promised once the sale is agreed.

I hope Alesco takes feedback like this seriously and starts to treat investors with more honesty, respect, and transparency.

A difficult one for me to review. I have 2 investments and one looks like it’s about to sink spectacularly - I’m hoping not. I’ve never had any issues with the staff at Alesco which is why it’s so hard giving 2 stars, and it should probably be a 1 star rating. My gripe obviously relates to Westminster park and the Sourced Development Group. Why would a client like myself buy via a company like Alesco? Well that is because I’m trusting them to partner with reputable developers, I’m trusting them to do due diligence on the developer and ensure they are recommending their clients put their money in the right place. Any of the research I have done points to negligence on behalf of Alesco, there is no way they should have recommended that developer or development to their clients. Sourced Development Group doesn’t have the best reputation, Joanne Waller the director of the SPV does not have a good track record and decent reputation. What does Alesco’s compliance policy stipulate around which developers they recommend?

I’m posting this to reach out to other investors who have paid deposits to Sourced Development Group, Joanne Karen Waller, or related companies (e.g., Regent Plaza, Westminster Park, Kingsway Square, etc.) — but are now facing zero communication, no progress on development, and long-passed longstop dates.

My son is purchasing his first “off plan” apartment and has dealt with several Alesco employees over the last 3 months. Firstly, David who was always available (even evenings) to respond to our questions. We found him to be extremely professional, pleasant and helpful. He was informative and “patient” even when we wanted clarification on minor issues especially once the conveyancing process commenced. We were then introduced to Stefanie, Gemma and Becca and a WhatsApp group was set up to ensure we had immediate access to staff in their various areas, whether admin, liaising with solicitor etc. We found every member of staff to be very efficient, pleasant and dedicated to providing an excellent service.
