The process was fairly straightforward but stretched my IT skills. All contact with staff was encouraging.

I wasn't sure about using a property auction but the whole process was really easy with the staff making my decisions clear and simple with the best advice.
This included helping with out of service issues which wasn't expected from SDL.
I can only speak for myself and the whole team guided me accurately and stopped me from making errors which resulted in an absolutely amazing outcome.

Rob visited the property with us and patiently explained how the auction process works. Having assessed the property he gave us realistic expectations and suggested the appropriate time to proceed. On auction day the property sold for a most acceptable price. Rob telephoned us that day to update us and give us a time scale for completion of exchange.

I have gone down the usual route of Estate Agent , solicitor arrangement.
On both occasions there were so many problems...mainly expensive delays and ineptitude.
No such problems with SDL..Plain sailing.

As a complete novice in house auctions,i must say I was slightly nervous on the lead upto auction day, sdl went above and beyond in every department,they explained everything to me in a way I could easily understand,once the auction had ended the staff couldn't have been any better. I have rarely seen seen such a professional company offering such fantastic customer service.A+++

Always good at providing good sales

I give it a provisional 3 because I am only just into the process of buying for the first time. Nothing bad has happened and I'm so far satisfied with the price I have paid. There is a risk element as some vital info was unobtainable before I bid so it's a case of basing choices on whatever you can glean. Insuring a property to which you have no access you are not able to answer vital questions or give reassurances about whether the property will be inspected internally between exchange and completion. The guide pricing was a bit crazy and I spent hours researching a plot of land guided at £15,000 which sold for £150,000. In the end I bid on 8 properties, 7 of which went way beyond the guide price. The staff at SDL are helpful, but unfortunately they don't have all the info required by the insurance companies. If all goes well and if the seller makes sure nothing happens to it for the next 6 weeks, I'd up my rating to 4*. I guess SDL assume that everyone is a seasoned developer who knows the ropes and not a nervous first-timer.

Professional from beginning to end. Great experience from Robert Stone (Director of Auctions), who I met initially at the property, Emma Holmes (Property Manager), Christopher Beardsley-Turton (Sales Negotiator), Olivia Davis (Finance Assistant), and last, but not least, Paul Brown and his team at Savidge & Brown. The marketing of the property, handling the subsequent visits and sale I could not fault. Superb communication - if I needed to get hold of anybody, it was never an issue. I would highly recommend SDL for both commercial and residential auctions. Especially if you are looking for the best price and a quick sale.

AVOID AVOID AVOID. Recently bid on a property which was described very positively by the auctioneer on the live video cast. As it turns out, the property is mostly empty in an almost derelict state. I feel the auction description and auctioneers comments about the property was inaccurate. I therefore wanted to cancel the transaction. SDL would not accommodate this and kept insisting I go ahead with the purchase. I feel I was deceived by SDL in how they portrayed the property and to what the property actually is. I would recommend you do not trust what SDL website says about the property and how the auctioneer describes the property. Furthermore, refused to contact the seller on my behalf to mutually cancel the transaction. Instead they were focused on getting more and more money out of me towards a purchase they misrepresented. SDL took 2000GBP out of my card which I used to register on their website. They buyer fee was 1800GBP. still they insisted the buyer fee is outstanding as the 2000GBP was put towards the deposit of a purchase that should be cancelled. I understand I have forfeited the buyer fee by bidding on something. However it is deceitful they are using the 2000GBP towards the deposit and not towards the buyer fee. I would like the transaction cancelled and SDL should be honest about the property they are selling before it gets relisted.

BEWARE OF HIDDEN FEES!!!
Buying a property at auction, I was charged an extra £1,500 by SDL.
So I was already aware that there is buyers auction fees, the sellers search fees, the sellers auction fees and the sellers legal fees, plus stamp duty of course and your own legal fees. This extra £1,500 came as a surprise, as I had already paid £1,500 auction fee on the fall of the hammer! I even got the invoice stating this, with PAID stamped across it!
When challenged by my solicitor, SDL said that the £1,500 was commission!
It had been mislabelled! Wow! What a rip off!!! Not happy about that!

Can’t recommend this company enough. I spoke with Scott who appraised my situation accurately within minutes and gave really good, honest advice. No sales pitch, cut through all the c@@p and restored my faith in people operating in the property market. If I needed an auctioneer in the future this company would be my first call.
