At the outset of the new year my pension fund was plagued by a tenant who became an absolute nightmare. I got fed up with late and non payment of rent and all the lies that went with it so the fund solicitors brought in Dukes the Bailiffs and Debt Collectors.

I can honestly say I have never met such a professional company. Every step of the procedure was explained personally to me by Lizzie. Everything was confirmed by email and I was even allowed to use my own locksmith.

I would like to extend a personal thank you to the bailiffs Mark and Gabrielle who I met on site. They carried out their duties with such professionalism the whole exercise was over in no more than 20 minutes. Job done and problem now sorted.

I know that I owe the money I've never…

I know that I owe the money I've never denied the money but I can honestly say that this company brought me to tears I tried telling them that I'm trying to live off 500 a month but they are demanding 250 a month which basically means I've nothing left for food after trying to pay the the rest of my bills

It is true done this with another debit what got passed on, and it's citizens advice which told me this :) my debit is £400 sure £20 is enough...

In cases like this, the debt has been passed to us by the local authority after several reminders and a court order have gone unanswered. At that stage, we're asked to recover the amount owed on their behalf.

We also follow guidance set by the council around how long arrangements can be extended, depending on how long the debt has been outstanding. This helps ensure consistency and fairness for everyone involved.

Know your rights, this outfit is just like any other bailiff firm

Had a visit today from their enforcement officer for myself, I was inside the house and my 91 year father was in the front garden luckily the gate was locked shut, this enforcement officer was demanding that he open the gate and was making all sorts of threats, luckily my father is profoundly deaf and was tending to his flowers and was completely oblivious that this man was yelling over the fence, it was all caught on our ring doorbell, I came out to see what all the shouting was about and why my 2 huge Great Danes were barking their heads off. knowing bailiff rules I know I'm not obliged to let him into a locked property as it's a consumer debt and they cannot force entry.
this man ended the conversation with and I quote, your going to be getting many more visits from me until you let me in'. well I'm pretty sure that this is intimidating and threatening behaviour as well as harassment.
If he really can't overcome the urge to keep visiting my property as per his threat I am more than happy to get him the help he needs by way of a restraining order

The behaviour you’ve described does not reflect the standards we set for our team, and we would like to investigate this matter thoroughly. Please note that our enforcement agents wear body worn video cameras during visits, so we will also be able to review the footage from our side as part of the investigation.

We’d also like to clarify that this is not a consumer debt. It is a priority debt, most likely relating to unpaid council tax. These funds support essential local services, and when debts go unpaid, it can lead to increased council tax contributions for other residents. That’s why these debts are treated seriously and should be prioritised.

Whilst agents are permitted to attend properties to recover outstanding amounts, they are expected to act professionally and in accordance with strict regulations. We do not tolerate any behaviour that could be perceived as threatening or harassing.

These people are insane

These people are insane. I offered to set up a payment plan. They said it has to be paid in 12 months, at 250 per month. I can't afford that, got told they'd just send bailiffs, and I'd incur the costs. I told them I have nothing for the bailiffs, so we'd all end up with nothing. I offered again, to pay a smaller amount. Agent acted like he didn't understand me. After a few hours of talking to family I have assistance to pay the desired amount, but then I had to pay a downpayment and then the regular payment a few days later, not allowing to set it up after payday. Which means I have to get together 3 payments in order to get ahead of the payments.
Absolutely nuts. If your debt has gone to these people, I am so sorry. I can't wait to be rid of them in their precious 12 months.

We understand that dealing with debt can be extremely difficult, and we aim to work with everyone in a fair and supportive way. To ensure arrangements are affordable, we ask individuals to complete an income and expenditure assessment, which helps us understand their financial circumstances before agreeing a payment plan.

In many cases, our clients – such as local authorities – set clear guidelines for how long arrangements can be spread, often requiring the balance to be cleared within a set period (commonly 12 months), depending on how long the debt has been outstanding. We must work within those parameters when agreeing repayment terms.

We also ask for an initial down payment before a plan begins. This helps demonstrate commitment to the arrangement and reduces the risk of missed payments – something we unfortunately see often when no upfront payment is made. The aim is not to create additional pressure, but to help ensure the arrangement is taken seriously and doesn't result in further enforcement action.

They are not there to help you

They are not there to help you. I’m on benefits and they won’t take less than 100 a month on council tax.
20.00 a month is reasonable to me. I’m still offering to pay. No help they demand!

Dirty rotten scammers after passing…

Dirty rotten scammers after passing over £1604.00 before Chistmas, the the council take £138.00 a week later, they send me another bill for £540, then when i ask the council they say its from 2019 after i had asked they said and i have the recording that its all up to date, not only is it beyond the statue of limitation they,re in forcing a bogus amount, both sides say i need to speak to the both of them, this is going to be a great court case, stay tunned.....

What a sham!!!

What a sham!!!
Woke up with a shock to have a 'Enforcement Notice' put through my door. Took a while to realise that absolutely nothing to do with me or my address.
If Dukes Baliffs Limited are the country's leading collection agency gawd knows what the worse are like!!!???!!!
The notice was "hand delivered" and the address scrolled in pen was "23" - no post code, road, area, city just "23" - really???

Sometimes, without our knowledge or that of our client, an address provided to us may be outdated or incorrect. We always conduct thorough checks using credit reference agencies, but if no updated address is available, we must rely on the information available to us.

If you’ve received a letter not addressed to you, the simplest solution is to return it to sender (RTS). Alternatively, if you have opened it by mistake, you can use the quick form on our website to update us. This helps ensure no further correspondence is sent to your address.

Avoid this company at all costs

The company goes on about how if your struggling with debt there their to help. My debt was an initial oversight sent to another address. The office is totally unhelpful and the enforcement agent was even worst. No understanding from anyone working within this firm. When I proposed to pay in instalments, I was threatened with more legal costs and proceedings. I have to say it takes a certain type of person to do this job, and shall we say and this company is a perfect example these types of people. Avoid dealings with them at all costs.

Outside in if I needed to use a company to recuperate revenue I would totally avoid this company.

This company are a discrace…

This company are a discrace and try to put you in a position so they can add more to your debt.... I was on benifits amd cometed their expenditure form.After all my out goings i was left with 40 pounds a month... I offered them 20 pounds 50% of what I had after everything leaving me with 20 pounds. They refused and said they wanted the whole 40 pounds leaving me with nothing.... luckily I called the council who realised they made a mistake and took the debt back... the council could not believe their conduct and have asked me to send all correspondence to them... This company are disgraceful and purposely try to make ypir situation worse so they can add more to your debt so they can make more money off you... I have all the evidence and paperwork.

It feels like your frustration and review is for the council and their services than ours. If the debt has been passed to us by our client, we are obligated to recover it, regardless of the amount. I can understand why you may feel frustrated but our advice is to pay the debt to avoid additional fees, and then challenge this with the council. If the amount is not correct or your dispute is upheld, the £30 will be refunded.

This company is horrible! They have sent threatening texts, when I have spoken to 3 members of staff, they have been arrogant, nasty & seem to take pleasure in making your life hell. After explaining we are a very vulnerable household & are disabled, they said that doesn't make a difference. Yet another negative review

Yet another negative review. If arranging a scheduled call back from this pony and trap outfit don't hold your breath. Yet again they haven't bothered to contact me with regards to setting up a payment plan, so have rebooked it AGAIN !!!! and have still been unable to get hold of the bailiff whose mobile number they gave me last week. Quick enough to threaten you if you don't pay, and not willing to help you so they can add on additional fees for late payments. I'll be more than happy to go to court over what I owe them, and show all the evidence I have of what I've done to attempt set up a payment plan with this ignorant unhelpful company.

I would give less if I could

I would give less if I could , nothing but hassle and harassment when I have provided my iva information to 2 baylifts , to recive constant letters and texts now saying its going to be deduction of earnings .. I have had my iva for 2 years the debt never showed whitch is from 5 year prior apparently , no help on line no response and on hold for an hour sat at number 12 for atleast 20 minutes of that no help only botherd about getting their money and causing more stress

Horrible employers

Horrible employers. Warren was rude. Warren is unprofessional and lacks manners. I ended up speaking to Laura that helped me with my problems but was referring me to Warren in every conversation. I am so displeased with the way I was treated but I am grateful it’s resolved but will never recommend them to anyone . Bad services

I have left a review of this company on there Google website so all please divert their to get further readings as the reviews are not good for this company
Dukes simply put are there to reap money they have no problems bullying you they also have lied to many with reference to ( taking your locks off your house doors) to gain entry to the items they feel they can take
They do not want to update or revise your expenditure forms they ous up the repayments when you have desperately tried to express you cannot give them what they are requesting
I have not got one genuine positive thing I can possibly say about this company
What with the cost of living crisis and how we all are plunged into huge amounts of debt from food electricity gas rent fuel no hourly wage has gone up non priority debt is not seen as important by dukes when actually those too have gone to court and baliffs I find this company totally appalling

Been trying to contact this company on…

Been trying to contact this company on online chat for ages as could not get through on the phone. No reply. They keep sending threatening letters to a our rented property to someone who was not an official tenant there, and we have no knowledge that he ever lived there. Please stop sending letters.

Absolute thugs

I have been made to agree to something I cannot afford, the only other option provided was to jncrease the debt to allow another department to look at it. Im now stuck to pay an amount they agreed I couldn't afford l or the only other option was bailiffs.
