Direction Law is a firm proudly built on relationships. With staff of around 180, offices in London, South East, South West & the Midlands and 45 years of experience, we are one of the most established and largest specialist affordable housing solicitors in the country. In 2020 and 2021 we were awarded Highly Commended in the First Time Buyer Reader’s Awards in the Best Law Firm for Conveyancing category. We are a friendly, professional firm and we pride ourselves on communicating with our clients, clearly and concisely. While other firms may have conveyancers who deal with a variety of affordable housing cases, we have taken it one stage further and have individual dedicated teams specialising in either new build shared ownership, resale sales and purchases, or new build/Help to Buy respectively: thus, ensuring greater expertise. Our goal is to progress cases to exchange and completion as swiftly as possible, resulting in a satisfied client who has achieved their dream of home ownership with the minimum of fuss. I experienced some set backs with Direction Law and the sellers solicitors in relation to communication. A purchase that should have taken a couple of months took 6 and was only treated as urgent once I complained and made a nuisance of myself which was unfortunate. The solicitor handling my file refused to speak to me when I called in frustrated however the head of department there was very helpful and empathetic. Overall the company seems well run structurally but communication was an issue. They need to also remember that they’re dealing with peoples lives that can be turned upside down due to the property purchasing process.

They do not act for you, you are simply a transaction
Getting through to them over the phone is difficult, and the processing is slow. My name was spelled incorrectly every time, even when a letter (the purchase contract) was sent to my home. My flat-mates did not know who that person was, it was not only a misspelling, but I was calling someone else, which delayed the process. Despite the fact that I am from another country, they had all my bank statements, ID, etc. I wouldn't use them. Manny.

A special thank you to Emma Evans.
There was only one thing I found wrong was the updates explanations were not sent to me enough. I went through the Aster to find out myself.

Do not use Direction Law. Trust me.
We had the worst experience ever with Direction Law. The 2 people assigned to our case were completely and utterly useless and had no interest in acting on our behalf, despite being hired to do exactly that. It took us 7 months to sell our shared ownership apartment because they never once responded to an email or answer the phone. No chain on either side so it should have been much quicker than this, but our lawyers at Direction Law would go for weeks without any communication and claimed they were chasing things from certain companies when they weren't because us and our buyers would hear first hand that they had never heard from Direction Law. We were taken for a complete ride. We had to chase every single email we sent at least once and had to leave multiple voicemails just to get a call back. At no point during the sale process were they willing to give us any sort of advice or timescale on the sale - every time we asked they dismissed us and said they could not disclose any information or offer any sort of advice. This led to them giving us 7 days notice to exchange and complete which left us homeless and in severe financial difficulty. They continued to shift the blame onto everyone else when it was their lack of communication and action that got us in this position. We sent complaints throughout the process directly to the 2 people on our case and they were never acknowledged or responded to. We were having to communicate with our buyers on a daily basis because their lawyers were getting no response from our lawyers at Direction Law, so we had to continuously be the middle men between our buyers and the lawyers, which is not how it should work. We were told things like 'our computers are broken' & 'our phones don't work' as an excuse for ignoring all of our correspondence. Even on completion day Direction Law refused to give us our money on the same day unless we paid an additional fee, to get our own money in our account so we could hand over the keys on a date that they forced us into by not communicating with us at all during the process. We have multiple emails and messages showing how little they communicated with us and how much they ignored us throughout the process. We filed an official complaint after the process was complete and they dismissed everything. I urge you to never use Direction Law. Trust me when I say it is not worth it. There is a reason they are cheap and unfortunately we fell for that - I hope you don't after reading this review. They are the most incompetent, disrespectful, rude and useless people we have ever worked with. Do not use them.

Shared Ownership:lack of eye for details
The responses were prompt and service was good but there were consistent errors that had to be pointed out. It made us nervous when the contract had factual errors re rent, maintenance fees. Infact, even the invoice had errors that included costs like mortgage fee when we had not taken a mortgage. We felt like we needed a lawyer to check our own solicitors paperwork due to this.

Absolutely nightmare
Absolutely nightmare.
Goes through 12 months of your bank statements on an online app called “Thirdfort”
Asks for details of certain funds even if it’s from a family member or partner.
They also don’t answer calls often.
I’ve had to now pull out so that’s a waste of money. I’m now with another firm whom only ask for 3 months statements.
Worst and very stressful experience.
