booked an apartment (Magnificent apartment - 1BR/4P - Picpus) managed by Belvilla CMG through agoda and I must have been out of my mind when I booked this apartment for my trip to Paris. Please read the reviews before booking they are absolutely true.
First of all, I have a lot to say about BELVILLA CMG and the way this apartment is managed. Before check-in, there was almost no communication or follow-up regarding our arrival. There wasn’t even a proper communication channel between the host and guests. The only contact provided was a German phone number, and every time we called, it went straight to an automated bot with no actual agent available.
I even requested an early check-in and received zero response.
When we finally arrived, we were shocked to find that the keys were NOT in the lockbox. I’ve stayed in many Airbnbs before, and the keys are usually available even if you arrive early. We only wanted to leave our luggage and continue exploring while waiting for check-in time, but we couldn’t even do that because there was no key.
We tried calling again, but of course it only led back to the automated bot. The only way to reach an actual person was through BELVILLA CMG’s customer service on their website which is ridiculous considering I booked this stay through Agoda. Why should guests have to search outside the booking platform just to get support?
Customer service assured us the key would be available by the official 4 PM check-in time. We waited, and at around 3:45 PM, the cleaner arrived only to realise she couldn’t enter either because the key was still missing. Apparently, the apartment manager had to find another key just to unlock the place. It was honestly unbelievable. By then, we had already spent over four hours waiting outside in the Paris heatwave.
To make things worse, the apartment is also located quite far from the city centre. Getting to central Paris takes anywhere between 30 minutes to an hour by metro, and most trips require changing train lines, which became extremely inconvenient after long days of sightseeing.
During our stay, we also realised the apartment had terrible soundproofing. We could hear conversations outside clearly, along with footsteps from people walking past. The toilet conditions were poor, and there was little to no ventilation in the apartment, which made the summer heat unbearable.
Overall, this was one of the worst stays I’ve ever experienced. I would strongly advise future travellers to think twice or THRICE before booking this apartment.

Overall stay was good. Spacious, clean, and comfortable. Beds are good size, and mattresses are good too. Had 2 bathrooms with showers and 2 toilets. Has a lift which is great for many reasons. 2 recommendations I would make is please please have air conditioning, we stayed 5 nights, 3 of them with temperatures of 90 degrees, fans helped but at such heat, we really needed air conditioning, it was brutal to sleep in this heat. The second recommendation is the master bedroom shower is very slippery inside the shower, I would recommend some sort of non slippery rug there. Otherwise yes great apartment with good location very close to train station and many restaurants and cafe. Very live area around, but nice and quiet street.

The cleaning Crew delayed our entry into the rental until 17:00. Rental management company staff were very helpful in accommodating. Great location.Other than a smelly refrigerator the stay was excellent.

Great weekend
We had such a wonderful stay this past weekend! The house is perfectly located in a beautiful and peaceful setting, which made it incredibly relaxing while still being very convenient. Within just half an hour, you can reach a wide variety of great activities and places to explore, making it an ideal base for both relaxation and adventure.
The house itself is clearly designed with larger groups in mind. There was more than enough space for everyone, and everything was well thought out to make our stay as comfortable as possible. It felt very welcoming and cozy, while still offering all the practical amenities you’d need for a group getaway.
We especially loved the jacuzzi, which was a perfect way to unwind after a day of activities. The BBQ was also a great addition — we spent lovely evenings together outside, enjoying good food in a relaxed atmosphere.
Overall, we had an amazing experience and would absolutely recommend this place to anyone looking for a spacious, well-located, and enjoyable stay with a group!

Great location. Very close to the old city, but still easy to get to if you are driving. Apartment had everything we needed. Host was quick to respond to any questions and very helpful. Very comfortable for us, but be aware it has 3 levels with spiral stairs. We loved our stay.
