Poor Customer Service

Love the software, but customer service is HORRIBLE! First you get AI answers that arent' relevant, you sent support requests that go days unanswered. You spend four hours waiting for a person to answer your chat and then they ask a few questions and are offline! Issue not resolved and tenants cannot pay rent!

Sudden Changes to Payment Processing - Very Disappointing

We have been using AppFolio for property management, but our experience took a downturn when they abruptly stopped allowing credit card payments from tenants with no prior warning. This sudden change disrupted our operations and inconvenienced our tenants who relied on this payment method.

The lack of communication and support from AppFolio was very disappointing, leaving us scrambling for alternatives. A reliable payment processing feature is crucial in property management, and AppFolio's failure to maintain this service has us reconsidering our options. We expected better from a company that markets itself as a comprehensive property management solution.

Withholding Refunded Deposit

My former property manager refunded my deposit through AppFolio almost a month ago and they aren’t releasing the funds to my bank account. I’ve contacted them several times and they refuse to give me any details about the issue and won’t release the funds to my bank account. If you make payments through their portal, I’d recommend using a credit card so at least you have the ability to dispute payment issues with your credit card company.

Used to be great

Used to be great. Then they added fees to process rent payments. Then they rolled out a new payment processor that is requiring business name changes (why not just change the coding instead, idk). They were great for over a decade. Now they don't seem to be able to find a solution for their customers.

Time saving software

Our company started using AppFolio in June. It has saved us so much time, from finding potential tenants to screening their applications and converting them to tenants. We love it and would recommend anyone looking for software that cuts down on the administrative work of property management look into this software.

This system is amazing!!!

This system is amazing and only getting better and can pretty much keep track of everything possible, the customer service has gotten much better and majority of the time can chat almost instantly when needing assistance. Their help team is awesome and will help walk you through everything necessary to complete your tasks.

Absolute garbage company

Absolute garbage company. Their cheap poorly constructed software has double charged my bank account 2 times, holding my money hostage over a long weekend. Zero customer support and good luck getting your boomer landlord to fix any problems with the app software.

My HOA company uses this software

My HOA company uses this software. My HOA company manually has overcharged me twice in 6th months. They agree to the overcharge but they say they can’t refund me due to Appfolio. I tried to contact Appfolio to see if they could contact my HOA and train them how to refund an erroneous charge. It was near impossible to find contact info and then when I did, they did not respond. If they don’t have a refund option as a payment platform, this platform is useless. They definitely do not have customer service for end users.

AppFolio is the best

AppFolio is the best! It is extremely user friendly. The implementation team was super helpful and walked us through all the steps that we needed to make the transition seamless. Team members are always available to answer questions and provide additional training if necessary. 10 out of 10 recommend.

Appfolio can be tricky to learn but…

Appfolio can be tricky to learn but they have such an excellent tutorial that its easy to follow and learn the system. It is so easy to find things with the site. I don't know how we got along without it honestly.

They charge a junk fee on payment by…

They charge a junk fee on payment by bank transfer. Lots of tenants are upset because some landlords insist on payment through this company rather than being paid by bill pay via one’s bank. On top of this, there is the issue of data protection…you are providing your banking info to this company increasing your odds of having your personal info stolen.

STEALING from families to PAY A BILL!

charging families to PAY BILLS!? This is outrageous! There is no fee to transfer money via ach and they are force placing fee of 2.49 to PAY MONEY! They do not have a website with any working human in customer service not phone number to reach to ask questions on what options there are. Landlords that are forcing tenants to use this are charging US to pay the landlord money!!!! This is insane! This company has a black eye allowing landlords to bill us to pay the landlord- should be paid by landlord for their "convenience". Reported to the FTC for violating federal laws and hiding behind chat bot customer service. DO NOT USE !
