Great company, fantastic property, very happy customer

Not only am i over the moon with property I also feel extremely valued as a customer.

I had some minor issues with the flat which were taken very seriously by the site manager who escalated right up the chain to the directors who also got personally involved to rectify them.

Right from the beginning of the purchasing journey I felt that the sales reps, admin staff and management team always had time for me, to answer any questions i had and were keen to make me feel comfortable with the process. This didn't change after the purchase was complete. I can honestly say that this is the best before and after sales customer service i have ever received and would highly recommend Barratt if you're considering purchasing a new build property.

Appalling customer service from Malbank…

Appalling customer service from Malbank Waters in Nantwich.

Our render cracked within a month of moving into the house, told them straight away, despite chasing nothing done about it for over 12 months, then when they fixed it they did a rubbish job and it cracked again. They came to fix it months later after more chasing, it cracked again the next day. Told them again, heard nothing, chased and chased, eventually got a half hearted email just saying they’ve referred it to customer care, again heard nothing.

Our house now also has stripes on it and one wall is a different colour to the rest of the house as they only painted one wall. Furthermore whilst painting the wall the managed to get paint on our brand new patio.

Would never buy a Barrett or David Wilson house again (BDW Trading).

Just in time

Bad service even before the sale went through
Luckily the sales team was too busy on weekend so always asked to book something on weekday (after stating many times that I work full time).
Was going to buy a new flat in Harrow Square but (good for me) they were again too busy on weekend :)

phew, glad I read all these. Almost sucked in to buying a 430k house. No more, thanks for bothering with the reviews. Salesman was very slick but even the show house had a poor finish

Builders do the bare minimum

For the houses themselves: the painting work is shabby, with plaster still covering white surfaces, the kitchen layout is the least intuitive design I have ever had the misfortune of dealing with, and the "fitted" wardrobe has the pole balanced on a hook, screwed to a wooden plank, with the plank relying on that selfsame screw to hold up all your clothes. Only ONE SCREW despite the THREE holes in the hook. All I can chalk that up to is laziness. No other excuse.

Please avoid for your own sanity..

If your looking for a new home, simply don't look at barratts. If your buying with barratts pull out as fast as you can.. pay the penalties/ clauses.. You will live a healthier life!

Barratts are incompetent deceiving people that only strive of build bonus via quantity not quality.
Run and just keep running, and run a little bit further after that too..

265K and I literally hate my family home.

DONT BUY

DONT BUY, these are not 5 star homes! I could sit here all day about the faults and my neighbours faults . Shouldn’t even be one star. Plus the customer service and the staff are really bad and unorganised. It also just so happens that you can’t leave a review on their website hmmm I wonder why , they’d be packed with bad reviews.

Dreadful experience

I purchased a new house after a difficult transaction in March 2018.
The build was to a high standard with an excellent high quality spec.
Of course there are always snags, but the on site builders are efficient in
Their remedial work.
Unfortunately mistakes can occur and management was not only incompetent but ignorant and inefficient.
After 3 months the house has been vandalized and violated by outside contractor s.
I do not feel comfortable in it anymore.
After 8 weeks compensation of a new fridge, decorating and 75 quid good will scream s of admission and insult.
Thank you Barrett homes place for managing to ruin my dream home which cost 150,000 pounds.

Don't be fooled by the good looks.

Don't be fooled by the good looks on the outside of these houses. I brought a house in June 2015 from Barratts and I am sad to say I am still very disappointed and angry about the quality of the build and many things. The following list of imperfections/things not right might seem small, but they are very annoying:
1. Incorrectly fitted front door - took several months to fix
2. Incorrectly fitted boiler (!) - still continues to break, drop pressure regularly and often leaves me at the mercy of British Gas in the freezing cold. Also amateur and cheap wiring splitting the main bedroom off from the rest of the house. Stupid idea.
3. The internet - this is the number one point that I am furious about. This was a brand new build and yet 3 years after moving in my connection is still slower than copper. I work from home. However, two roads away (also built by Barratts I believe) can have fibre broadband? I can't even watch one 3 minute video and most days even a webpage won't load. Forget internet TV around here! If you want any TV at all then be prepared to pay for Sky at Sky high prices.
4. Poor quality build, damp patches, leaks, cracks throughout the whole house
5. Barratts haven't managed to maintain the site to a suitable level before handing over so the council won't take it on. Also paying extortionate fees for FirstPort who we were made to have and who do absolutely nothing for their money. So, yeah, it was nice choosing some parts of my own house but the novelty stopped there I am afraid.

MILLFIELDS SITE

MILLFIELDS SITE, ALEXANDRIA.

Decided on a Barratt house as they're a 5 star rated builder.
I'd give them a one star and that's being kind. Only proper contact we had from them was before the money exchanged, after that pretty much no contact at all, especially with regards to the Snagging.
Boiler and sink leaking when we moved in, hinges on all the internal doors were loose which meant doors wouldn't open or close properly, dropped and rattled, 7 months on and the problems are still on going, I've emailed numerous times and officially complained twice, no reply.
Staff haven't been rude, just very very unhelpful. All the builders are contractors and don't seem to take any pride in their workmanship. They don't turn up when theyre supposed to and no one let's you know that they're not turning up, which ends up with you sitting in all day. The excuse I was giving is football was on yesterday and they're all hungover....hmmmm🤔🤔
To be honest I'd probably give barretts a miss and go with a small local builder or Taylor wimpy, their customer service seems alot better. It's not been the nicest of experiences and I'd expect more from such a large company, just simple good customer service with good after care would be nice.

AVOID BUYING FROM BARRAT HOMES!!!

We bought a Barrat home two and a half years ago. The company advertise themselves as a 5 star company, but they hardly deserve one! The houses may look decent on the outside, but the quality of the build is very, very poor! If you want to avoid having loads of imperfections and having to keep fixing them while dealing with their rude staff, avoid buying anything from this company. For many of the faults they will even try to find excuses to not correct them and you may be left on your own having to pay to correct their poor work. Do yourself a favor and save your money and trouble and NEVER BUY A HOME FROM BARRAT HOMES!

when my Dream became a NIGHTMARE

Nearly 5 years on and Structural defects uncovered by us !
Still waiting to move out for the corrections, after being lead to believe twice it was happening. It’s taken money and worse my health proving my house is not built to Building Regulations and not built in a good workmanship manner after paying the FULL asking price for this Nightmare House and I am not alone on this Development . Be Warned don’t be sucked in.....
Solicitors now as I could not take anymore lies.

COWBOYS! AVOID.

Got keys to our property on 21st Dec 2017. No working boiler -No heating or hot water. BARRATT were unable to get this resolved until 3rd Jan. we spent Christmas and New year with no heating. The customer service I received during this period was awful, calls and texts from two different people from Barratt, their communication is abysmal. During this period I was provided with two little temporary plug in heaters ( ones that use up loads of electricity and need to be on constant ) BARRATT sent texts saying they will cover costs. Now the time has come I want reimbursed they are saying no cause they aren’t contractually obliged. Why tell their customers they will pay?

AVOID AVOID AVOID

They are nice as pie until they have your money in their bank, then you do not matter to them!!

Shameful

Barratt Homes have utterly let me and my family down. After putting a deposit down for a house with them in Edwalton Nottingham you think that it is all going to work out and they’ll support and look after you. Wronge. Trust me when I say they only want your money and you are a number to them not a family.
While I have waited for the right buyer of my house Barratts refused to wait anymore and sold my new house behind my back basically after taking deposits from me for the house and for extras I had asked for.
There was plenty of time left no matter what they say to get the deal sorted but they just didn’t care and wanted the money soonest to close this financial year down.
I’m utterly disgusted with the way Barratts have dealt with me and my family and with my children full of excitement they now have to be told that we won’t be moving after all due to the company not understanding enough and only ever wanting money.
A few Name and shames.
Tracey in the edwalton showrooms all full of joy but you’ll actually get very little from her but false hope.
Paula a head sales person apparently very little input apart from saying we now have to sell the new build.
Charlotte, well I’ll never know what she did or knew because when ever we spoke to her she knew nothing wasn’t dealing with anything and would always have to ask someone else. Maybe she just got paid to pick the phone up for someone else.

Barratt Homes absalute shambles and only ever want your money as quick as they can get it.

Absolute joke

I would not advise anybody to buy a Barratt home , i have had an awful experience , bought my house 5 mnths ago and had a series of problems ever since, after many complaints and getting nowhere i am fed up of dealing with them the stress they have caused me is just unbelievable , Mr David kelland is the director who i have been dealing with , what a vile man , completely unprofessional and horrible , I am in the process of taking legal action against this company and going to the local papers to let everybody know exactly how ive been treated and what sort of company barratt really are .

David Wilson Homes, my family's nightmare.

David Wilson Homes, part of Barratt Homes, turned our dream into a nightmare.
I recently moved together with my wife and 6 years old daughter in a new home in their Hemel Hempstead development, Swallow Field.
All good until we had to get the keys and I was told that the house has no flooring done.
We took the keys as we had to move from the place we were renting and agreed we'll do the flooring using a third party company, as Barratt could only do it few weeks later.
We brought the flooring company in, they did 1st floor but couldn't finish the ground floor due high levels of dump in the floor!
They have also noticed mold in the cupboard under the stairs which obviously is outrageous for a new house. I have to live with my kid in this house, puting her well being in danger because of the mold!!!
6 weeks later, we've still got no floor as dump readings are too high.
On top of that, the finishing quality is ridiculously poor. I mean really bad. It's like they've made a contest of who could get the worst finish in.
Leaks? Of course. Boiler leaks over the wall, same as kitchen sink.
Water in the garrage coming through the walls, but not to worry said their contracts manager, it's something quite normal. Sorry, what?!?
Doors not opening (garrage) or misaligned.
All this for £390.000.
What David Wilson Homes and Barratt Homes succeeded is to turn a family dream into a nightmare. It's obvious for us that they have absolutely no respect whatsoever for people's lives, their hard-earned money or their feelings.
Shame to them and to those who should regulate this companies for letting it happen.
We are currently waiting for NHBC visit , see what they will say about this and due to meet a solicitor so we could take this in court.
FAO Barratt, if they even bother reading this: sorry doesn't help families like mine or similar. Sorry doesn't comfort us or takes away the bad taste left behind by your rip off.

BEWARE!!!

BEWARE!!!
Sales team will tell you anything to get you to sign a deal! String you along telling you things are included when they are not then deny ever telling you that when you question it.
Flooring isn’t included but they make sure they keep that hush until after you’ve signed everything!

Tell you, you have to use their solicitor who are also useless and don’t really seem to have a clue what’s going on then threaten you with letters about pulling out because you’ve not exchanged quick enough.

The complaints procedure is an absolute joke they will fob you off with excuses rather then attempt to fix them! Rather than sort the problem we are un-happy with that would cost them next to nothing they’d rather sort releasing Us from their contract and re-sell the property!
It is no wonder they have terrible reviews on here!

We should be excited but so far this process has done nothing but cause stress!
I would avoid at all costs! Many other big developers out there now with far better ratings!

As Soon as they Have Your Money they Couldn’t Care Less

I bought a Barratt house nearly two years ago and whilst they were excellent leading up the purchase as soon as they got my money they were woeful to the point of almost being insulting. More and more things that were wrong with the property and the development became visible the longer I’ve lived here. I report them but I’m either fobbed off with what is obviously nonsense or they just ignore me. This experience isn’t unique to me sadly, many others on the development report the same or similar. Things have a real air of being rushed and done on the cheap, then when they need remedying or residents complain they effectively flick us all the Vs. I will never buy with them again.

The (un-)refundable £500

Where do I start ... I went to see the development at Upton Gardens in East London. After having dealt with various sales marketing people, they persuaded me to reserve a plot by paying £500 which are supposed to be completely refundable. Well, think twice. On the next day, I asked them to refund my £500 and I also told them that I have lost interest in the development altogether. I was, of course, expecting my £500 back with a couple of days but they told me it will take up to 6 weeks. Well, fair enough I thought. After 6 weeks, they still have not refunded my £500. So I call them and this time around they told me that it can take up to 8 weeks ... as of today, I've not seen my £500. Really angry at them!

Absolutely diabolical experience

Absolutely diabolical experience. Watch out!

We were buying a new build. We passed what they claimed to be the 28 day exchange period through no fault of our own. There was a poor valuation and we needed to wait for the appeal so we could borrow what we needed to.

They withdrew contracts and told us we had 4 days to exchange or lose the property.

We were ready to exchange on the 3rd day and on the 4th day they refused to exchange.

Communication was poor throughout.

One person blames the other and says ‘it’s our policy’.

They made a promise then reneged for no reason other then because they could.

Shocking developer and shocking customer service.

We will be taking legal action.
