It was fast very reasonable priced,and detailed and highlighted an issue of spray foamed on the roof which in our case the vender is now going to remove . An issue that if not found before completion would cost me down the road so I would recommend

Innacurate, speculative and irresponsible. DO NOT USE
Extremely poor and inaccurate valuation report. Serious defects were stated as fact without any evidence or invasive inspection.
The report claimed a potential load-bearing wall had been removed and supported by what he thinks is a scaffold board — WHAT A GREAT SKILL TO BE ABLE TO SEE THROUGH A WALL TO BE ABLE TO TELL THIS.
A front boundary wall was described as unstable and a cause of concern despite not being wobbly or demonstrably unsafe and not to mention about 3ft high!
Basic compliance items were also incorrectly reported. The surveyor stated the property was not lettable due to electrical safety issues - these issues being no sticker on the fuse box despite a valid EICR being in place and failed to note existing smoke and CO2 alarms.
The conclusion of £0 market value and £0 market rent is unjustified, alarmist, and unsupported. Especially when the house is already mortgaged and rented!
The report lacks evidence, accuracy, and professional care with no advice given to check these wild assumptions, and definitely not up to RICs standards. I would not recommend and if your lender uses them steer clear.
This property is in Grimsby and I'll be making a complaint to RICS too.

Not happy , house valued twice and same price even tho was one year difference and house market prices have gone down . Our house was valued at the same price of a detached house with garage and same numbers of bedrooms ( RICS valuation )
Not to say that we had the house valued by another company for £20k less

We used Allied Surveyors and Valuers Ltd to value two of our HMO properties, and both valuations were completely out of line with reality, local authority guidance, and actual market performance.
Property 1 – 6-bed all-en-suite HMO
The valuer refused to recognise it as a 6-bedroom property, claiming the communal lounge was too small under their internal guidance.
We provided:
• Exact room and communal area measurements
• A valid 6-bedroom HMO licence from the local authority
Some tenants use in-room living space because the rooms are large, fully compliant with council guidance. Despite this, they ignored the licence and facts and valued it as a 5 bedroom. There was no meaningful discussion or flexibility just a rigid and incorrect downgrade.
Property 2, 9-bed all en-suite HMO (Bristol)
This valuation was even worse.
• High spec refurbishment
• Solar panels
• EPC A
• 6 parking spaces
• 9 minutes from the airport
• Fully let within 2.5 weeks
• Achieving £850 per room
Even a conservative bricks and mortar valuation should have been £600k+.
A realistic market value is closer to £900k.
They valued it at around £530k, claiming the area is “non popular for HMOs,” which is demonstrably false based on demand and rental performance.
Impact
• Nearly £4,500–£5,000 in valuation fees
• Forced to change lenders
• Delays and financial disruption
• Entirely avoidable if proper HMO methodology had been used
Conclusion
If you are valuing an HMO, do not use Allied Surveyors and Valuers Ltd.
They:
• Ignore valid HMO licences
• Apply inconsistent internal rules
• Under value specialist assets
• Fail to reflect real rental demand or market performance
I can’t comment on buy-to-lets or standard residential property, but for HMOs this was a very costly mistake.

Excellent service and the final report is very detailed around each aspect of the property and categorised in colour coded tiers of whats good and what need urgent attention. I opted for a level 2 report and it is more than enough for my needs considering it's a property less than 10 years old. Given clear instructions for legal advisors. Thank you for your service.
