Ken was open with us from the beginning on the process. He kept in contact with us during it all and the notary even came to us. First time selling a home and glad we chose Big State. We tried using someone else first and wasted three months just to get told day before closing they had to lower their bid by 45k. It was nice not being lied to.

This company is a joke. I called them in July with a house my Wife inherited and we wanted to just sell because it's a 3 1/2 hour trip one way to reach it. I told Chad Alan up front that we had a non-paying tenant in the house, he PROMISED me that THEY would get him out and not to worry about it. The house was rough and the tenant was supposed to be working in it. We were offered a modest 35k for it, which we accepted and a contract was signed that evening with a closing date of September 15. During this time we were constantly grilled by the title company to provide proof and more proof that we owned the house, despite providing them with a Affidavit of Heirship signed by a Judge and filed with the county, not good enough, the title company ( Fidelity) required the Affidavit be in their "format" requiring it to be re-done and notarized again, but we HAD to use their mobile notaries at $150 each X 3. While this was going on they made zero effort to remove the tenant I was promised would be removed, they also advertise that if you have a tenant they will buy it with them still living in it, that's just another lie. We finally finished ALL of the title work and the only thing holding us up is the tenant, he won't answer the phone and Big State won't send anyone out there to talk to him or look at the property, they want ME to go take pictures, I feel as sellers we have done quite enough. Sept 15 came and went and they extended the date to November 30 (yesterday). They did finally send him a feebly worded letter to vacate after I insisted at the end of September giving him until the 2nd week of November to vacate and much to everyone's surprise he moved out on or about Nov 6, we know because we went out there to replace the door knobs and locks that the tenant took with him, (I know he can't remove what was supposed to go with the house even if he did replace them, but whatever right?) Well, well well, after 4 FULL months of knowing he was leaving, he DESTROYED the house!, filled it with trash, tore down walls, turned all of the utilities off, you name it. The NEXT day, the now ex-tenant, called code enforcement and they condemned the property. My 35k offer went to 3k and when I asked about who was paying for the mobile notaries and when I would get paid, they stopped answering the phone. THEY gave the tenant the time and reason (if you're a vindictive drug addict felon, like he is) to DESTROY the property, you PROMISED you would get him out!!! You lied Chad! You said you would get us a fair offer, you lied Chad! Now you back out and don't even have the guts to answer my calls or texts? Do yourself a favor, if your property is not perfect and you aren't willing to take pennies on the dollar for it's value, don't waste your time with these clowns, they lie and waste your time, and lost us 35k, they don't give the tiniest crap either, they just ignore you.

I was extremely impressed with Big State Home Buyers. I called Big State on a Sunday morning, and got a real live person on the phone, Lauren. She was very kind, tactful, professional and knowledgeable. I explained to her my wants and needs, and within an hour after the phone call she had Ken Annino at my house. Again, I was very impressed, Ken was a real professional gentleman, and knew his business. I told him what I wanted for my house, and he sent a contract that afternoon AND for the number I wanted. They are real buyers with the money to close. Very pleasant to work with. We all agreed and signed the contract. There were no flaws or hassles along the way. We set a closing date, and they did what they said they were going to do, and we funded the same day. I couldn't be any happier with my experience with Big State.

I sold my house to Big State because they made the best offer and had a good reputation. I considered the option of hiring a contractor to re-model the house and then listing it for sale, but I did not want the months long hassle. I had two reasonable offers from house buyers and decided that Big State offered the best deal. Working with them was a pleasant experience.
