We have had two surveys from AMS this year. Unfortunately our first purchase fell through because the survey showed so many defects with the roof, but the entire team were so helpful and kind that when we found our next property to go for, it was a no brainer in choosing them to carry out the survey! Could not fault the service we've received from anyone we've dealt with during our buying journey... Now we just need to complete the purchase!

Specific defect survey and remedial work: Late last year I engaged AMS to look at a lintel that seemed to be failing and Ian was able to confirm this and identify some consequential problems this was causing. I asked AMS to project manage the remedial work and recommend a contractor, with work commencing in February. Steve and Adam the builders were brilliant, Steve explained how the work would be done, arrived on time, engaged with us in professional and friendly manner. A new upc window was needed and the supplier he used was excellent, working with Steve, Tony at AMS, to deliver a solution that met our needs. I would definitely use AMS again and want to say thanks to the whole team, they delivered a really great service to us.

Arranging the Survey was easy and staff on the phones were eager to help and arrange the right level of survey and get it booked for you.
After survey had taken place and we paid the fees, attitudes changed, We had the survey feedback on the Tuesday, many red flags highlighted that resulted in us having to walk away from the property, when I tried to contact the surveyor through AMS I was told his diary was full and it would be 5 days till he could contact me. Totally unacceptable as I had buyers waiting on my property and based on the AMS survey report I had to walk away from the home I was planning to buy. Office staff were basically off with me when I called to question the survey and look for clarity. My opinion following my experience would be to avoid AMS for your Survey needs, property’s sell fast and feedback from surveys is important to a buyer if there are issues, being told to wait 5 days to Speak to the Surveyor who completed your report for clarity because his dairy is full doing other Surveys !! In my opinion this is not acceptable and simply just a company looking to maximise incoming revenue. Great upfront customer service but when you have paid and your Survey has been completed that is where the Customer Service ends and AMS are no longer interested. Look elsewhere for your Survey Needs as this Company will happily take your payment, do your survey and then just when you need questions answering and help, they are no longer willing to provide the Support you need. I was a Bank Manager for 25 years and please take heed of my feedback on AMS my feedback is genuine and realistic.

They are an incredible surveyance company. Jo was absolutely lovely and couldn't have been more helpful whenever we spoke. Our surveyor, Thomas Yeung did an extremely thorough job and saved us from buying a house that would've been disastrous for us. We asked family to read our survey to help with our decision and every single person commented on how great the surveyor was and how good the value for money had been. We didn't need a new survey for our new purchase, as we were sold an existing one. As much as we appreciated that, it honestly wasn't as good as the AMS survey despite both being RICS level 3. The survey was even better than the example survey we'd been sent prior by AMS, which had been extremely good. If I ever needed a survey in the future I'd definitely use AMS again and I cannot recommend them enough, they're genuinely gold standard.

They conducted both an external and internal building survey (we emphasis external building is more important and internally we only need to review one area), which cost approximately £2.6K. As agreed, we were supposed to receive a comprehensive report with photos, and we paid in full before the work was carried out. The report was initially expected within 10 days but was delayed by a few days.
Upon review, the report was disappointing—it lacked detail, was extremely brief, and contained limited and unclear photos especially the areas that we insisted to survey. We had to request additional photos to properly assess the issues and find solutions ourselves.
The first request was challenging, as they refused to provide the full set of images, forcing us to select just one element only. After some back-and-forth, we eventually received them within a few days.
However, two key areas of the external facades—the primary purpose of the survey—were missing entirely from the report, with no photos or details provided. When we requested further images, communication dropped off completely. It has now been almost three weeks, and they have refused to respond to emails or engage with us.
They were not the cheapest option compared to other consultants who provided quotes. What initially convinced us to choose them was their strong customer service and persuasive sales approach, along with a sample report that appeared thorough and well-prepared. Unfortunately, this did not reflect the quality of service we actually received.
In contrast, when we conducted a similar survey 10 years ago with Clancy, the experience was far superior. Their report was comprehensive, clearly itemising defective areas, providing supporting photos, and even including repair suggestions.
If I could give zero stars, I would—one star only because no-star is not allowed.
Further note:-
The detailed written report was brief, as was the estimated cost. To verify the pricing, I contacted several subcontractors to assess the cost of defective works. Their estimates were at least 150% cheaper than the proposed cost, and they provided more images than the original survey.
As part of the agreed contract, my only additional request was for images, specifically of the front and side entrance walls where water ingress was observed. I did not request any technical advice advice on repairs, and my request remained within the original order.
