Incorrect Information Advertisement

As a buyer, I would like to share my experience with Aspen Woolf. They advertised properties with incorrect information, resulting in a delayed completion of around two years. Although they promoted features such as concierge, gym, and common areas, these were not actually provided, and buyers are responsible for these costs through service charges. Due to the inaccurate information, the value of the properties should be significantly lower. I found this conduct unprofessional and would not recommend working with them, as their promises were not fulfilled after the deposit was paid with no accountability.

As with many large-scale developments, construction and delivery timelines can evolve, particularly where amenities and communal facilities are completed in later phases of the project. The development is still progressing, and the planned facilities, including the concierge, gym, and communal areas, remain part of the overall delivery plan.

Throughout the journey we have consistently provided regular updates on construction progress and have continued to support purchasers through each stage towards completion.

The developer is committed to delivering the completed vision for the development, and we as Agents are committed to supporting all buyers professionally and transparently throughout the purchase process.

Stay well away from this company

Stay well away from this company. One of the worst experiences I’ve had.

Aspen Wolf sell properties at massively inflated prices — often £20k–£40k above what they are actually valued at — and get you committed early with a non-refundable deposit. Everything sounds great until the development is completed and the banks refuse to value the property anywhere near the agreed purchase price.

At that point, you’re told you either need to put in a huge amount of extra cash to cover the shortfall or walk away and lose the money you’ve already invested. Completely unfair and incredibly misleading.

The whole process felt deceptive from the start. High pressure, poor transparency and no accountability when problems arise. I would strongly advise anyone to be extremely cautious before dealing with Aspen Wolf.

All pricing for this development was based on independent RICS valuations at the time of sale, alongside comparable market evidence. As with all off-plan purchases, market conditions, lender criteria and mortgage appetite can change significantly between reservation and completion, particularly in the current lending environment. Unfortunately, down-valuations by some lenders do not necessarily reflect the long-term or real market value of a property, but rather the individual lender’s risk appetite at a specific point in time.

We also strongly advise all clients from the outset to seek independent financial and mortgage advice before proceeding, specifically to understand the risks associated with off-plan property purchases, including possible changes to lending criteria or valuation outcomes before completion.

We do not pressure clients into proceeding and we strive to ensure buyers have the information needed to make informed decisions. However, we appreciate your feedback and are sorry that your experience did not meet expectations. We would welcome the opportunity to discuss your concerns directly and review your case further.

Ostrich Management Techniques

They will be your best friend when you show an interest in investing and shower you with possibillites of great returns and discounts !
The truth is , they don't care once you are committed to the purchase.
Mortgages on conversions are almost impossible to get at a competitive rate, their 'recommended' broker is almost double the going rate .
Service Charges quoted on sales material is also grossly under exagereated , ours is now more than double that quoted !!
Beware of the phrase 'Joint Venture' as the agent selling the project could also be the 'freeholder' of the property and be finacially involved , something the law says they should divulge at the onset of the transaction !
Look out for snagging restrictions as we were not allowed to view the property before completion and then only given 7 days to do the snagging , shameful as buiding issues were not spotted in time !!
Sloppy finish to the individual units and the project as a whole !
Make sure if there is a lift that you see a saftey and feasability report before completing , our lift has been out of order since March 2025 and barely worked since we took over in December 2023.
Freeholders ( directorship shared between Aspen Woolf and 1 other ) deploy the Ostrich management technique when issues are reported , that should say it all .
So from my experience with Aspen Woolf BEWARE you have been warned !

Post Script, Dated 09/03/2026 - Having spoken to one of the 'joint venture' directors towards the end of February 2026 we are still no further forward in getting the lift fixed and certified safe for use ?
It has had 10 call outs in it's first 15 months and has been out of use since March 2025 , A whole year !!!

Reply to Aspens reply, dated 25/03/2026 Predictions were achievable if you could get a mainstream mortgage!, Freedom of choice in this case was limited to specialist brokers!
Managing agents 'advise' the freeholder/landlord on what to charge in the service charge but ultimately it is down to the freeholder who has the final say!
So they do 'control' what is paid!
And as Aspen Woolf is a joint freeholder then it is a reflection on them?
7 day snnagging might have been conveyed to us but it is not industry standard as is no access before completion! Snagging is the period before the insurance takes over , normally 1 to 2 years from completion?
Managing agents manage the day to day stuff but ultimate legal responsibility is down to the freeholders for essential repairs and maintenance , if you don't beleive me look it up! Aspen Woolf being one of the owners of the freehold company!
I have asked many times for the LOLER report on the safety of the existing lift for the period prior to our completion? where is it ? 10 call outs in the first year and a total breakdown unrepaired since March 2025!
The lift is not fit for Purpose maybe ?

At Aspen Woolf, we have always aimed to be open and transparent throughout the sales and purchasing process. From the outset, the investment structure, pricing, projected returns and associated risks were clearly presented.

We understand how frustrating the mortgage process can be, particularly for conversion and specialist developments. Unfortunately, the availability and pricing of mortgage products are driven by the wider lending market and are not something we can influence. Any broker we may introduce is offered purely as an option, and purchasers are always free to use a broker or lender of their own choosing.

We would also like to clarify that we are not the managing agent for the building. Decisions relating to service charges and the creation of a sinking fund are made by the managing agents to support the long-term maintenance and future condition of the building. These matters sit outside of our operational control and are not a reflection of our commitment or level of support to our clients.

With regard to snagging, access arrangements and timeframes, these were set out within the purchase agreement and the legal documentation provided prior to completion.

We completely appreciate how concerning ongoing building and maintenance issues can be, particularly where essential facilities such as lifts are affected. However, responsibility for the day-to-day management, maintenance and repair of the building rests with the managing agents and the freeholder, rather than with us as the sales and investment company. That said, we would like to reassure you that we remain committed to supporting you. If any outstanding documents are required, we are more than happy to assist by working with your solicitors and the relevant parties to help progress those requests. We would kindly ask that such documentation is requested through your solicitors and the appropriate managing agents, as these are not documents held or issued by us.

We genuinely hope we can continue to support you in resolving any outstanding matters.

HARD SELL, HIGH PRESSURE AGENTS OVER VALUING OFF PLAN PROPERTIES BEWARE

1. Review for Aspen & Wolf Estate Agents (Public Review)

I want to share my experience with Aspen & Wolf to warn others about their high-pressure sales tactics and lack of transparency.

I first contacted them regarding a property in Leeds city centre priced at around £100,000. Instead of discussing that property, I was immediately steered toward an off-plan development they had just taken on. From that point forward, I was contacted repeatedly — sometimes every other day — and told that this was “the best investment since sliced bread,” and that I would “definitely make money” because it was off-plan. At one point, the agent even told me that if I didn’t make money, he would personally pay me back — something I wish I had recorded.

I was also sent a text message from the same agent saying that he wanted to buy one of the properties himself but wasn’t allowed due to a conflict of interest. That made me believe this was an opportunity not to be missed.

As a first-time buyer in the UK (though I own property abroad), I made it very clear that this was an investment property for rental. At no stage did anyone from Aspen & Wolf explain to me the additional costs involved, including stamp duty on second homes — which ended up costing me an unexpected £20,000. I appreciate it’s a buyer’s responsibility to research, but a professional agent advising a first-time UK investor should provide clear guidance about these financial implications.

I also paid extra for a parking space after being told it would “increase the property’s value” and “guarantee a profit.” I paid a large deposit with the expectation of taking a mortgage later — but after deciding to pay in cash, I later discovered that I had overpaid by around £50,000 based on local valuations from Leeds agents. Adding the £20,000 stamp duty, I am now effectively £70,000 down on this investment.

I have since learned that many other buyers in this development have struggled to secure mortgages because banks are valuing the properties far lower than the original sale prices. If I had needed a mortgage, I might not have been able to complete — meaning I would have lost my £76,000 deposit under the contract terms.

These off-plan sales contracts are heavily weighted in favour of the developer and the estate agents, leaving buyers unprotected if the property is later undervalued by the bank. The public needs to be aware that once you sign and pay your deposit, you have almost no recourse if things go wrong.

I strongly urge anyone considering buying through Aspen & Wolf — or any similar high-pressure off-plan property agent — to:
• Get an independent valuation before paying any deposit.
• Seek legal and financial advice about taxes and stamp duty before signing anything.
• Be cautious of sales promises that sound too good to be true.

I wish I had known all of this before trusting the “advice” I was given. Hopefully, my experience will stop someone else from losing thousands of pounds.

Purchasing a 2 bed at The Mount Leeds off Plan

I bought a 2 bed off plan at The Mount Leeds with Aspen Woolf with Michael. I had been in contact with Michael a few years ago but my property didn’t sell so I never went through. There was a lot of hesitation on my part because of having another off Plan with a different company and not having a great experience. Michael was great and didn’t pressure me. Once the property completed Michael has stayed in contact and given me regular updates. The process with Aspen Woolf and Michael in particular has been positive so far. The build seems to be schedule to complete on time as well.
