Stay away from this company

Totally wrong decision made to put my property into these people's hands. I would suggest you please stay away from this company, very poor communication, hardly can get hold of the property manager at all, I only receive response after multiple calls, text messages and emails.

Rooming house property management services

I've been working with this property management company for about two years now, and they've handled the day-to-day operations of my Rooming House rental property quite well. When tenants have maintenance requests, the company typically responds within 24-48 hours and has a reliable network of contractors for repairs. They've also been consistent with monthly rent collection and provide clear financial statements that make it easy to track income and expenses. The online portal they use is straightforward and lets me monitor everything without having to make phone calls constantly.
Communication has been one of their stronger points. The property manager assigned to my account is usually available when I need to discuss something, and they've kept me informed about important issues like lease renewals and tenant turnover. When my previous tenant moved out, they coordinated the move-out inspection, handled the security deposit return process, and found a new qualified tenant within about three weeks. Their tenant screening process seems thorough, as both tenants they've placed have been reliable with rent payments and property care.
While no property management company is perfect, they've handled the major responsibilities I was looking for when I decided to hire professional management. The monthly management fee is reasonable for the local market, and I appreciate not having to deal with midnight emergency calls or chase down late rent payments. They've helped maintain the property value and kept vacancy periods short, which has made owning a rental property much less stressful than managing it myself.

Ilan and Laesa have been fantastic

I have been dealing with Ilan and Laesa for a property in Berwick, VIC. They made the process of renting a place easy, prompt and fuss free. Ilan was able to answer any questions I had promptly and in detail. I wouldn't hesitate to recommend renting through them.

Where to even begin with this company.

Where to even begin with this company.

A quick glance at their "5 star reviews" highlights they are bot farmed reviews. Lots of users from the US even though it's an Australian Real Estate company. Also lots of reviews for getting a haircut at the barber.

Whoops, wrong bot farm script!

Anyway, after having been a tenant for 3 years under Certainty Property I can confirm their scare tactics and lack of communication, gaslighting and blatant flaunting of data privacy laws are illegal. They need to have an investigation into this company as they have ruined my business and my family's mental health.

THE ABSOLUTE LOWEST OF THE LOW: RUN, DON’T WALK, AWAY FROM CERTAINTY PROPERTY

Oh, Certainty Property, where do I even begin? I could write a novel on how disastrously awful this company is, but let’s just cut to the chase: if there were an award for the most blatantly fraudulent, incompetent, and morally bankrupt property management company—guess what? Certainty Property would win it, hands down, every single year.

First, let’s talk about their glowing 5-star reviews. Wow, just wow. They’ve obviously mastered the art of buying fake reviews on Google, TrustPilot, and Review IO, probably by outsourcing it to some shady marketing firm in the middle of nowhere. There’s nothing more authentic than paying for a bunch of strangers to lie about your “stellar service,” right? Seriously, their reviews are as fake as the promises they make. If you believe them, you might as well believe that unicorns exist and the moon is made of cheese. CERTAINTY PROPERTY IS A SCAM, PERIOD.

Now, let’s dive into their “customer service”—if you can even call it that. If you dare question the hidden fees or the mysterious charges that mysteriously pop up on your owner statements, be prepared for an intellectual debate with a team of legal threats and gutless insults. Oh yes, you might even get a lawyer’s letter sent to your house because apparently, it’s your fault they’re running an operation built on lies and deceit. Honestly, I’m waiting for Fair Trading to step in and investigate these crooks because they’re clearly operating outside the realms of the law.

And those fees? Let me tell you, they’re like a buffet of hidden charges—and it’s all on the house, except it’s your money they’re stealing! They’ll advertise some “reasonable” rate on their website, but the real costs? They’ll show up later in your bank account like surprise guest bills from a party you never agreed to. The unidentified charges that sneak into your owner statements are the real cherry on top of this disaster. Good luck spotting them before they’ve drained your wallet. You’re better off just throwing your money out the window and hoping for the best.

Honestly, this company needs to be investigated, have their corporate license revoked, and face some serious fines, because they’re ripping people off at a level that’s borderline criminal. In fact, the director of this farce should be sued into oblivion and banned from the real estate business FOREVER. I mean, come on—how are they still allowed to operate? It’s beyond me.

Do yourself a favor: Do NOT under any circumstances sign any agreement with these people. You’re better off managing the property yourself, even if you have no idea what you’re doing. Trust me, it’ll be less painful than dealing with Certainty Property. Their incompetence and fraudulence are so astounding, they’re practically begging to be investigated by Fair Trading and banned from ever stepping foot in the real estate industry again.

STAY AWAY. Far, far away. If you make the mistake of trusting them, you’ll be the one paying for their incompetence and greed. I wouldn’t trust these people to manage a garden shed, let alone a property.

Certainty property is THE WORST agency…

Certainty property is THE WORST agency I have ever seen. We have been using them for our investment property and its been such a frustrating experience. They have completely dropped the ball on so many fronts, communication is NON existent. It is easily one of the hardest things to even get someone useful on the line when you dial their 1300 number. I can keep going on and on. Stay away from these guys at all costs. Wonder how they are even in business.

A Warning: Stay Far Away from Certainty Property – They Ruin Lives!

We cannot strongly enough warn anyone about Certainty Property. This company is a disaster, and we deeply regret ever introducing them to our clients. The damage they’ve caused is immeasurable, both to investors and to the wider housing market. In fact, their toxic influence has pushed investors out of the property business entirely, making the already severe housing crisis even worse. Here’s why:

A Total Lack of Accountability:
Certainty Property operates without any responsibility toward their clients. There is no phone line to contact them. When you try reaching out, you’ll get ignored, or worse, you’ll be promised callbacks that never come. Their entire structure is set up to avoid dealing with issues, leaving clients stranded and helpless.

Toxic Work Culture Leading to High Staff Turnover:
Staff quit left, right, and center because of abysmally low wages and unbelievable mistreatment. It’s a company where employees aren’t respected, which directly translates to subpar service for customers. No one cares, no one stays, and no one does their job properly. It’s a sinking ship, and they don’t care who gets hurt along the way.

I engaged Certainty Property to manage my investment property

I engaged Certainty Property to manage one of my investment property, and I had one of the worst experience with them over the period. They never respond to my queries in a timely manner, it always needed multiple follow ups to get an answer. And the phone number provided is never answered so you are left with no support at all. Finally decided to switch company, which as per law needed 30 days maximum. Even this switch took more than 2 months. They failed to provide all the documents and keys to the new provider even aftern numerous follow ups. I would never recomend anyone to use Certainty Property.

I also want to mention about a glitch here in Trustpilot for Certainty Property. If you look at all 85% good reveiws (for Certainty Property), they are all for some barber shop or hair salon. All the bad reveiws are for the real estate agency. The good reviews for the salon is skewing the result and making it look like it belongs to Certainty property real estate agency.
Not sure, if it's a trick used by Certainty or is a glitch at trust pilot end, but it is providing false information for general consumers.

worst experience as a tenant

Communication with Certainty Property is absolutely terrible. I would wait over a week or two for any response to emails or calls. I put in maintenance requests for things like a garage remote key (which we weren’t given when we moved in) and waited over a year for them to approve and finally provide only one out of two keys. Also requested a screen fly door for our upstairs balcony — still waiting for approval after more than a year. We moved into this property march 2024.

It’s clear they don’t prioritise their tenants at all. I was told there would be a routine inspection, so I took the day off work to accommodate it. I waited from 10am-12pm for the leasing consultant to show up, only to receive an email at 11:45am saying she needed to reschedule. She never bothered to reschedule or respond to my follow-up emails.

They’re quick to take your rent and will charge you extra for late payments, but provide zero support when you need help with anything. Also, good luck trying to get in touch with the property owner — it's practically impossible.

Definitely not professional and have very poor communication. I would not recommend renting from them.

This company is the biggest scam

This company is the biggest scam and continues to threaten me for writing reviews, this company will mislead u into thinking they will help u with ur maintenance and property needs just to then to take as long as they please to get something sorted to the point where it causes injury in the household to tenants but also does not care about the well-being of the tenants does also not care about the owner whatsoever and stated to me when I asked them to give the owner information for pet applications they said “the owner doesn’t need to know anything” and then try to refuse the applications without a Vcat hearing which is illegal then they want to talk about the fact that they know the law and what not but they don’t register their rooming houses and they do not know anything about the rules and regulations and legislation. Do yourself a favour. Do not work with this company ever they will make you regret ever knowing them.

Certainty property are far from a…

Certainty property are far from a professional and trust worthy Reality.
I had to cancel my rental agreement through the Qld RTA due repairs not been actioned for seven 7 months.
It was impossible to find anyone to return my emails, messages or calls.
If i could give less than a star in ratings.

Lenny did such a great job

Lenny did such a great job! This is the first time I’ve ever been to a barber for my hair, and it was a really good experience. He made sure to understand what I was going for, to explain what he was doing and take his time to “check in” and let me play with my hair, and ask for adjustments. He made me feel comfortable with the process of collaborating on the cut and I’m so happy with the outcome! The barber shop is super clean, all of the barbers greeted me as I came in and the vibe is family friendly while still being a really cool and relaxing space to be in. Highly recommend!!

Avoid at all costs. The worst communication. Lack of attendance to emails, if you are met with a problem, it will not be attended to. Awful management that have no idea what they are doing and no care. You have been warned!

worst agent ever for tenant

Worst communication, worst maintenance, worst tenant protection. Please avoid at all costs!

My apartment needs multiple maintenance and all we received is promises for years without any actual work done. Can't contact the owner, agent kept promising without action to the point that we had to submit to VCAT.

And worst of all, they ignored the VCAT order and our emails.

Poor communication, property left vacant in rental crisis due to mismanagement

Very poor communication often taking a week or more to reply to emails even with urgent matters. Did not submit QCAT application on time, despite being reminded multiple times, in writing. Incorrectly advised us that our tenants had resigned the lease and then left with a vacant property when the tenants moved out. Yes they are low cost but that obviously comes at a price. Would not use them unless all you want from them is to collect the rent.

Do not engage!

Poor service from agents + management, poor communication, poor dealings of a complaint, lack of people service in general. Dealt small part of a complaint then National Partnerships Manager turns around and says to submit formal complaint when she’s accepted the feedback she’s asked. Date of experience right from the get go.
