People need to know how this agency functions. Just a little example for you, TENANTS. As you will see in the pictures attached, before signing the contract, we asked to remove old metal bed frames. It was agreed. After a year, on the check out day, we received claims for the same rusted bed frames!!!! Also many more things, that are terrible, disgusting lies. Its been ages now and we are still in the process of claim, literally wasting time on things, that are obvious! The rest of the list will take too long to review here, but definitely have a look at the pictures of washing machine, that they considered ok for tenants to use. It was so old and molded, that had holes in the plastic. We bought new washing machine and left it in the flat as they wouldn't replace or remove molded one, but they decided, that molded crap, that was discontinued 2011, is worthy nearly FOUR HUNDRED POUNDS.AVOID THIS AGENCY LIKE PLAGUE!

Just do NOT USE THEM.
This is not a disgruntled review, this is something I have observed over a couple of years.
This agency DOES NOT have the interest of the tenant in mind, they are driven by money.
Do not let desperation allow you to sign their dodgy contracts.
There are much better agency's out there.
If you choose to go with them, then I look forward to reading your one star review on how they screwed you over.
Better to pay a little more than Subject yourself to shady, greedy, opportunistic, con artists.

I dont know how this agency is still operating ! I suggest you This is the worst estate agency you can find in UK and you gonna pay them to give you stress , anxiety and depression for months as they don’t respectany of their part of contract and they don’t care about their duties once the contract is signed. Me and my wifelast year rented thru them in Basing Way road in Finchley and we asked the flat to be unfurnished and they said that they gonna remove all furniture before we move in . The inventory of the house was done without our presence on keys handover day and the furnitures were still there when me got the keys . We got promised verbally that landlord will clear out the things very soon and its ridiculous because i had to help landlord’s stepdad to dismantle all beds and furntures to carry them in storage room outside the property and we moved in 2 weeks after the moving in date and no one reimbursed us because agency doesn’t care and as a reward we got hold of deposit for 3 months because we got charged for all the furnitures missing and paintings etc. while we left the flat better than we found it . They served us no fault eviction under section 21 only 9 days before the end of contract just because we asked for the flat to be repaired as we found before we moved in and we were promised that they will fix very soon when we moved in . The stress they caused us i wish no one else goes through because they’re totally unprofessional and their arrogance has no limits . We always paid on the exact date and we were never late for rent even 1 day . Even that it costed us money, depression and a ton of stress we thank God we’re not with them anymore. Sorry for the long text but this is not even 2% of what they caused to me and my wife and I don’t know if my review will be removed for ‘fake review’ as my wife’s review was removed but all im trying to do is to help people not to go what we gone through.

After viewing a property and wanting to make an offer to rent, we were told by the agent the requirement from the landlord is that we needed a guarantor for the property as I'd just started a new job. This was odd to me, I'd never had this issue before, and also as I alone earned more than the minimum earning needed to rent it. So with the addition of my girlfriend's wages - who earns more than me - there really shouldn't have been the need for a guarantor especially as they hadn't even attempted to perform a credit check or even take references!

I said fine not an issue I'll ask a family member, the agent was REALLY patronising, and said our guarantor would need to have owned a house in the UK -which they do - they then changed the requirement to need to own a house in London, for at least 20 years.

Just in case it really was the landlord making these requests, we ask if there were any other properties that we could see, the agent said that we'd need to have a guarantor to view them?!?!

Literally the rudest people I'd ever encountered!

It's very shocking that in London we're having to jump through hoops for a flat! It was 100% obvious that they just didn't want to rent to a lesbian couple.

Dishonest and misleading company! Unfortunate to rent a flat with many problems from the start!
Unresponsible and unwilling to help! I should have taken them to SCC and would advise you to avoid at any cost!
